This peaceful cottage features a beautiful lush backyard with a unique cedar hot tub and plenty of space to relax. It is also just minutes from beaches, hiking, biking, and OHV trails just up the street.
HOME HIGHLIGHTS:

☆ LOCATION: This cottage is tucked away on a quiet street, and only minutes away from town, the beach, and hiking trails! In the winter, it is just a short drive to Northstar, Palisades, and Diamond Peak for world class skiing.
☆ INDOOR LIVING: Enjoy our newly renovated kitchen and cozy living room during your stay, to cook amazing meals without missing a second of your time with your family and friends! In the winter months, you can enjoy a cozy movie night with the fireplace burning.
☆ OFFICE SPACE: Working vacation? No worries! We have a private office off of the kitchen with a desk, bookcase, and couch. And if you’re looking for an energy boost - don’t miss our nespresso maker and french press in the kitchen!
☆ OUTDOORS: We have a beautiful and lush backyard that is fully fenced, and equipped with a barbecue, outdoor seating areas, and a custom built cedar hot tub. Take a long relaxing dip in the tub after a long day exploring King’s Beach!
☆ EV CHARGER: We have an EV charging station on the left side of the house, for easy and convenient vehicle charging during your stay.
HOME LAYOUT:
On the first level you will find our fully equipped kitchen, dining area, living room, office space, first full bathroom, and the laundry area leading out to the backyard.
On the second level you will find a cozy king sized bedroom to the right overlooking the backyard, and a queen sized bedroom to the left a second work desk. In the upstairs king bedroom we also have a queen sized air mattress available in the closet. Also on this level is the second full bathroom. All upstairs rooms have ceiling fans for those warm summer days, and space heaters for cold winter nights.

HOME TRUTHS:
☆ Our hot tub is serviced on Thursdays.
☆ We do not have central heating, but the electric fireplace warms the home nicely. We also provide portable space heaters for each bedroom for the colder months. We’ve found that this keeps the home nice and toasty in the winter!
☆ Like most homes in Lake Tahoe we do not have air conditioning, but we do supply a portable fan for the lower levels and ceiling fans in both upstairs bedrooms and bathroom.
☆ Our driveway is gravel and on a slope. Please be prepared to park on an incline, and in the winter months we recommend 4WD or snow tires.
☆ We are not responsible for uncontrollable circumstances inherent to Lake Tahoe such as poor air quality during wildfire season and snow during the winter months. We recommend 4WD, chains, or snow tires in the winter and if you would like to protect your trip for reasons not covered by Airbnb’s policies, we recommend the purchase of external trip insurance in the event your travel plans change or you need to cancel. Our cancellation policy will stand.
SKI LEASE: Please note that on top of the rental rate, Guests will be responsible/understand the following for any reservations over 31+ nights in December - April:
Refundable security deposit of $2,500 will be requested after booking is confirmed. Failure to pay within 3 days after booking is confirmed will result in immediate cancellation of rental with no refund. After the end of the rental period, Owner and Co-Host will inspect the property and provide proof of damage(s) and amount to be refunded to Guest within 7 business days.
Owner will provide the start of house supplies (Guest is responsible to provide their own after that).
Guest agrees to a once-a-month cleaning by Owner’s professional cleaning company. Co-Host will coordinate with guest a mid-week date. Rate includes the cost for 3 mid-stay cleanings and the deep cleaning (including carpet cleaning) post stay.
Guest shall maintain a full-time residence elsewhere in the United States during their stay.
Utilities are covered in the rental rate.
Snow plowing contract through third-party (street and driveway) covered by Owner.
1 required snow shoveling (entry and deck) to be paid by guest every 31 days (coordinated by Co-Host). This cost is added into the rental rate. Guest is responsible for additional coordination and payment of snow shoveling services during stay (Co-Host can provide vendor recommendations to Guest).
**Owner will have the right to schedule and pay for additional snow shoveling as needed (ex. in the event of a major storm) and will provide guests with 48 hours notice.
Guest will provide proof of renter's insurance within 2 weeks of confirmed booking.
This rental does require purchasing short term vacation rental insurance for stays up to 29 nights (reservations longer than 29 nights will need to discuss insurance options with Tahoe Cohost Collective prior to booking). The SafelyStay, Inc. Trust and Safety Fee includes up to $10,000 of accidental coverage for contents damage and up to $100,000 coverage for accidental property damage and bodily injury, if the fee has been paid. Please note that living in the mountains and staying in a private home means that there are some things we cannot always control. For example, weather and harsh conditions have knocked out Wifi and the power before. While these instances are far and few between, we please ask that you are patient as these are things that we unfortunately cannot control. While we will try and accommodate all requests, we handle refunds for situations like this (power outages, appliances breaking, etc.) on a case by case basis.
One lesson we've learned about the great outdoors is the frequent requirement to wipe down the deck furniture. Despite our efforts to maintain the utmost cleanliness for your convenience, it seems that nature is working against us. You may need to wipe down the outdoor table, chairs, and any other outdoor seating. The dust and pollen accumulates within a matter of hours.
