Bright and newly built cabin (2023) is located right on the Glover River, on the edge of Broken Bow. It's roughly a 2.5 hours drive from Frisco, Plano and McKinney with much less traffic than Hochatown during weekends. Most of the restaurants and stores are a short 15-20 minutes drive. The location is very peaceful with lots of nature sounds during the day and night.

You will have access to the entire house! There is a locked owner’s closet located downstairs in one of the bedrooms. Please do not try to access it during your stay unless provided with a code. Free parking and on site Tesla charger, with enough space to bring your boats, kayaks, or ATVs.

You can go down the river by going around the house on the left. You have full access to the playground and the fire pit area. River access is public, so feel free to roam around. There is a nice spot to swim in the river on the right side towards the last house on the street. Please note that the levels of Glover River can fluctuate on a daily basis.

LIVING ROOM/DINING AREA:

Cozy River Lodge features a two-story open floor plan with soaring ceilings and an electric fireplace. Guests will enjoy relaxing on the comfortable leather 4-piece sofa during the day. The living room seamlessly connects to the kitchen and dining area, with a large table seating up to ten and bar stools with four more chairs. A smart TV and electric fireplace will keep you warm and entertained, while the first-floor terrace offers stunning river views. This bright, naturally lit space is perfect for relaxation and togetherness, creating a warm and welcoming atmosphere for all guests.

Rest comfortably in one of our three cozy ensuite queen bedrooms. Each room is designed with your comfort in mind, featuring tasteful decor, ample natural light, and private bathrooms with walk-in showers.

- The upstairs bedroom offers a work table with monitor (bring your own HDMI cable)
- Pack & play/ crib is usually folded up in the bedroom behind the fireplace
- All bedrooms are equipped with smart TVs and provide direct access to a terrace, blending relaxation with convenience.
- Terra Pure Body Wash, Shampoo, and Conditioner in each shower

LOFT AREA AND 2ND FLOOR DECK:

Perfect for larger groups or families, our spacious sleeping loft is a cozy haven for kids and adults alike. It features two bunk beds, one trundle bed, and a sofa bed, comfortably accommodating up to 7 guests. The room includes a TV, foosball table, and a play area for board games, ensuring entertainment for everyone.

Loft guests also have convenient access to the second-floor terrace, where you can enjoy a game of bean bag toss, a dining table for six, or a yoga session, and lots of space for creativity to go wild. The half bath is conveniently located upstairs for the loft guests.

Kids and adults can have fun with our Nintendo Switch console, that can allow local play for up to 4 players on 1 TV with 2 games - Mariokart Deluxe 8 and Super Smash Bros Ultimate!

LOWER DECK AND OUTDOOR:

You can access the lower deck from the living room on the main floor. Lower deck includes a dining table with 6 chairs, and a small sitting area for additional 4 guests. Additional amenities located on the lower deck include:

- Private Hot Tub
- Ping Pong table with 4 paddles, and lots of ping pong balls
- Grill with propane
- Outdoor furniture
- Outdoor/indoor drying rack for clothes

Down in the backyard, you will find a fire place with 8 comfortable and colorful adirondack chairs, where you can make fires and make smores, or just enjoy the peaceful time by the river. The playground will keep kids of all ages entertained day and night by providing access to monkey bars, swings, net to throw balls in, cargo net, ninja sticks, dips bar, pull up bar, and even a short zip line. In the evening, there are outside lights that provide plenty of light for kids to continue to use up their energy for a good night sleep.

RIVER ACCESS:

Guests will have direct access to the river where you can fish, kayak (bring your own), and swim. The river is stocked with catfish and bass. Water levels may vary by season (can be low or high) based on rainfall. We provide you with personal flotation devices approved by the Coast Guard.


Located right off of State Highway 3, you will either need to make a right shortly after passing the Glover River if coming from the west, or make a left shortly after you pass 'North Pole Store' if coming from Hochatown.

Other things to note:

Prior to your stay, we require you to complete a pre-arrival form and sign and agree to our rental conditions.
There is NO Security Deposit to book our cabin.

Our seasonal Christmas decorations will stay until mid-January, 2025.

AMENITIES:

Our aim is to offer the best experience possible! A starter supply of all paper goods and household necessities is provided, including:

- Toilet paper
- Paper towels
- Trash bags
- Dish soap
- Hand soap
- Laundry detergent
- Shampoo & Conditioner
- Body wash
- Propane tank
- Coffee and tea

Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out.

TRASH:

Please place all trash in trash bags and place them in the trash containers on the side of the driveway. We have regular pickups on Mondays, Wednesdays and Fridays.

HOT TUB:

Hot tub will be drained and fully cleaned for every guest. Please use responsibly, and utilize nearby table for your drinks and snacks. Use the hot tub AT YOUR OWN RISK!

SECURITY:

There is 1 camera at the front door, and 2 cameras on the lower deck. Both cameras are pointing away from the hot tub, but are capturing the fire pit and playground. There are NO indoor cameras.

PETS:

Well behaved & house trained dogs are welcome with PRIOR approval at a flat fee amount of $125 per pet. Please contact us before booking the cabin, to make sure that your dogs are approved. (Sorry, we do NOT allow cats due to the owner’s allergies to cats) Things to note:

- We have a dog bed and 2 bowls for food and water provided for your convenience
- The yard is NOT fenced
- Do NOT leave your dog at the cabin unattended.
- Guests must pick up after their dogs and discard waste properly.

SMOKING:

Absolutely NO Smoking indoors.

REFUNDS

We do not offer refunds for weather/natural disasters/power outages/acts of god/other things that are beyond our control. We recommend the purchase of Travel Insurance for all planned vacations.
