This Delightful, detached stone cottage of historical interest lies within the substantial mature grounds of the owners period home. With open views over the surrounding rolling countryside and the Ochil Hills beyond this is the perfect setting to relax, unwind and explore Scotland.

Located in a peaceful and tranquil setting, the cottage and has been fully and tastefully refurbished to provide very comfortable, two bed roomed accommodation sleeping up to six people. There are shops, garage, post-office, restaurants, pub food, 2 golf courses and an indoor swimming pool with sauna and spa all within 1 mile.

The cottage has got a lounge with polished wood floors, open beamed ceiling, log burning stove, French windows with views over farmland and the Ochil Hills opening out to patio seating area and barbeque.

The kitchen is fully fitted and well equipped dining kitchen with 4 ring electric cooker, washing machine, dishwasher, tumble dryer, fridge freezer, microwave and Radio/CD player.

The double bedroom with views towards the Ochil Hills this charming room has a pine, king size bed and pine furniture. The twin bedroom is a bright, spacious room with pine furniture and views over the garden. The bathroom is a white bathroom suite with electric shower over bath.

The cottage is fully gas centrally heated and the system is designed to provide constant hot water. Large enclosed mature garden with private parking, garden seating and barbeque.

Relaxing week in Ballingall Cottage
Beautifully restored cottage, in a lovely quiet area. Really cosy and has all the things you need for a comfortable stay. Kate gave us a lovely welcome, the Prosecco was ace! Would definitely recommend.

Spacious Cottage Near Kinross
Very good location, a minutes drive from Milnathort/Kinross. Easy access to and from the M90 and conveniently placed for exploring this beautiful part of Scotland. Very quiet. The cottage is, clean and well equipped and furnished with everything you need. The hosts/owners are very welcoming and love dogs. We had a great stay. Highly recommended!

Cosy and charming cottage
We stayed in this lovely cottage one week with our two boys and our dog. From beginning to end everything was perfect! Kate provided us with stunning walks around Kinross and others places of interest. Cameron let the boys play table tennis in the garden and River and Flickr were very kind to our dog. The house was very well maintained and equipped. We did not miss anything. The beds were very comfortable and the bathroom was very spacious. The cottage has a good location to reach Edinburgh, St. Andrews and the coast with beautiful beaches. Kinross has a good supermarket. We really enjoyed our visit!

A really lovely please to stay. Looked even better than the photos. Surrounded by calming fields and in a great location for visiting local loch and area. Hosts (and their dogs) were just lovely and this really enhanced our stay. They made us feel very welcome and we would definitely love to visit again and spend more time there.

A wonderful cosy cottage near Kinross. The cottage was well equipped with very comfortable furnishings. We enjoyed meeting the owners who were very kind and friendly. Lots to see and do in the area. Our second visit to the cottage didn't disappoint, although the weather was changeable the cottage remained lovely and cosy, full of character and well equipped. Lovely walks down quiet lanes from the doorstep and not too far from civilisation! Would recommend.

Lovely cottage, just what we needed.
Had a lovely week, cottage was full of character but also warm, modern and spacious. Situated down a quiet lane it was ideal for walking the dog and enjoying the countryside. Great location, close to Kinross for all necessities and within easy reach of Perth and Dumfirmline. The hosts were very helpful and easy to contact. Wouldn't hesitate to book again, would highly recommend.

Lovely little cottage within a lovely area.
Great central place to stay with lots of lovely walks near by and the loch is fabulous. Lots to do although the weather was wet on our stay but if it had been different we would’ve done more! Lots of lovely golf courses nearby and ST Andrews is a must visit for any golf lover! Kate and Cam gave us a lovely welcome and lots of tips on the best places thank you!!

Such a beautiful cottage in a lovely , convenient location. The Hosts were wonderful and helpful. Our dog Max had a great time with beautiful River the Collie and appreciated the treats in our welcome pack. A wonderful space for the kids to play, badminton was a favourite ! Very close to many great places to visit but also a wonderful place to relax. We will definitely be back !

The moment we reached Ballingall House it was easy to recognize our Cottage was the perfect selection for our stay.
