Access will be with coded entry to enter. Guest will have access to the entire home, with the exception of the owners closets, that will be locked prior to your arrival.

1. LIMITED OCCUPANCY: Occupancy is limited to a maximum of 3. If Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund.
1. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or inconvenience neighbors nor use the premises for any unlawful purposes. Please lower any loud noises at 11 pm.

CHECK OUT PROCEDURES:
a. CHECK-OUT NO LATER THAN CHECK-OUT TIME (11 am EST) unless approved by the owner.
b. All furniture should be returned to its original location.
c. Empty all trash in the big garbage container located next to the carport.
d. Remove and dispose of all food items from the refrigerator and pantry/cabinets.
e. Place dishes, utensils, etc. in the dishwasher and turn it on prior to departure. Or hand wash all the dishes.
f. Leave sheets on the beds, and place dirty towels in the designated laundry bins.
*The entire home has been inventoried, so Please refrain from removing any items from the property as a cost adjustment will be made for broken or missing items, as well as restocking fee.
Ensure the front door is closed completely when leaving. Lock the front door by pressing the "LOCK LOGO," which is on the bottom right of the keypad.
The keypad will light up when you touch any number or logo. If needed, use your phone's flashlight. Thank you!
GRILL INSTRUCTIONS **********
***** Please don’t operate the gas (propane) grill if the operator has no knowledge of operating a gas (propane) grill. *****
- Before you start cooking, turn the valve on the gas (propane) tank. The tank is at the bottom right of the grill.
- You’ll turn the valve (knob) to the left in the open position.
To turn on the burners:
- First, push the red knob in and then turn the knob to the left on high until you see flames.
- Second, push in the middle knob and then turn the knob to the left on high until you see flames.
- Third, push in the left knob and then turn the knob to the left on high until you see flames.
- Last, turn all knobs (burners) down low to desired cooking temperature.
Once you finish cooking, do this:
- Turn the red burner off first.
- Then, turn all the other burners off by turning
the knobs to the right. Line up the black dot at
the top.
- Last, turn the valve on the gas (propane) tank
to the right in the off position.
Please clean the grill inside, outside, and any cooking debris/oil on the ground.
- You would want the grill to cool down before cleaning.
- Make sure to put all debris and trash in a trash bag or bag before putting it in the trash bin (dark gray).
There will be an extra $100 charge if the grill is not cleaned or the gas valve (knob) on the gas (propane) tank is not closed (turn to the right).

1. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold Owner harmless from any and all claims including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities including the use of the private swimming pool on the Property and will hold Owner harmless with respect thereto.
1. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available on the Property. The renter will report any maintenance issues immediately to the Owner. The owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refunds will be made for equipment or appliance failures.
