STREAM SIDE CABIN - Down a private windy road, past the horse pasture and around the bend, you will find The Treehouse on the Stream - the essence of mountain lodging. The creek alongside the back yard with swings, a bridge and a small tree loft for the kids and a lower deck with a porch swing for quiet contemplation. In the yard is an amazing stone table with stone benches for your outside dining. Seven minute walk or five minute drive to Sundance Resort. Quiet, secluded with downstairs apartment to give everyone their own space. The mountain beckons - Come and Stay

The Treehouse has separate levels and functions well for couples traveling together or for kids who want their own space. Upper level has beds for five and a sleeper sofa for two. The lower level has a queen bed for two plus sleeper sofa. Total sleeping space in beds is seven, eleven including sleeper sofas.

The main level has a real wood burning fireplace, fully equipped kitchen, washer/dryer with ample closets and televisions with satellite service including premium movie channels. The large windows and decks look through the trees at the steam. The kitchen deck invites you to enjoy early morning beverages in the peace and quiet while you breathe in the fresh mountain air to start your day or sip a cocktail in the evening and ponder the stars at night. The main deck allows for all day lounging and listening to the stream, or watching the kids enjoy the swings and play in their own treehouse during the summer or make snow angels or snowball fight in the winter. There is plenty of room for exploring the area and letting the kids be kids. After all, a cabin is just a cabin, but combined with room to go outside and play is a great treat.

The master bedroom has a full size closet and a dresser to provide plenty of room for unpacking, leading to a feeling of belonging not afforded by living out of a suitcase.

The second bedroom bunk beds feature a full size bed on the bottom and a twin on top. An armoire with large drawers allows you to unpack and feel at home. This bedroom contains the washer/dryer closet and shelves housing extra towels and household supplies.

The lower level has a separate entrance with a gas fireplace with a thermostat and remote control. The living room features one of the best sleeper sofas and is cozy, comfortable and fun. The big windows look out onto the deck and lawn. The kitchenette area is equipped with mini fridge, toaster/convection oven, two burner hot plate, microwave, pots and pans and serving ware. The queen size bed sits beside a large window looking out into the forest at ground level. Great for catching the squirrels at play, turkeys on their daily treks and even deer that wander close to the house. Got kids needing their own space? This is it. Check out the trap door with ladder for going upstairs and down. Kids love this!

The lower level deck has an Instagram worthy porch swing, you'll enjoy reconnecting with each other in, while. the living room has HD TV with satellite programming including premium movies, so you'll have the best of all options.

The treehouse has board games and more. For your convenience, we supply paper towels, toilet paper, Kleenix, bath soap, shampoo & conditioner, dishwasher detergent and laundry detergent.

The Treehouse has a large grassy area for walking to the edge of the stream to cool your feet after a hike in the summer or laying on your back looking at the clouds roll by. We affectionately call this beachfront property! In the winter, this same area covered with snow is perfect for making snow angels, building snowmen or watching the creation of beautiful ice masterpieces in the stream. The bridge crossing the stream is enjoyable either season and is great place to stage those memorable photos of your family and friends.

Trails that never leave the property or meander up the hills and through the woods, room to throw a ball and play hide and seek or just find a rock to sit on - you can do it at the Treehouse property. No main roads mean no traffic or traffic sounds and affords you the sounds of the forest.

The Treehouse is minutes by car and within walking distance of Sundance Resort. Ski slopes, spa, restaurants, evening entertainment at the Owl Bar with live music on weekend nights provides the opportunity to check back in when you want. A list of ongoing and current events at Sundance is available to help make your stay enjoyable. You really never have to leave the mountain. However, if you love the Best Snow on Earth and want to visit the other ski resorts you are 45 minutes to Park City, Deer Valley & The Canyons. 60 minutes to Alta, Snow Bird, Brighton and Solitude.

This property has plenty of parking and if you want to bring along Aunt Suzy and Uncle Bill and their RV, ask about the availability of our RV space. This space is only steps from the main house and has access to the stream and room for private space as well.

As is typical for all Utah winter mountain driving, access may require 4-wheel drive or chains on a 2-wheel drive vehicle.

You'll have access to the entire space including both floors of The Treehouse, the lawn and the stream.

You're in the heart of the beautiful Wasatch mountains. Mount Timpanogas stands tall over Sundance while tall pine trees are everywhere you look. Take a seat next to stream, breathe in the mountain air and relax.

Sundance resort is a mere 1.2 miles away. A super quick drive or nice walk. The Sundance resort has restaurants, a bar, skiing, summer sports, a zipline and more.
The Rental Agreement begins at 4:00 p.m. on Check-in Date and ends at 11:00 a.m. on Check out Date. Early check-ins or late check-outs are subject to approval.
SMOKING: No smoking inside the property. A minimum fee of $250 will be assessed if smoking in the property is detected.
PARKING: Is restricted to the properties designated spaces. Don't park in neighboring properties.
REFUNDS: Guest hereby agrees and acknowledges that guest shall not be entitled to a refund in the event guest departs before the end of the reservation or guest arrives late. Furthermore, any refund or compensation for the occurrence of any and all events out of the control of Owners, including but not limited to, weather conditions, power outages, water outages, mechanical failure of appliances and electronics, heat and air will be at the sole discretion of Owners.
Mountain roads can be curvy and steep. Gravel drives and roads are well maintained; however, it is highly recommended to have four-wheel drive or chains on two-wheel-drive vehicles. No refunds will be given due to road conditions.
USE OF RENTAL PROPERTY: Guest shall occupy and use the rental property in a manner that shall not disturb or offend neighbors of the rental property.
RESTRICTIONS NORTHERN PROPERTY: The following activities are not permitted within the boundaries of the residential community or resort:
• ATVs or snowmobiles*
• Discharge of firearms or use of archery tackle*
• Hunting or trapping*
• Fireworks*
• Parties that disrupt, annoy or offend neighbors*
• Sound curfew is 9:00 pm*
• Large recreational vehicles or large trailers (The roads are too narrow) *

Great Family Vacation!
We really enjoyed our stay at the Treehouse! Pamela was an excellent host. House was so relaxing & had plenty of space for our family. The kids loved the outdoor area as much as we did! A very peaceful, fun week in Sundance! The ski lift ride & hiking nearby Mt Timp were both incredible experiences as well!

A wondeful place to stay!
This cabin is a wonderful place to stay. This was our first cabin to stay in on our summer vacation. The directions are spot on and the check in process was simple. The cabin was clean and well stocked. It was unseasonably warm during our stay but the cabin stayed comfortable then entire time. The host's are wonderful to work with and made our stay even more enjoyable. One of our vehicles needed to be repaired while we were staying in the cabin. Pam and Lynn provided us with a business they trusted and made a call to make certain the business could handle the repair within the time frame required. The repair went off with no issues. This cabin is isolated but in a great way. It is far enough from the noise and lights of the city but close enough to make trips to town. There are numerous things to do in the area and we enjoyed our time in Utah! We travel with two dogs and the cabin can accommodate them easily. There is plenty of yard for them to do their business but you will need to keep your eyes on them as you are in the "woods" and there are plenty of distractions to entice them to misbehave! We loved our time here and highly recommend staying here!

Historic and charming Cabin in a peaceful setting
We loved our stay with family at the Treehouse. It is rustic, cozy and filled with history. Morning coffee on the porch swing listening to the stream was restorative. There were toys & books our granddaughters enjoyed & a couple fun swings in the yard for the older child. They also provided a pack and play crib for the baby. The owners/hosts were easy to communicate with & very friendly. Very close to Sundance village resort.

We had a delightful time! The blue sky, stream running, birds singing, and a cozy cabin to relax, made it very nice. The only thing that I would say was even remotely other than what we expected, was the house looked larger in pictures on line. But, it was cozy and worked very well for us. I was sad that we did not get to meet the dog from next door!

Just what we were looking for!
The smell of smoke wasn't a problem for us. A little smell of smoke upon entering, but once windows were opened it was fine. Cabin exactly as advertised. Absolutely beautiful!! So nice to be in Nature!
I needed a break from work and people making requests and a getaway to the woods was my plan. This little cabin is so cute. The best part is the brook running nearby and the outdoor swings. It was so nice to be here for a few days with my family. We just took lots of walks and spent as much time outside as possible. Everything was as pictured, it was pretty clean. the only thing I'd change is the strong smell of woodsmoke that was there too. It was overwhelming the first day/night. Even with all the windows open. The pictures make it look bigger than it is. The decor isn't my thing (so many, many knick knacks) but overall, it was charming and just what we needed.

Just what we wanted!
This was the perfect rustic cabin experience with plenty of sleeping options. There was a coal smell, but this is a cabin. What else would you expect? We loved the outdoor lounge areas and the stream was very relaxing. The backyard area was charming and beautiful. We enjoyed a very private quaint getaway that was not far from the city. The cabin was very well stocked with cooking appliances and utensils(except for a spatula), and cooking spices. Thanks for the perfect getaway!!

Winter wedding vacation
My husband and I got married while staying at this cabin with our dog. The cabin was perfect. I’ve stayed had a few different places here in Utah, all around the same area, Sundance Linden, Orem, Provo. We stayed at quite a few cabins. Most of them seem to be built pretty much right on top of each other. This cabin however had more space between the surrounding cabins. It actually had a really nice backyard. That was probably my favorite thing about this cabin, it was much more private than anywhere else we had stayed. There was a hot tub on the balcony of the second floor which was one of my most favorite features of this cabin. There’s a very romantic setting with the lights in the backyard to be able to toast in the spa on the night of our wedding. It was a beautiful setting. The first and second floors have completed separate entrances each with her own front door and lock. There are no stairs to connect the two, so when they say you can come with different groups and still have your own privacy, that is meant very literally. They are not rented out separately, if you rent one you rent both. But we appreciated having the extra space downstairs even though it was just the two of us. The lights in the backyard actually light up the backyard quite well at night, very romantic. Well worth the money, we adored this cabin and will come back next year. Tv, cell service etc was all perfect. I have 4x4, didn’t actually need to put it in 4L to get up and down the hill, but I can see how it would be needed. It snowed while we were there and there was snow on the ground when we arrived, beautiful cabin.

Great Atmosphere and Feeling
We had a great trip up to this cabin! The management was responsive, personable and great to work with. The cabin is in such a cool location, with beautiful surroundings in every direction while remaining accessible and well taken care of. It has the perfect balance of feeling old and cozy, while being really well maintained, and clean, with an incredible attention to detail in all the knick knacks and stuff. I liked it so much, we shot a short film in there with some friends! Having the two separate sleeping areas would be really nice for multiple couples to have privacy as well. Could not recommend this place enough!

The Tree House is simply awesome and so is Pam. Charming, in the woods next to the stream. A short walk to the Sundance base area. The colors and majesty of the Wasatch range were incredible. The house lived up to our expectations and beyond.

Springtime at Sundance
This was our third time staying at this amazing cabin within 11 months. I think that sums up how we feel about this place. Always perfect, we will be back soon, I'm already missing this slice of heaven, and so is our dog. We've experienced this mountain paradise during summer, fall, and now spring, and it is always beautiful. Spent lots of time exploring Provo canyon, and all the beautiful parks on this visit, all within minutes of the cabin. The mountain was chilly when we arrived, and I couldn't wait to get into the comfy and cozy bed with those amazing fleece sheets. The hot tub felt great as usual, and simply reading a book on the deck is a great way to melt away any stress. Just writing this now makes me want to book our next visit! Thanks Pamela and Lynn!
