This well appointed bungalow is built on the old lifeboat station situated approx. 30 meters from the beach on the Moray Firth where from the comfort of your cottage one will be able to see the famous Bottle Nosed Dolphins and otters as they swim past, there are nesting ospreys and falcons close by, free fishing from the bay opposite the property.

Rosemarkie is ideally situated for touring the Highlands with most of the main tourist attractions including the Isle of Skye, the ferry, fishing port of Ullapool and Inverewe Gardens are an easy drive away.

Great location, close to beach with opportunity to see dolphins!
Lovely holiday accommodation very clean, well equipped. for one or two people. Excellent wi-fi. I was on my own but enjoyed lovely walks along the beach & felt safe. My only irritation was the shower was a bit feeble but that did not detract from my stay. I would say a car /transport is necessary but there’s ample parking. I stayed in the property as I was visiting family who lived a few hundred yards away. I am hoping to return next year.

Left underwhelmed and overcharged
Distinct feeling, that as the property is being sold that little is being done to prepare for visitors, it didn’t feel clean when we entered. It was ridiculously hot, I called Hanako and was abruptly told I wanted Mrs Cameron, up till that point all comms were signed David and Hanako! I assumed that I was talking to David, not a welcoming start. Guests can’t adjust heating, the owners have too, it was far too hot so that was adjusted. Hot water was only hand warm, if there is a hot water tank then a risk of legionnaires at that temp. Shower outlet blocked, hair and slime found in the drain. Water wasn’t draining had to buy a drain unblocker to resolve, bathroom sink drain is rusty, kitchen sink a nice stainless unit but no draining board and water pools on the left hand side. Had to wash the cutlery as some were covered in grease, did crockery just in case. 2 single old mattresses not zipped, very uncomfortable, poor sleep, bottom sheet didn’t fit. Quilt too small and felt too thick for summer. Mismatching curtains paper thin and let in early sun to flood the room. Missing bedside light bulb, ceiling lights different bulbs and very stark. No outside shoes allowed inside but no storage. Poor quality finish to all walls, ceilings and bathroom, it might have been okay when first decorated, very tired. Front blinds didn’t hang level or close well. Lounge chairs not comfortable No sight of the owners at anytime, so much for a warm welcome. Service charge is a joke.

Stayed for 3 days at this beautiful lodge, can't fault it at all ,very well supplied of everything you need (cleaning equipment, hoover, hairdryer, kitchen fully equipped with everything you need) beach just across the road, what else could you ask for would definitely recommend. Only thing that can be done is some branches as you are going upstairs to the patio could be cut back a bit, but that doesn't spoil the views or the lodge

The cosiest home away from home!
We absolutely loved our stay in the Boat Lodge! What a perfect location to use as our base to explore different areas in the Highlands! We were very happy with how wonderful David and Hanako were with communications and making sure our stay there was the best it could possibly be. The cottage had all of the amenities we could have needed and it was very clean and organized. We loved having our breakfast and tea/coffee looking out to the spectacular view outside the windows. Walking the beach during sunrise was also something that will become core memories for us. Rosemarkie is an adorable little village with the friendliest and kindest people, and if you get a chance on your stay to visit Crofters Cafe, please do so! We went once and then just kept going back again! The food and drinks were so tasty and I know we will miss the restaurant (and the lodge!) when we arrive back home in Canada. As my husband said, the cottage can be summed up in three words, cosy, cosy, cosy! Thank you again David and Hanako! You made our visit to Scotland very memorable!

The property is in a great location and has a great view, the people were very friendly and Crofters down the road is well worth a visit. The property had everything that you needed and was very comfortable. We saw dolphins from the driveway.

Very Disappointing
All one room , apart from bathroom. No complementary toiletries, no welcome pack apart from some biscuits and 2-1 coffee satchets , no milk or tea. Blinds at window were very dusty and didn’t fit at all well. Piece of net curtain at door , not much privacy. Only 2 mugs in the property. Bed settee was our seating and extremely uncomfortable, mis match of rugs on the floor. Patio chairs for our dining section!!! A very poor accommodation place . Very uncomfortable for two 70+ year olds . View was beautiful!!!!!

A nice compact accommodation. Very close to the sea, with walk along the beach to Chanonry Point, if there are no dolphins (it happens that this is the case sometimes) there is always a seal to be spotted and lots of other people waiting in anticipation as well. Beautiful sunset skies. Lovely villages closely (to walk to as well). Very helpful owners.

This property was in a great location and exactly what we were looking for for a relaxing weeks holiday. Only few issues TV to small and the facility would benefit from a marketing and pricing point of view with a nice Jacuzzi adjacent to the property. Also your description of bring your own towels there was no mention of dish towels? Minor point but essential. This however did not detract from our holiday experience. Ideal property in ideal location . Kind regards Kenny

The location of the property was excellent with a short walk to the golf course which was a good layout and served great food. There is also a very good cafe restaurant within a few hundred yards not to mention the proximity of channonry point for dolphin spotting The lodge itself was perfectly adequate although a few extras cups and glasses would have been handy in case you had visitors. The owner was great and very helpful in supplying bedding at short notice and a tea pot when requested

Property is a lovely little cabin right on the banks of the Moray Firth. Views are exceptional and locality was really quiet and peaceful. Easy reach of the Highlands and some of the most breathtaking scenery in the world. Highly recommended.

Overall excellent. Everything you need but the shower could be a bit better. Not a lot of crockery or cutlery. I know it only sleeps 2 but When making a meal I use more than 2 plates and knives. I had to buy a glass for wine. Plenty of storage space. We are looking to go back next year. Would give 8 out of 10.

Lodge was immaculate and perfectly located with a sea view and a walk to the bottom of drive took you onto the beach. Highlight of my stay was watching the dolphins and the nature trail up to the falls. Had my young grandson with me who was in his element playing on the sandy beach. This is a holiday you could go on to totally relax and people watch or a full action packed adventure from golf to water sports. I had intended using it as a base to explore more of the north coast 500 but never left Rosemarkie. David the owner was lovely and went out his way to help me on my stay. Will definitely return. 5 stars all round

Lovely week stay at the lodge so close to the beach and nearby Chanonry Point. Sadly, didn't see dolphins this visit but still lovely. Didn't use the car all week, walked to nearby villages and used local busses to get to Inverness & further afield.

Great location
Bright, open plan, comfortable and clean. Great for a couple. Well equipped kitchen for self catering. Secure and lies back from the road with large private parking area. Watch the sunrise from the comfort of your bed! Next to edge of a caravan / campsite but quiet location. Long sandy beach at the end of the drive (pop down in your PJs & slippers, if you're classy like me!) Or take a G&T / cuppa. 20 min stroll along to Chanonry Point, a well known place for spotting dolphins, though not on our watch! Whole coastline / area is interesting for wildlife, geology & history. Highly recommend the Museum in Rosemarkie if interested in Pictish stones and art, where there is the Rosemarkie Stone. Be sure to explore other stones on the Pictish Trail. Nice shops, galleries & Cafés in nearby Cromarty. Recommend Sutor Creek Restaurant to eat out anytime of day. Some seafood & other dishes which were great. (Duck fritters and Ox Cheeks to die for). Also does wood fired pizza. We did a sea trip with Eco Ventures in Cromarty (next door to the restaurant). Very professional but no guarantees to see wildlife of course.

Great place to stay!
Lovely property in an ideal location. Owner on hand to assist with any queries. Excellent for dolphins at Chanonry Point. Would have stayed again in 2020 but sadly It’s already booked for the week that we wanted!
