NEW RiverFront Home Guadalupe downtown 4BR/3BA-Sleeps 12, Kayaks, Floats Fishing

Relax and sip sweet tea on the riverside patio, swim, fish off the floating dock, or kayak down the Guadalupe in one of 4 kayaks, it's the perfect family retreat! Overlooking "Tranquility Island" & park in downtown Kerrville. Walk out the back door to see the 7 mile paved river trail. Close to restaurants, theaters, parks, breweries, wine tasting & the nature center or splashpad for the little ones. Fishing poles, bikes, games, cornhole, lounge chairs, picnic, BBQ pits-it's a parkside retreat!

The space
This home has 4 bedrooms and 3 bathrooms. One secluded bedroom is upstairs and you have outside stairs to reach it. The rest of the house is downstairs and the master bedroom is on one side while the 2 other bedrooms are on the other near the living room.

Guest access
You can let yourself in with a lockbox that I will give you a code for the week before your arrival. You will only have 4 parking spaces in the driveway.

Other things to note
You will have 4 Kayaks (one is a 2 seater) , 4 adult bikes, life jackets, lounge chairs, 6 fishing rods, 6-8 inner tubes, floating dock, firepit-(wood not provided), 2 grills - (propane or charcoal), picnic tables, cornhole, board games, washer/dryer, all linens provided, plenty of river and shower towels, Keurig and drip coffee, spices, filtered water...we've tried to think of everything!

NOTE: Indoor table seats 8 plus extra foldable chairs in the laundry room, outdoor covered patio table seats 8 with added leaves. (There is also another table on a separate patio that will seat 4.)

3 bedrooms downstairs. 1 bedroom upstairs that you must go outside & upstairs to reach. There are several patios to enjoy the river. 3 patios near the house and two down near the Guadalupe river. A shed with all the amenities listed above.

*Owner has severe pet allergies so please do not ask for any exceptions on the no animal rule*

Kerrville Pilgrimage : )
My sis and uncle wanted to do a trip to Kerrville for the last 15 yrs or so. I found many VRBOs available in Kerrville. When I stumbled upon this one, I struck gold ! Gorgeous remodeled ranch home with an apartment attached on top. Awesome view of the river and kayaks available as well (which we took advantage of). The river is about a hundred feet from the back door. Upon arrival, access into the home was very easy,...(very easy to find as well). Everything we wanted and more ! More amenities than any hotel I've ever stayed at. Very spacious, extremely clean throughout. The beds and pillows were fabulous ! (Im thinking now that the next bed I purchase will be one like the Memory foam beds and pillows here at this house) Communication with the owner was fantastic. I could not have had a better place to stay ! Book this one............you will not be disappointed !

Very comfortable base for day trips in Hill Country
Despite the frigid weather, we thoroughly enjoyed our time at this property. Well stocked and cozy, close to downtown, parks and walking paths. Main living area looks out over the river...had one outside fire before the cold weather rolled in. Thanks for your hospitality Robin!

Great river house for friends and families
Nice house with a great view and walking distance to town and the public library, park and walking/buking trail. Although we did not use any of the extras, like canoes etc. I'm sure they would be great in the summer. Just remember the upper bedroom and sitting area are accessible from outside the main house. It is all very nicely furnished.

We thoroughly enjoyed our stay at Robin’s river front property. It was walking distance to multiple restaurants, the park opposite the river and so close to the local H-E-B. The house was well appointed with everything you could possibly need to make anyone feel as though they were home while being away. The beds in each room were incredibly comfortable. A very enjoyable visit for my family,and friends. Thanks Robin, we’ll be back
