A mixed review
The house could be so much better. Fireplace we werent allowed to use, big negative. Fire pit there was no outdoor furniture. Trash in kitchen can from previous guests. 2 very large spiders. We didnt know we couldnt access beach until day before. Everything else was as advertised.

Great Sunsets
Nice little cottage for a weekend getaway. Home sits ontop of a large hill making for nice sunsets. No beach. It's close to Grand Haven/other towns to explore. 3 bedrooms, one has bunkbeds and other two have full sized beds. Neighbors have beautiful kept backyards, pools and lush grass...made us jealous as we walked over dead grass and a deck that badly needs rebuilt.

Nice place
We were traveling with my mother who is a senior citizen, the only way to get to the house was a deck elevated 20 steps high, or walk around the back up a step hill. We chose the walk up the hill but if it had been wet I don't know how we would get my mother up because there are no stairs or access for people who aren't strong walkers. Also, Beach Access is stairs about 40 feet down so she couldn't go to the beach

Fairly nice place with a beautiful view.
If you are visiting the area, this house has a lovely backyard with a beautiful view of the lake. The best thing to do by far in the area is to visit and play golf at American Dunes GC. This place was very convenient for that purpose.

Better than expected!
I rented this place for the view of Lake Michigan. After reading some of the reviews, I understood that there was concrete in the water, and couldn't really access the beach at the bottom of the cliff. But the stairs to the water seemed relatively new and there were like 10 cinderblocks in the sand. my son moved about 5 of them, and the lake pushed a bunch of sand on the beach the first night, and it was nothing but a sandy beach for our stay! The house is very nice, with lots of space. A very comfy living room to relax in and play games. The deck needs some love, but it didn't reduce our enjoyment.

Very average
Location was great, but the decking and landscape are an eye sore. The cleaning and Vrbo fees are outrageous . I will never use Vrbo again.

Perfect weekend stay
We had a great time at this property. It was the perfect space for us. After staying on Lake Michigan a few times, this was exactly what we expected. The views and access to the lake were awesome. Large deck and outdoor space. Indoors very spacious besides the bathrooms- my fiancé is 6’5 and could really only utilize one bathroom. Kitchen had the basics, new grill was nice! One complaint- when we first checked-in we noticed the house was extremely warm- warmer than outside on a 85+ temp day. After about an hour, we realized there were two heating/cooling units and the AC unit ran out of batteries. With no spare batteries in sight, we ran to the local store to remedy this. After that, everything was great. Beautiful view, great outdoor space (though rustic/worn). It looks like they even cleaned up the beach area to where you can enjoy the water.

Gorgeous view, property needs work
While the view from this property is spectacular and the kitchen is very nice, I felt compelled to write a thorough review so those considering this property understand what they are really getting when they rent it. There is no easy access to the house from the driveway and you must walk up a steep set of steps. There are no shades or blinds in the house, including the bedrooms. The house is advertised as having a king and queen bed in two of the bedrooms; both of those bedrooms have full size beds and the picture of the primary bedroom misrepresents what the bed looks like as there is no head or footboards. The wallpaper in the primary bedroom is pealing, and the primary bathroom shower knob broke part way through my stay. The twin sized bunk beds in the third bedroom are worn and there is no safety bar on the top bunk. The bar where you hang towels is broken in the primary bathroom. The house is poorly lit in the family room. The kitchen utensils are in bad shape and in some cases not useable. The washer and dryer are new and nice, but the location of the washer makes it very hard to use, as the stairs into that room block the front of the washer. There is mold on the deck and the paint on the deck and stairs coming up to the house is peeling so badly that you could never walk on it without shoes. The grill is at least two decades old, coming apart, rusty and mold is all coming apart, rusty and mold is all over the utensils.

Beautiful views
Beautiful views and setting in nature. Check in was a little challenging as it was dark and raining when we arrived. Because it was not well lit and we didn’t know what door to go to, it took some time to find the entry at the top of the stairs. Once inside everything was good.

Beachfront property lacks a beach
Nice indoor property as other reviewers have stated. Updated kitchen area and clean. Unfortunately, a lake view is all you get. New steps go down to a sea of cement blocks, old tires, road iron, and what looks like concrete waste. There is no beach at the bottom of these steps. The outside is lacking maintenance. Deck is peeling paint, lawn is weeds and brown while the neighbors have nice green grass. Sliding doors do not lock, hence wooden dowels to ensure safety. I could not get the gas fireplace lit after numerous attempts. Pilot was off, so i had to manually light with a match, but the fireplace would never catch even with directions from the mgt group. The mgt group has obviously not looked into this and they still think it works just fine. A welcome booklet would be helpful to operate the TVs, heat/air, and fireplace. Biggest disappointment was the management group who is not local to the area and cannot provide assistance when onsite help is needed.

Lots of potential, needs work
PROS: The kitchen is great for gathering and cooking. The views of Lake Michigan are beautiful. The layout is nice. CONS: Most importantly: when it's too late to cancel, the final contract stated the stairs (to the beach/lake) were under construction but "will not affect your stay or comfort within the property." * The stairs ARE finished, but THE BEACH IS NOT USABLE. From bottom step to the water & 30+ feet either direction, the beach is full of huge chunks of concrete (like beached whale -size), re-bar, and cinder blocks. It's not safe to walk on and you can't use the beach on this property. No screens in windows or sliders and no blinds or window coverings at all. Obviously a privacy issue, and when the sun was setting we had to wear our sunglasses inside the house. If windows/sliders were open, bugs came in. Lovely fireplace - instructions to operate would be great. We found a 30-second delay from lighting the pilot to the flame coming on. Would be good to know in advance. Light over kitchen sink is too strong. Needs a dimmer or different style light. There is NO KING size bed. The description lists a master with a King bed. (In listing photo of master bed the *caption* says Queen). We requested a week ahead of time to check-in early (like 2 pm instead of 4pm). The mgt co. asked the owner and apparently the owner never got back to them? Nice house could use improvements - better communication from owner; need to be honest IN DESCRIPTION about the beach.

Beautiful Lake View
We enjoyed our stay here. The view is gorgeous. It was perfect for our family. The stairs to the beach are awesome. And it was close to activities, stores and restaurants in town. Most of the house has been updated, it would be a perfect getaway with those few remaining rooms updated. The outside looks a little rough. It doesn't help that the neighbors next door have a perfectly manicured lawn and house, it makes the wear and tear on the house more noticeable. Overall we really enjoyed our stay. We found it very relaxing and cozy. Just an outside facelift and updating on two of the bathrooms and this place would be perfect!

Beautiful home with a gorgeous lake view.
We were in town for a family friend’s graduation. The check in process was smooth and easy. The kitchen has all brand new appliances and had every item we needed. There is a master suite with an en suite. The bed was very comfortable and very clean. The kids room with bunkbeds and a futon were big enough to fit my teenage children. The family room has a gorgeous panoramic view of the lake. The fireplace is a focal feature. Sliding glass doors provide a view like no other. There is another bedroom that we use for a guest of ours. There is a laundry room that was stocked with laundry detergent and dryer sheets that we did use. The home offered plenty of towels and extra blankets and pillows as needed. There’s a brand new staircase down to a beach. We would stay again for sure.

Daring to be perfect
We had a great time and the location is superb. The view is amazing, the place is fairly well appointed aside from a few minor items, and furniture is all very comfortable. The kitchen has great appliances and is a great working layout. We would definitely consider staying here in the future. However, this place did fall short ina couple of easy fixes with limited effort by the owner and management company. Being that this was a new listing, we understand that there are some small details that will iron themselves out. Particularly with how responsive the management company seemed to be. The little things that are needed are things like a dish scrubber or sponge, lack of proper utensils (chef knife, wine opener, measuring spoons, etc.) We only have it 4 stars due to a couple bigger issues with the listing: 1. There NO king bed anywhere in the property 2. The only way in/out is via a steep staircase. Normally not much of an issue, but when you have two little kids and it’s icy in the winter. Then it becomes a problem. Just list this in the details or description. Or make it clear from the photos. Like we said at the beginning, this place is daring to be perfect. Just not there at the time of this review.
