KINGSVILLE is a great central base and has it all! 15 minutes from Leamington, 20 minutes to Essex, 35 minutes to Windsor, 40 minutes to Historic Amherstburg, 20 minutes to Harrow, 15 minutes to Colchester. Nature-lovers and birdwatchers can find a lot to love about Kingsville. The town is a quick 25 minute drive to the Point Pelee National Park, a stopover for over 300 species of birds during their Spring migration.
Closer to home and well-worth the visit are Colasantis Tropical Gardens and the Jack Miner Bird Sanctuary. The Bird Sanctuary was established by Jack Miner in 1904, an important figure in the study of the Canada Goose. The grounds of the sanctuary host events, festivals, and Summer camps in addition to being an open opportunity to visit with Canada’s favourite migratory waterfowl! American white Pelicans frequent the Kingsville harbor :)

Bring your bikes, motorcycles, seadoo, boat or whatever it is that you travel with. Parking for registered guests only. Please note it is a SHARED driveway and parking for single vehicle at the back of house. Plenty of parking on road in front.

Propane provided. Aluminum Foil, parchment paper. Dishes, cutlery, steak knives, wine glasses, coffee mugs, espresso cups. Mixing bowls, baking sheet, full selection of pots and pans.
A dedicated work station, high speed internet (WIFI) and a smart Roku TV (guest sign-in available).
A fully equipped kitchen with seating for 4, coffee/tea station, both Keurig & Nespresso (a selection of both are provided to get you started), bring your favourite pods, instapot blender, brita water filter and ice maker in freezer. BBQ
Private back yard, hard topped gazebo with seating for 4 at a large dining table, fire-pit. Perfect environment for those who enjoy the outdoors.
Parking for 2 vehicles(1 on the street), a couple of motorcycles or a vehicle with trailer. Marina/Boat ramp is close by. Use only the dedicated spot on EAST side of house, stay out of neighbours drive please.
Smoking/Vaping -Smoking of any kind is not permitted in the house. Please smoke outside and dispose of all cigarettes butts appropriately in the ashtrays that are provided. Additional cleaning fees maybe charged in the event cigarette butts are found outside of the ashtrays.
Shoes - We ask that you do not wear shoes inside the house, as it tracks in a lot of things we prefer stay outdoors.
Unannounced guests - Prices are quoted in accordance to occupancy of the rooms. We ask that there are no unregistered guest past 10pm. .
Rental Agreement - Guest must sign rental agreement. Failure to do so will result in the cancellation of your rental. There will be no refunds given if the agreement is not signed.
Check In is after 4 pm unless otherwise arranged.
Check Out is 11 am to avoid the $75 late check out fee.
First Aid Kit & Fire Extinguisher - We have provided both a First Aid Kit and fire extinguisher in case of an emergency.
Housekeeping - There is no daily housekeeping service. While linen and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit to towels or linens to be taken from the house. Should you need extra maid service, please contact us to arrange it. Extra maid services would be at an extra cost.
Noise - Guests should not create excessive noise at a level that disturbs neighbours. Quiet hours are from 11 pm- 7 am.
Garbage - Any garbage must be stowed in the appropriate bins. We recommend the garbage is taken out daily to avoid unnecessary odors.
Recycling - Please sort all recycling in appropriate bins (Paper Products in red bin, Glass & Plastic in Blue bins) To avoid a $50 Sorting Fee. LCBO/ALCOHOL in the grey garbage bin.
Parking - Please park vehicles in designated parking areas only. Please do not park on the grass. Any illegally parked vehicles are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Appliances & kitchenware - Only use appliances for their intended uses. We have provided kitchenware for our guests, we kindly ask that you wash anything that is used. Dish soap and cloths are provided under the sink.
Furniture and decor - Please do not move the furniture or decor. This can damage the floors and disturb the atmosphere of the home we have work so hard to create.
Pets - Unfortunately, this property is not suitable for pets of any kind.
Water and septic - DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to $1000.
Liability - The owners and property manager (PM) are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowner and PM are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or other whom they invite to use the premise.
