Welcome to our home located at 4418 St Hwy 28. We would like for you to enjoy and respect it as you would your own. Our goal is to create a wonderful 'experience' for you and look forward to new and past guests alike. Although most of our renters are coming to experience the Ball Parks, we also enjoy our renters who are here to see all that the Cooperstown area has to offer.
Located on 40 acres, (Therefore the name Grandpa's Back 40 - where he used to raise sheep); view the horseshoe shaped pond, beautiful mountains and wildlife while being only .6 tenths of a mile from the Dreams Park, 17 miles to All Star Village and 5 miles south of Cooperstown. It is the perfect location for families going to and fro as we are located South of Dreams park, much easier entrance and exit. This home is available from June - September for many attractions in our area.

Interested in day trips while you visit? Many breweries and wineries in the area. We are within 1 3/4 hours from Turning Stone (casino); Saratoga Horse Races; SPAC; Albany - visit our capitol - many theatres, museums, music venues, etc. While in Cooperstown visiting the infamous Otesaga Hotel is a must. Looking out over beautiful Otsego Lake enjoy your lunch or a drink at the firebar... make plans to take the tour boat, go fishing, boating, sailing, swimming. There is a boat rental along the lake (fishing boats, canoes, .etc.) and several spots to go swimming. Visit Council Rock, The Stone Bridge, Clark's Tower or take the Brewery Trail featuring local breweries including Brewery Ommegang (several concerts throughout season) and Council Rock Brewery (also known for it's Friday night fish fry). Information and pictures of these sites and more will be available to you in our home.
Bedroom Set Up:
Master bedroom: 1 queen size bed
Fireplace bedroom: 1 queen size bed
Baseball bedroom: 2 twins.
Living room is large (25 x 14) with ample seating - large sectional and comfortable chaise. DVD player, children's DVD's, games, puzzles and folding card table available. We are trying to maintain our homey and relaxing atmosphere that past guests have enjoyed. We have renovated our home throughout the last few years including: a completely new kitchen with all new appliances; New washer and dryer in laundry area; All fresh paint on ceilings and walls; New mattresses, towels and linens; and our 480 square foot deck with BBQ!
We also have a large fire pit. There has been a lot of use of our small fishing boat - it can be used for fun or to fish in our stocked pond (for renters only!) Listen to the peepers while watching an awesome sunset. Early risers will enjoy the sunrise with the rolling hills as the backdrop.....you would never guess that you were in the middle of so much to do when you look out at the 40 acres and see wildlife. Sightings so far have been a white crane, heron, beaver, geese, deer, various birds (including bald eagles), frogs (an unwanted snake by the firepit...they leave when the sun goes down!)
NOTE: State taxes and CLEANING FEES ARE INCLUDED.
NOTE: we have a travel trailer near our garden so are easily accessible during your stay, but far enough away for your privacy and ours. If you see us going into the basement (our private area - as you have the entire one floor home) it is to get a tool, grab something from the freezer, etc.
