3 Anglers Close is located just a short 5 - 10-minute walk to Lake Mulwala and the local shops.
The name says it all. A quiet former family home in a lovely residential estate away from the hustle and bustle but close to all facilities and attractions. Enjoy the numerous things to do in Mulwala, Yarrawonga and surrounding areas in the beautiful weather of the Murray River region.
The Pioneer Museum, paddle boats, wineries, fishing, swimming, skiing, festivals, markets, golf, Clubs, pokies, restaurants, spa retreats and fine dining. Known as the “Sun Country on the Murray” Mulwala gets more sunshine than the Gold Coast and has an average daytime temperature between 30 and 33 degrees in December and January. Don’t forget the sunscreen! If you are staying for business then just kick back and relax in a beautiful home.
Walking distance to local shops and hotels for convenience that include a supermarket/bottleshop, bakery, butcher, chemist and other small businesses. A one-minute walk to the Mulwala Canal, the largest in the Southern Hemisphere, a 5 minute walk to Purtle Park where young kids can play all day and now includes a foreshore paddling area.
Only a 2 min drive to Owens Bridges Reserve and boat ramp and a 7 min drive to Kyffins Nature Reserve and boat ramp. If you love your morning walk, try one of the many walking tracks around the lake.
Numerous lakeside locations within a few minutes’ walk where you can cast a line for a Murray Cod, kick back with a few drinks or simply enjoy the beautiful sunset before wandering back home and relaxing or getting ready to enjoy an evening out.
Courtesy buses available to the RSL, the Mulwala Ski Club and the Yarrawonga- Mulwala Golf Club if you aren’t feeling like a bit of a longer evening stroll.

Instructions for Parking Boat Trailers or Cars behind Gates and Use of Gravel Parking Pad adjacent to the Driveway
Parking for a boat or vehicle is provided behind gates in the backyard of the property and on a gravel parking pad adjacent to the driveway. Maximum width of the gates when opened is 2.8 metres which is suitable for smaller boats only. Guests must allow room to maneuver any trailer they wish to reverse through the gates.
It is the responsibility of the guest to use the kerb ramps provided, ensure they have adequate reversing skills to use these facilities without damaging the property and their trailer is an appropriate size to go through the gates.
If only parking a car on the gravel parking pad it is preferred if the gravel parking pad is accessed from the apron of the existing concrete driveway. This can avoid the need to use the portable kerb ramps.
Driving over the kerb without use of the portable kerb ramps is not permitted. The kerb ramps should be stored securely in the garage when no longer being used.
Upon request the following is available for the guest to ascertain if the property is suitable for their boat or vehicle to park in the rear of the property or on the gravel parking pad:
• A photograph of the gates when open showing distances
• A photograph of the kerb ramps in position
• A diagram of the property indicating how to provide maximum room for a car and trailer to reverse into the rear of the property or onto the gravel parking pad adjacent to the concrete driveway.
