This beautiful waterfront home offers remarkable accommodations on scenic Sodus Bay, NY. At 3,200 square feet, with beds for 12 (and plenty of extra sleeping room as well), it is perfect for large gatherings of families and/or friends or a quiet getaway for fewer people. Nearby Sodus Point was named one of the "10 Best Little Beach Towns on the Great Lakes" by AAA. July and August tend to be fully booked by the previous Thanksgiving, so check the calendar early.
The house is professionally cleaned between each renter, under the supervision and assistance of the owner, who is an Emeritus Professor of Psychiatry at the University of Rochester School of Medicine.
The house offers multiple accommodation options - the 3-bedroom main floor, the third floor in-law suite, and the finished lower floor that sleeps five. The main floor and in-law suite have wall-mounted a/c units. The lower floor is always cool and does not need a/c. All bedroom closets contain a fan, extra pillows, and blankets. The large, two-tiered pebble beach has plenty of outdoor furniture, a 50-foot private dock and fire pit, two kayaks and a canoe for you to use. Fishing is excellent on Sodus Bay (including right off the dock) and in Lake Ontario, to which the bay connects. Ice fishing is very popular on Sodus Bay (the main access point is only 1/4 mile away) and the beautiful Sodus Heights Golf Course is only 7 minutes away. Numerous hiking areas, including Chimney Bluffs Sate Park, and other attractions are nearby.

Bob, the owner, continually makes substantial investments to improve the house and property, including painting upgrades (inside & out, 2024), two new queen mattresses and bed frames (2024), many new kids toys and family games (2024), a water softening system (2023), two new a/c units (2023 & 2021), and a new boiler and hot water system (2022). The dishwasher, high-capacity washer and dryer, 3-burner propane grill, various windows and doors, and certain kitchen appliances all were recent purchases.
The WiFi service is extra high-speed. The router assures coverage throughout the house for multiple users who may be gaming, downloading or otherwise using the system. Sophisticated Nest company smoke/CO detectors and thermostats are located throughout the house. The two entry doors are outfitted with Yale keypad-controlled locks. Bob will set a unique entry code that you choose prior to your arrival.
The main floor has 3 spacious bedrooms (each with a queen bed), 3 full bathrooms with showers and one bathtub, and a gorgeous living room with a large sectional couch and two cozy armchairs. Gleaming hardwood floors adorn the entire floor.
The living room features a 47-inch flat-screen TV with a Roku video streaming stick and DVD player, as well as an Echo ("Alexa") speaker. Over 100 DVDs are in nearby drawers, suitable for varied adult and child tastes. A wide array of board games, card decks, chess, checkers, backgammon, cribbage, and puzzles are in the living room cabinets, in addition to the large children's toy and game selection on the lower floor.
The main kitchen (another kitchen is in the in-law suite) features high-end appliances, including a "french door" Samsung refrigerator/freezer, an electric range/oven, dishwasher and microwave. A second full-size refrigerator/freezer is on the in-law suite floor. The main floor kitchen features a large array of cookware, appliances, dishware (including for children), glassware, cutlery, utensils, and other amenities needed for a comfortable, lived-in feel and to meet the needs of a discerning cook. A Keurig coffee maker with a large selection of K-cups, teas, hot chocolate, sugar substitutes and various cooking staples (e.g., oils, sugar, and a full spice rack) are provided. A 3-burner propane grill is available for outdoor cooking along with many BBQ tools.
A set of beautiful wood and leather bar stools adjoin the counter that faces the main floor's open kitchen area. Just behind these stools, the huge wooden dining room table can seat up to 10 (or more) depending on how the chairs and extra table leaves are arranged
The combined open-style, kitchen-dining-living room area is a most inviting feature of the main floor. Floor-to-ceiling windows all along the lengthy living/dining room area overlook the bay and the first floor deck.
This outdoor deck features two glass-topped tables and chairs for dining, as well as a built-in, bench-style sitting area and additional casual seating. Hanging plants adorn the deck area. The deck spans the entire eastern length of the house, facing the bay. It can be accessed from the outdoors (via a few stairs on the north and south ends of the deck) or via a sliding glass door adjacent to the dining room.
The laundry room is down a hallway on the main floor. It boasts an LG high-capacity washer and dryer, iron and ironing board, laundry materials (e.g., detergent, bleach, dryer sheets) and a cordless hand-held vacuum and charging station. A large rack for hanging clothes and a long countertop is there for folding laundry. There also is a full bathroom (with shower) in the laundry room area. A high chair and shower chair are stored there, too. This spacious area is far enough away from the main living room for laundry work not to disturb other activities on the main floor.
A new "Shark Rocket" vacuum, Swiffer products, and other cleaning supplies are in a hallway closet on the main floor. An adjacent hallway closet contains spare linens and beach towels.
The upper floor of the house is a beautiful in-law suite with its own kitchen, living room, bedroom (queen bed), full bathroom with shower/tub, dining area, and a couch. There is a private entrance to the in-law unit via the upper level garage or it can be accessed from the main floor. The in-law unit features its own cozy walk-out deck overlooking the bay and main deck below.
The in-law suite's kitchen features a 4-burner electric cook-top and microwave. A small refrigerator/freezer is in this kitchen, as well as a Mr. Coffee machine and related supplies. Plenty of cookware, flatware, dishware, glassware, etc., are provided here. There is a 31-inch flat-screen TV with an Amazon Firestick for streaming service and a DVD player. Just outside the in-law unit, in the second floor hallway, is a full-sized refrigerator/freezer.
The home's "S-shaped" two-level driveway allows parking just outside the in-law unit's outside entrance (up to 4 cars) as well as parking "down below" by the entrance to the main floor of the house (4 more cars).
The spacious lower floor of this home is at (not below) ground level, on the east side, facing the bay. A door leads to a covered patio area (below the main deck above) where there is a table and 4-chair set, and stairs leading to the two-tiered pebble beach. This lower floor features one queen and two twin beds, a very large, semi-circular sectional couch, a tall oscillating fan, many kid-oriented toys, games, books, and other amenities.
Some families delegate this lower floor area to youngsters or "overflow guests" and offer the in-law unit to those who desire some extra privacy (e.g., grandparents or those with babies). These options are a real asset of this property.
What should you bring? The answer is virtually nothing except your clothes and food. It's like a long-stay hotel. The house is extremely well-stocked with most anything else you’d require, as many VRBO reviewers point out. There is no need to bring linens, towels, paper products disposable dishware, soap, shampoo, cleaning or laundry supplies, or beach towels. Bob recommends bringing firewood bundles such as those sold in grocery and convenience stores or home centers for the fire pit on the beach. Bob provides fire-starter bricks and plenty of kindling. Some guests bring motorboats, bicycles, and/or golf clubs. A bocce set, “cornhole,” several other lawn games, and baseball mitts are on hand for outdoor fun. There are plenty of adult and child-size life jackets (PFDs) as well as a wide selection of water toys, indoor toys, games, puzzles, books, and more.
Note that, being in a quiet cove of Sodus Bay, plant life is somewhat prevalent around the waterline, such as some reeds and other underwater plants. This supports the fish population but water shoes are recommended for swimming as well as for walking on the pebble beach. A more pristine, large sandy swimming beach is in nearby Sodus Point, with lifeguards present.
This spectacular home is a short 10-minute drive from the Sodus Point resort area where Sodus Bay meets Lake Ontario. Sodus Point boasts numerous restaurants and bars, live entertainment, and shopping, plus the great beach noted above. Marinas rent a variety of boats which can be moored at the 50-foot dock at the house. The Sodus Bay Heights golf course is a short 7-minute drive away. Spectacular Chimney Bluffs State Park is 8 miles away and not to be missed. The Sodus Bay Lighthouse and Museum is a very popular attraction.
This property is far enough away from Sodus Point for privacy from most boat and vehicular traffic (and associated noise), yet close enough to partake of all that the Sodus Point region has to offer.
Rochester, NY is about a 45 minute drive, Syracuse about 1 hour away, the beautiful Finger Lakes region about 1 hour away, the Adirondack mountain region about 2.5 hours away (depending on your destination), and Niagara Falls a bit over 2 hours away.
