Franconia Notch State Park - South Mountain Resort

Surrounded by vast blue skies and expansive panoramic views of the White Mountains, South Mountain Resort invites you to enjoy everything the northeast countryside has to offer. In the summer you can golf, go canoeing/kayaking, enjoy thrills at a theme park or hit the area hiking and bike trails. Come winter, you can tame the slopes at one of three separate ski mountains, or visit the infamous ice castles. An Autumn visit will guarantee stunning fall colors across the mountains, and perfect time to enjoy a scenic car ride along the Kancamagus Scenic Byway. You can choose a cozy studio for a couples get away or bring the crew and get a 1 or 2 Bedroom units perfect for family vacations.



Enjoy the amenities South Mountain Resort has to offer including an indoor pool and game room. The outdoor resort pool is open from Memorial Day to Labor Day each summer. Spend some time shaping up in the fitness room, then fire up the BBQ grill and surprise your family with a picnic. Nice property in the heart of Lincoln.

Great Vacation Great Resort
We spent 3 days at SMR and everything was perfect. The room was very clean the appliances were top of the line. The hotel is walking distance to many restaurants . This is our second time at South Mountain Resort and we plan on booking more trips there

Great location but terrible communication
When arriving to the property after checking in and getting settled into the room & taking a quick nap after skiing we woke up to find bugs all over the pillows looking to be bed bugs. After going downstairs to promptly report the issue they front desk quickly got us into another room which we appreciate. But their lack of concern of the issue and the complete lack of follow up is what I’m so upset about. Bed bugs are not an issue that should be taken lightly and I don’t even believe anyone actually went and checked the room to see if they were in fact bed bugs or not. After asking multiple times if they were checked we never got an actual answer. We would of liked a definite answer on the follow up as we were in the room and now have the anxiety of did we bring them home with us to infest our home as well. The property although quick to put us in another room completely and utterly dropped the ball on everything else.

Great stay!
This property was perfect for a short ski getaway. It is located directly in the center of all attractions and restaurants. The amenities were modern and comfortable and the unit was very clean. We had a great time here and would definitely stay here again!

Excellent Time!
This was a great place and excellent accommodations. Another comment on this unit had said "wish it had a stove". Which it does! Off season midweek- was perfect for hiking. Most things are only open on the weekends, so if you want see the paid attractions while you are here, a weekend stay is better. Even a lot of stores/restaurants were closed. Side note, the jacuzzi's don't work great.
