Elegant & stylish beachy villas 100 metres from main Apollo Bay beach and 5 minutes walk from the heart of town. Quiet and very private location for those seeking serenity and a stunning & spacious garden setting brimming with stunning bird life.
Wake early to the sound of the crashing waves and be at the beach in a moment to watch the stunning sunrise!
Beeches villas are nestled amongst beautiful established tranquil gardens. Stretch out on the lush lawn reading a good book and make the most of the unique open space and privacy with spectacular mountain top views. The villas are fully self contained and recently refurbished with high quality furniture and fittings - creating a relaxed, romantic and private feel.
Guests will be supplied with a local map provided by the tourism centre and a guide stipulating house rules. There is minimal interaction with the owner unless the guest instigates contact. Guests are encouraged to call our mobile number should they require any information or assistance.
Beeches is in a fabulous location on the edge of town. It is a quiet property very close to the beach. There is a special sense of space and wonderful views up to Mariners Lookout. It is a 40 minute walk up the mountain but so worth it!!!! You don't get any of the traffic and pedestrian noise you would get if you were closer in to town. Our favourite spot for coffee/breakfast/lunch/dinner is La Bimba. Located above the bakery up a flight of stairs, La Bimba does everything well! Superb food & great coffee!!!

You can walk everywhere from Beeches if you wish. Meander along the ocean to the harbour and watch the fishing boats unload. Or alternatively, venture into town and discover The Bay's many cafe's, stylish boutique's and pubs offering fabulous entertainment and food.
Each villa is given 1 off-street car parking space directly at the front of their villa for easy access and security.
There's No Fenced Yard.
Pets are allowed on this property. (Yard not secured)

Our intention is for you to feel at home away from home at your holiday rental accommodation. We have had this property commercially cleaned for your convenience. We ask that you follow our straightforward regulations below regarding maintaining the property to the same standard during your visit so that our next guests can experience a similar inviting and comfortable experience.
Check Out
Check out time is 10am.
We appreciate you adhering to this departure time. We have a number of guests departing on any given day and the cleaning schedule for all our properties is based around this time.
House care
Please Remove all Shoes whilst Inside The Home
There is a citronella candle outside to assist with repelling mosquitos. Please refrain from burning any candles inside our home as it turns the white ceiling black. Thank you so much!
Kitchen
-Do not place hot items such as pots/pans on the kitchen surface as it can leave a permanent stain.
-Ensure nothing is left in the sink and all crockery and glasses cleaned and packed away.
-Wipe down all the benches with the cleaning product provided.
-Please empty the dishwasher and put all dishes away.
-Please remove all your food from the fridge and ensure fridge is left clean.
-If your property has a BBQ, please scrape and clean after each use.
Excess charges: Please note a surcharge of $120.00 applies
Laundry
-Ensure no personal items are left in the washing machine/dryer.
Bathroom
-Place all used towels in a neat pile on the floor.
-Place all used soap in the rubbish bin.
Bedroom
-Place all used sheets and pillowcases in a neat pile on the floor.
- Please ensure you only use linen for the number of people you have booked for. Additional linen or towels over and above this amount will incur additional charges. For example, a normal 2-person booking includes linen for 1 bed and 2 towels in the price of the room.
-Do not remove doona cases or mattress protectors. Our cleaning team are responsible for maintaining these items.
Lounge
-Ensure all remote controls are left next to the television/DVD.
-Coffee table should be clear of all personal items and any coffee stains wiped away.
Loss of Keys
If any key, lock, security device or other goods belonging to a rental property is lost or damaged, payment to repair/replace the item is the responsibility of the guest.
If a key is misplaced or we need to attend to assist you with locking yourself out of the property a $88 fee will occur.
If the above terms are not adhered to, Great Ocean Road Escapes reserves the right to request your immediate departure without a refund being payable.
Noise
Please be respectful to your neighbours and keep noise to an appropriate level. Noise should be kept to a minimum after 10 am.
Smoking
No smoking inside. If you smoke outside, please dispose of cigarette butts thoughtfully. Do not dispose of in the garden as this is damaging to the environment and a potential fire hazard.
Rubbish
Rubbish is collected on Tuesday mornings. If you are staying on Monday night, please place the council-provided bins on the nature strip at the front of the house.
Green Bin (Fortnightly) – Organics such as food scraps (wrapped in newspaper), garden waste and other materials that will decompose
Yellow Bin (Fortnightly) – Recyclables bottles, milk and juice cartons, steel and aluminium cans
Red Bin (Weekly) Garbage household waste such as chip packets, lolly wrappers, used cosmetic products and other not recyclable containers.
Additional guests
We prepare the house for the specific number of guests booked. If any unexpected additional guests arrive, we need to be notified immediately and you will be charged accordingly.
Power outage
You are not eligible for any refund due to an unforeseen power outage.
Water
At certain times of the year, the Apollo Bay, Marengo and Skenes Creek areas may be on water restrictions. Please take note of signs alerting you when water restrictions are in force.
Please also be mindful of brief showers in order to conserve water and for not more than one shower in operation at any one time.
Hot water:
In case you run out of hot water, please swap the gas bottles outside the back of the property.
In the unlikely event that you are running low or completely running out of gas supply to the property, please notify us so we can order a replacement gas cylinder for you.
Wildlife
Be vigilant regarding shutting external doors to the house to minimize the risk of flies and mosquitos entering your property, especially during summer months.
During warmer months, please be mindful of snakes who tend to inhabit areas with long grass and shrubbery. Take special care with children and the elderly and stick to designated path at all times. Take care when lifting or moving any objects in outside areas which snakes could hide under.
Please Leave the charger plugged in for the Home Lamp. Thank you.
Excess Charges
Please note that excess charges will apply if the following rules are not followed:
-Dishes left in the dishwasher or the sink
-Damage to the property
-BBQ left unclean
-If you use more linen / beds than the number of guests booked for
-If there is any evidence of pets being inside the house
This is to ensure that all guests, like yourselves, continue to enjoy a comfortable and clean standard we pride ourselves on.
On Your Departure
Please take a few minutes before you leave to:
•Ensure that all appliances including heaters & air conditioners are turned off
•Check you have all your belongings – phone chargers/jewellery & cosmetics.
•Make sure the house is clean & tidy as you found it & all furniture & kitchen items are clean & back in their original places.
•Put separated rubbish in the wheelie bins outside.
•Make sure windows are closed & all doors are properly locked & secure.
•Please check you have all your belongings with you, if you leave behind items & that require postage a $55 fee will apply to cover our time to locate/package up & post to you. If your item is particularly heavy the additional postage cost will be added to this.
