I stayed for one night while visiting a friend in the area. Literally right across the street from JR Kii-Katsura train station - very convenient.
There was not a private bathroom in my room, but the hotel is small so there is a low chance that you will be sharing with someone at the same time, if you wish to avoid doing so. The toilet and sink rooms (they are not together) are open all the time, but the bathroom for bathing is limited to afternoon/evening.
The staff was very friendly, but equipped with limited English ability. However, some of the signage around the building has been notated with English (e.g. how to use the hot water pot in the corridor to make tea). Tea is available free at any time, and there are some snacks and other beverages (including beer and sake) available for purchase.
Breakfast was a delicious Japanese-style meal - freshly grilled fish, rice, miso soup, etc. When you check in, you pick a time that your breakfast will be served. Proceed to the dining hall at that time the next morning and there will be a table with your room number all set with your meal.
Main downside for me is that the property allows smoking in rooms. The proprietress gave me a choice of rooms, so I chose the less smoky one. They spray with Febreeze daily, and gave me a bottle of it, but some rooms seem to be worse than others. In just one night, my stuff did not pick up any scent. And the bedding was odor-free.
I would stay again.
