Disliked: Staff & service, room comfort
nice hotel but far from everything
It was a fair hotel, cheap prices and good restaurant.
The staff could speak very little English, which made communication challenging.
It is far from the city, about 1 1/2 hour walk, so take taxi or tuk tuk,, we would stay closer to the city if we come back.
Hotel got a very big car park, great for self drive holiday. Otherwise you end up paying lots for Tuk Tuk ride as it's located next to a motorway and the nearest shopping mall is at least 40 minutes walking distance.
Room is very basic and need upgrading. Big plus is the awesome buffet breakfast and very strong in room wifi signal.

Good for the price
The wifi was good and the room was comfortable and large for the price. The biggest negative for me was there weren't many places to eat nearby within walking distance, that I found.

Review
The hotel is not within the walking distance to the old city.
It is good for those coming with own car because taxi is not easily available and have to wait 15 minutes after request to hire a taxi at reception.
The price is good including the breakfast.
The mosquitoes in the room!
Not a great experience overall. Location is too far out of city with little or nothing in the vicinity except busy highway.. Transportation was an issue. Expensive to book a taxi and lucky for you if it shows up! Better and cheaper to walk to the road and hail a tuk tuk or red taxi if you can. Room acceptable but shower was temperamental. Window didnt lock in first room so I changed rooms.
Staff don't speak English so unless you know Thai, communication is a struggle. It's a busy place.
They take a key deposit on check-in. The registration form is in Thai and very small writing so check the amount before you sign. Best to ask for a receipt- I didn't and unfortunately had a dispute over the amount on check-out. Eventually the manager did try to settle it and he was nice about it. I wouldn't recommend this place due to the location and the general disinterest of staff.
I checked in ok but then everything went downhill from there. One of the guys took me to my room with the key, never mind helping me with my bags. On the way there, the power went out on the complex just as we entered the elevator. Luckily the doors hadn't closed yet. We had to climb to the third floor up pitch black stairwells. Oh no emergency lights. At least he used his cell phone to light the path up. I still have my bags and he has a key and a cell phone. Enough said. Needless to say I was long gone by morning.
The hotel is near a big road. You can't go in the center by feet nor by bicycles from it but there's a very nice vegetarian restaurant at 10 minutes by foot from it (that we found by random).
Anyway, the staff doesn't speak English and it's sometimes hard to get understood.
i used to live in Padad .. for about three years .. where i lived was close to the local temple and very peaceful .. several fresh-markets opened weekly around that area .. i loved Padad because i hunger for serenity and where i lived gave it .. the hotel reviewed here is in Padad tho not so close to the temple as i wud have it .. it's on Mahidol Rd which diverts from the south-west corner of ChiangMai proper south then south-east .. it's a little confuxing for newbies but plz have patience if you endeavor to know ChiangMai well .. there are so many things about ChiangMai and Padad that are worth exploring .. the markets .. the small 'cafes' .. a deep-fried fish so delish and so inexpensive .. and one restaurant near a Padad-Mahidol exit called "Daughter and Son" inexpressibly delicious Thai food..
