Quiet And Beautiful!!

This villa; Is rented on a 1st Come 1st Served Basis and we are not HANDICAP or WHEELCHAIR ACCESSIBLE and we do not have a HOT TUB. It is fully furnished and located at 474 Overlook Ct., within walking distance of 3 Bears Resort and Jelly Stone Campground; located high on a quiet Cul-de-Sac, minimal traffic, covered deck w/beautiful view overlooking the Black River Falls Forest. Vaulted ceilings, full kitchen w/central HVAC, full bath downstairs and 1.5 bath upstairs, Internet, Wi-Fi, 55" Flatscreen TV in the living room each bedroom has a 40" Flat Screen all TV's are ROKU , washer & dryer. Outdoor fire pit w/grill and picnic table.

Check-in is: 4pm Check-out is: 10am

PARKING: Parking is allowed on the street only! Do not park vehicle(s) in or on adjacent property owners yards. They are highly sensitive to persons parking on their grass and in their yards. Privately owned GOLF CARTS are not allowed on 3 Bears Resort Property.
The unit sleeps 8 adults and 4 children comfortably and can accommodate up to 12 persons. Beds: 2 Queen Beds downstairs, 4 Twin Beds upstairs, 1 Sofa Bed, two fold out futon chairs.

3 Bears Water Park Swimming Facility is now open to non-guests. The fee is $20.00 weekdays and $35.00 weekends per person; children under 3 is free. They do not rent golf carts. I do not know if mini golf is included in the fees. Jelly Stone Campground Swimming Facility is open. Fees are: weekdays:$17.50 per person and weekends $25.00 per person. They also do not rent golf carts to non-guests of the campground. (Prices are SUBJECT TO CHANGE).

I do recommend you look into the Wazee Lake Recreation Park east of Black River Falls, their fees are $5.00 per car load. The park is 35 minutes north of Warrens. Take I-94 W to Exit 116 then Wi-54 East. Wazee Lake offers beaches, swimming, canoeing, volleyball, biking, hiking, cross country skiing and snowshoeing in the winter at a reasonable price for the family. There is also Lake Tomah in the town of Tomah just 8 miles to the west of Warrens.


No SMOKING & No pets

Cancellations 10 days prior to your arrival is subjected to your deposit not being returned. Your deposit is fully refundable depending on no excessive cleaning required and no damages reported by the cleaning team. The cleaning fee is $100.00.

Nice but hard to tell in the dark
Once we found out that the entrance was behind the house everything went more smoothly, lol. The rear entrance, downstairs, after a snow, at night made things a little harder. But once we settled and closed back the vents (it’s VERY WARM) a bit it was great! Never used the tvs so I don’t know if they work or not but they were conveniently placed.I highly recommend but during the day and during nicer weather.

Was not cleaned when checked in. Good thing I got a hold of property manager. It took over 2 hours for cleaning get the cleaning done. I started cleaning before they got there. The floors weren't scrubbed and were still dirty.

Great location and cabin
The property was clean with lots of space. The location was close to both Three Bears Lodge and Jellystone water parks. There was a nice porch outside along with a picnic table and fire pit. The view was nice as well. There was a flight of steps to get to the door which is was fine for us, but something to be aware of. We would stay again.

The cabin was equipped with everything we needed; pots, pans, silverware, towels, etc. The beds downstairs, queen size, are not meant for 2 people, too uncomfortable. (I think the matresses came over on the May Flower, haha) More than enough space on the futon, pull out chairs, and 4 beds upstairs for us to spread out and not try to sleep double. Property owner was responsive and polite. Parking is limited. View from deck was great. Grass was 2' tall for the first 2 days of our stay, which really sucked for any kind of yard activities, but it did eventually get mowed.

We attended a wedding in Tomah, and this location was very convenient. It was a short stay because we spent most of our time at the wedding venue, but it was very quiet for a restful night sleep. We appreciated the good communication with the host for a flexible time for check in so that we could get ready for the wedding.
