REFUNDS~>>
We have an official “no refunds” policy. We’ve been able to work out our few cancellations without keeping anyone’s money - something we aren’t keen to do. Cancellations under 60 days out put us in a tight spot. As long as the unit ends up renting out, then we will issue a refund. It’s always worked out so far. Some travel cards offer trip insurance. VRBO does offer trip insurance and it can be independently purchased as well.
Please note that rooms are assigned at check-in. The resort takes requests but will not guarantee them, though they do everything they can to comply, and owner requests are given priority. The further out from the booking is to the stay, the more likely they will be to comply. .Requests guests make are for a bottom or second floor, an accessible unit, to be near the pool or away from it, or to be near another unit.
The beds are comfortable. Units are assigned at check-in and are fully equipped. You need not supply any of your own standard kitchen wares, towels & linens, dish soap, or paper towels/tp. Unit includes 4-burner electric stove, dishwasher, in-unit washer/dryer, 2 TVs, and more.
Please see list below and refer to the resort website for up to date information. Washing your own towels and linens is optional. The front desk can point you in the direction of the linen exchange, where visitors may trade in soiled for clean items. The front desk will handle all concerns during your stay. They are there for you so that you can focus on relaxing.
We take our bicycles and ride around every year. The area is fun for all kinds of bikes. Riding to jetty park, next to the resort, or to the locks along the canal, where there are many manatee sightings are our favorites. Visitors may drive to the locks also.
On our first stay (2004) we had a canal side room and enjoyed watching cruise ships /cruise/ by all week. We requested that side again but it was booked, so we were overlooking the pool. The resort is on the beach but there is a pool-side building (where most guests are) a huge lot (site of future buildings) and then a beach-side unit. So, we could see the beach in the distance, but the pool-side building is about a NYC block away from the beach. (shuttle available throughout the day). Another reason we like the canal side is that during our first stay we watched a rocket launch at Kennedy Space Ctr from our balcony. Unforgettable. We were told to call 24hrs in advance for room assignment and they would try to accommodate us in the future.

Cape Canaveral/Cocoa Beach are pretty quiet. This year we rented bikes and went on all the recommended rides: the locks, Jetty Park, and the Cocoa Pier and a (rather short) stint on the beach. We went to the locks three times that week. What a wonderful place to sit and /chill/ though we never saw a manatee. Watching the pelicans feed is just awesome. The bike riding was great. We drove to Merritt Island which has Cocoa Village; it's quaint, the perfect place to lunch and stroll. The resort is right next to Kennedy Space Center. We always go to the Ron Jon Surf shop (open 24hrs). ORLANDO: done that a few times now. It's 45 minutes (parking lot to parking lot) to get to Universal. It's all highway and pretty much a stress-less driver. Disney is 60 minutes parking lot to parking lot. (80 mph).
We usually end up at the restaurant on site. It's very nice. Cocoa Beach is loaded with restaurants of every sort and Cocoa Village is particularly nice.
