We have security cameras outside of our property at the entrances for added security and your peace of mind. We do not have any cameras inside, respecting our guests' privacy.
1) No smoking allowed (of any kind) ($350 fine)
2) No loud noises after 10 PM per city ordinance
3) No events or parties
4) Feel free to inquire about bringing your dogs along. We allow a maximum of two small dogs, each weighing 35 lbs or less. Unfortunately, cats are not permitted. There is a one-time pet cleaning fee of $85. Please inform us in advance if you plan to bring a dog so we can prepare the necessary cleaning supplies to eliminate allergens before the next guest arrives. If we do not receive notice at least 48 hours before your check-in, the fee will be $105. While staying with us, dogs must be crated when left alone, should not climb on furniture, and must not be left outside unattended. Owners are responsible for any damages caused.
5) The cleaning that you pay for is to clean the home prior to your stay. If you do not pick up after yourself sufficiently when you check out, you may be charged an additional cleaning fee - price depends on how long it takes to clean up after you. We don't expect you to scrub the home, but simply pick up your trash and put everything where you found it
6) Minimum age requirement is 25
7) If you do not check out on time (11AM) you will be charged an additional night
8) Please see the House Manual emailed to you a few days before your stay

We loved the yard and river view, however, the home itself is not worth the money. The home had been broken in upon our arrival. There was some type of feces in the trash can. Overall we would not stay here again and highly recommend looking at other options.

BE WARNED!! DO NOT stay here!!
I never gives VRBO reviews. It’s just not my style but I had no choice but to write one based on our horrible experience!! Do not be fooled like we where on the 4.3 stars! It was infested with spider webs all over as well as mice feces on the counter top and in the closets and had sheets not been changed would have probably been in the sheets! One room did have bugs in the beds, which caused other family staying with us to have to go get a hotel. There were mice running across the floor. We turned the oven on and a terrible smell came coming out which we later figured out was mice pee. The yard is not kept so you track grass stickers all in the house so we were constantly having to sweep. They did send maintenance over to set a mouse trap but nothing was done on the spider webs. We had fishing poles sitting on the back porch, which were not visible from the front that mysterious disappeared after maintenance came. The list goes on!! I gave them one star because the coffee pot was missing and they had one delivered the next day. If I had the ability to post pictures I would! If you do decide to stay don’t say you weren’t warned!

Bachelorette Trip Honest Review
Overall the location was not too far from Austin or other area such as the airport for our group. We enjoyed the fact that no adult women had to share a bed on bachelorette trip. This place is very spacious and has two nice size full bathrooms and one mini size full bath. This place definitely gives old campy vibes not modern as the pictures of inside depict. List of Pros: Nice spacious place Plenty of beds All appliances worked Pretty location Fire pit On the water Clean linens Has washer and dryer List of Cons: Uneven floors ( multiple dips and bumps, afraid large individual may fall through) Infested with bugs(Roaches everywhere inside,Wasp outside) Not very clean( Dirt everywhere on floor, dingy walls and gross baseboards) Wi-fi does not work Front door is not user friendly it gets jammed every time you close it from outside. No cork screw for wine available No outdoor watersport items and no washers for washer game This place has so much potential to be an incredible location to rent for large groups. I would recommend adding egg crate cushion to the bunk beds. Maybe do a quarterly deep clean of inside to include fixtures, cabinets and baseboards. Fix the floors!! Touch up the paint. Fix water temp as it is hot almost scalding. Get working wifi installed. Have the listed items available such as kayak or floating items. Add instagram photo opportunity somewhere on property. I really hope the owners invest in making some improvements.

Great River Access, But...
The front door was ajar upon arrival. The house had not been cleaned nor linens changed. Lights were on and a candle was still burning. Dirty (and nasty) bathroom trash, filthy kitchen, unwashed dishes. Then the AC went out. They sent one cleaner a couple of hours later, but she did not want to do the job, but she left clean linens. We were asked to leave for a bit so she could quickly do the job (which would have taken at least 2.5hrs). None of this happened, so we did the cleaning ourselves and made our own beds. Then the AC went out. This had a better outcome because they sent someone who fixed it and we didn't have a problem with it for the rest of our stay. Basically, we lost our first night by being stressed and working instead of enjoying what we'd paid for. The house and furnishings are straight out of a frat house -- old and stained with uneven floors. The proximity to the river was awesome and the next day was pretty great.

The most disappointing rental house we've ever stayed at
I booked this house for the bunk beds. When doing a large group, everyone having their own bed is a treat. But we were instantly disappointed from the moment we walked in. 1) There was no working wifi for the entire duration of our stay 2) The TV remote was broken, for which the owner only offered that we could download the roku remote app to our phones 3) The stereo receiver wouldn't connect to anything and cord on the smaller set of speakers was broken so we had no speakers for listening to music 4) The house was not professionally cleaned or maintained.... The baseboards were dirty. There was a honets nest in the walls. The chairs outside were covered in bird poop and broken. 5) There are soft spots and waves in the floor throughout the entire house. 6) The ceiling in the kitchen is dropping down 7) The vinyl is peeling up from the floor inside 8) The entire front porch is topped with plyboard 9) Our stay was interrupted twice by landscapers coming in, neither of which time were we notified or given a heads up by the owner 10) On the morning of our check out, we received a call from the owner letting us know that ATT would be there in 3 minutes and we needed to let him in to fix the wifi.

Family vacation
We had a great time. The little ones 6 to 10 of age, were able to swim in the river, shallow, and fish. We had 8 adults and 7 children with us and plenty of room,with no fights over the bathroom. Stayed cold inside and never ran out of hot water. The trees and fire pit were a hit. A little disappointed with no kayak or lawn games as advertised and one bunk room doesn't have a door. We will return, affordable for all family members.

Great house on the river
This house was excellent for the family guys weekend at Circuit of the America MotoGP race. The bunk beds were nice so no adults had to share a bed. Plenty of room for everyone to hangout. The backyard on the river with a rope swing was the best. Everyone had a blast!

Sit Back and Relax
The location was a little off the main road but it was so nice and quiet. Sitting next to the river just relaxing was amazing. Our dog had a great time ( loved the fence around the property) The Asian restaurant( don’t remember the name) at the entrance was delicious. The only problem was that there were not enough pots and pans in the kitchen and no stores nearby. Other then that it was nice.

We were very disappointed in our stay. The location wasn't bad as it wasn't too far from Austin but the condition and cleanliness of the property was a disaster. It was like it hadn't even been cleaned. There were cobwebs everywhere, one of the bathroom windows were broken so they stuck a rolled towel in the window and it was covered in cobwebs. There was mold/mildew on the bottom of the shower curtains and the dishes were grimy and gritty to touch. We also asked beforehand about the BBQ outside etc and when we went to check it out, there were wasp nests everywhere - including inside the BBQ and the whole outside area was grimy, some of the chairs broken. It was nice that they brought us a microwave after finding out they didn't have one. But I do not agree with paying a cleaning fee as it seems no cleaning was done before we arrived.
