GENERAL AMENITIES: Mini Split A/C, toiletries, hairdryer, linens, and towels

SUITABILITY: Garden-level studio with walk-out sliding doors; several steps to enter; proximity to river may not be suitable for young children

PARKING: Driveway parking for 1 vehicle

IMPORTANT NOTES:

This property includes two units: Lily's River Retreat upstairs and this garden-level studio. Each has a private entry and space, sharing only the driveway, walkway, and boat dock.

Access involves several cement steps with landings—may not be ideal for guests with limited mobility.

Due to river proximity, this property may not suit young children; supervision is required for children under 16 on the dock.

Pet Policy:
We welcome one dog with a $100 non-refundable pet fee. Please agree to the following:

- Your dog is house-trained (no scratching, chewing, or accidents).
- The dog is never left unattended on the property.
- No pets on furniture or linens.
- You clean up all outdoor messes.
- Confirm your booking includes the pet, and the fee is paid.
- Once confirmed via messages, we’re excited to host your furry friend!

Additional Rules:

No events allowed in this unit—it’s too cozy!

Furniture must remain in its original place. Damage or movement requiring repair or labor will incur charges.

- There are several (not steep) cement steps and landings leading to the studio. This may be difficult for guests with limited mobility
- Due to the proximity to the river, this property may not be suitable for children
- Your safety matters. There are exterior security cameras monitoring the front entrance of the main house and the gate entrance of the vacation rental studio. They do not look into any interior spaces
- Parental supervision is advised for children under the age of 16 on the dock

1 dog up to 20lbs for an extra $100 fee.

Bringing a dog along? Yay! We love dogs! We just ask you to agree that …

- The dog is trained not to scratch, chew or go to the bathroom in the house
- You do not ever leave the dog on the property unattended at any time
- You don’t allow them onto any furniture/linens
- You pick up all poo/mess outside
- You confirm that your booking clearly lists the pet
- You pay our $100 per pet fee

As long as all of that works for you, we’re happy to have them! Please confirm your agreement through our messages so we have your agreement on record.

Children (anyone under 18) are not allowed on the decks or the dock without responsible adult supervision.

No furniture is to be moved around anywhere on the property at any time. If furniture is moved or damaged in anyway, we will charge not only for the repair or replacement of the furniture but also for the labor to move the furniture back to where it belongs.
