We welcome you to stay at this family and pet friendly downtown duplex when visiting Glenwood Springs, Colorado, where you are steps from the Glenwood Hot Springs and other attractions, shopping, restaurants, the Rio Grande Trail, and so much more! The historic train station and pubic transportation stops are also within walking distance.

This 3 bedroom, 2.5 bathroom home is permitted by the City of Glenwood Springs to accommodate up to 7 guests. Two free parking spots in the home's driveway are included.

The main level includes a cozy living room with gas fireplace and television, a large dining room area, and a well equipped kitchen, along with a laundry room and half bath.

The upper level features a master bedroom with king bed, television, and outdoor balcony. The second guest bedroom includes a queen bed and sitting area (please refer to IMPORTANT TO KNOW below). A full bathroom is also located on the upper level.

The third guest bedroom is located in the lower level of the home and has a full / double bed along with bunk beds (two twin / single beds), a Pac Man arcade game and more! A full bathroom is also located on the lower level.

In warmer months, enjoy grilling on the home's outdoor electric grill or relaxing on the wrap around porch.

IMPORTANT TO KNOW: This rental is located within the City of Glenwood Springs and specifically across the street from the United States Postal Service which receives deliveries throughout the day and night. At times noise can be heard from the front upper level guest bedroom. We do not recommend booking this home if you are sensitive to city noises such as traffic. However, ear plugs will be provided to all guests as an option. In addition, this rental is a townhouse / duplex. Both units have separate entrances and no shared indoor spaces. However, the units are adjoining, so there is some potential for noise (although we do ask all guests to please be mindful of one another by observing quiet time between the hours of 10:00 p.m. and 8:00 a.m.). You may also see others enjoying their designated outdoor area on the property during your stay.

AMENITY LIMITATIONS: • This home does not have central air conditioning. However, window units will be installed in the two upper level bedrooms during the warmest summer months of June, July and August, and floor fans are also available for your comfort.

Other things to note
• A limited stock of basic guest supplies is provided to start off your stay, including coffee filters, non-dairy creamer, salt, pepper, cooking oil, sugar, food storage wrap, paper towels, dish soap, dishwasher detergent, trash bags, toilet paper, hand soap, shampoo, conditioner, body wash, and laundry detergent. At least one bath towel per guest is also provided.
• We have a zero tolerance smoking policy, and guests will be charged accordingly (see House rules).
• We abide strictly by the “Cancellation policy” (including road closures and / or inclement weather) and “House rules” (including “Additional rules”) which can be found at the bottom of the listing. They are reiterated during the booking process (on the “Confirm and pay” page), at which time you are confirming that you agree to the terms. Please review them carefully!

House Rules:
• Authorized pets will be charged at a rate of $10 per per pet, per night and a $25 per pet cleaning fee. Guests are required to clean up pet waste or will incur an automatic charge of $60. Dogs must be crated when left alone.
• Excessive cleaning will be charged at a rate up to $50 an hour. Blood stained linens (including but not limited to bed sheets, mattress pads / protectors, etc.) is an automatic charge of up to $150 per item. Confetti and party decor clean up is an automatic charge of $60. Moving furniture is an automatic charge of $120.
• Violations of Airbnb’s “Ground rules” can jeopardize our short term rental permit, disrupt cleaning and maintenance schedules, cause extra wear and tear and, worst of all, lessen future guest experiences and will be charged as “Extra services” as follows: • unauthorized guests, up to $50 per person, per night; • unauthorized pets, up to $100 per pet, per night; • unapproved early check ins and late check outs, $50 per hour; • late checks outs after 1pm, an additional night’s stay; • parties or events, up to $2,500 with any extra cleaning and damages being charged separately; smoking of any kind, up to $1,000.

Very nice propwrty
We booked this at the last minute when our original plans for the weekend fell through. The house was clean and comfortable and fit our group perfectly. I would definitely recommend it.

Charming home blocks from restaurants & shops.
This home was the perfect place to stay. It was super clean and cutely decorated. The house was an easy and convenient walk (just 2-3 blocks) from restaurants and shops. The beds were comfortable and all the necessities needed for home living were available. We did lose water for approximately 1 hour the day we were leaving. We immediately called the management team and they responded quickly. The owners were going to check into the situation, but we never heard back from them. That is the reason I gave an overall rating of 4. Luckily, I had already taken my shower before check-out. Unfortunately, my husband had not, and had to wait until our next stop. Overall, this was a great place to stay and I would definitely stay again if visiting the area!

Walkable, family friendly stay!
My family has a great stay in this rental. There was ample cooking essentials in the kitchen, comfortable beds, cozy fireplace and enough space for us to be together or having alone time. We loved the close access to the roaring fork river trail, shops and restaurants on grand, hot springs and the gondola to the adventure park - Extremely walkable! The property manager was very responsive but it is a third paltry so one time they needed to get ahold of the owner and the owner never replied. The doors to all the rooms could use somesanding because they stick so it would wake us up when our son went in and out of his room and vice versa. We were not bothered by the very occasional mail truck and street sounds. Would definitely stay again!
