The hotel is lovely and very convenient to Botanic station but like so many cities now there is a big problem with homelessness which is evident at night. The staff and accommodation are what would make me book here again. Value for money too.

The people are great and location is fine but the property itself really does flatter to deceive. As per many other reviews the property is in dire need of a refurbishment. We were allocated a disabled room (no requested). The room was dark with no natural light and didnā€™t have the most basic of facilities. The sink was low and there was nowhere to hold bathroom consumables . The shower was a trickle and there was no shower screen. The music at night can be heard and the room itself lacked general cleanliness. A disappointing stay from high expectations of what the images portray online. With so many hotel choices in Belfast itā€™s best to avoid this one. Message to ownership - please take this feedback as free consultancy and DO take action on the feedback received.

I had to cancel so didn't stay, to be fair to the hotel I didnt book a flexibke rate but given the racial rioting I thought they may have made an exception since I personally didnt feel safe with that environment. What a shame.
