17th century farmhouse with views over valley and lake in remote location

The accommodation is part of Hallin Bank, a 17th century Lakeland farmhouse. The buildings are set in eleven acres of private land at the end of a single track, with parking space at the top. The location, on the south slopes of Hallin Fell and overlooking the valley of Martindale, is stunning. The same family has occupied Hallin Bank since 1905 and the owner mostly lives on site.

'The Fold' is a small cottage, available to rent all year round. It is attached to the farmhouse, which is also sometimes let out as a holiday let, but it is separated from it by a large barn (so there is no risk of sound interference) and has independent access. A public footpath runs past the back of the buildings, but the house faces the other way, looking south down the valley.

The loft bedroom contains a king size double bed and a single bed. It is accessed by a steep staircase rising from the kitchen area. Downstairs is the bathroom, with shower and washing machine, and the kitchen-dining room. The living room, on two levels, features a wood-burning stove and television/DVD player. Its garden door opens on to a terrace where you can sit outside, observe the local wildlife and enjoy views down the valley. From the terrace there is access straight into the orchard and terraced garden, filled with snowdrops and daffodils in springtime. It slopes steeply down towards the field.

You may wander anywhere in the fields and woodland above and below the house. There are splendid walks in every direction with wildlife close at hand, including red squirrels, badgers, red deer and many types of bird. Well behaved dogs are welcome. Lake Ullswater is a 15 minute walk away and you can take the ferry from nearby Howtown to the villages of Glenridding at the head of the lake or Pooley Bridge at its foot. The nearest town, Penrith, is 10 miles away. You can eat well at a number of pub or hotel restaurants in the area, the nearest being the Howtown Hotel, famous for its old-world charm and excellent cooking.

The Fold is old, and the location is remote, and I spend a lot of time working on the land around the house! Please don't expect straight lines, spotless surfaces, super-fast broadband, or a yard free from tree-planting material. Nevertheless, hopefully you will find this a good spot for rest and relaxation, a base for walking in the fells, or a romantic retreat.

Beautiful property, perfectly located amongst the fells. Quiet, cosy, rustic property. A couple of unforeseen hiccups upon our arrival, that the host quickly resolved. Great communication and swift resolution. Loved our little break in the peace and quiet, in what is a gorgeous cottage in a peaceful spot, perfect for fell walking straight out of the door.

Cottage+Property was clean and very peaceful, couldn't ask for a more beautiful setting. Cottage is very cozy and comfortable, great kitchen. Trails nearby are perfect for short day walks or longer backpacking style journeys. little patio area just outside the living room is a lovely place to have your morning coffee or tea and watch all the different birds fly by. Wireless connection is not strong so be sure to download podcasts,movies,etc before you get there. Road to the house is very narrow and a bit nerve-wracking for drivers from outside the UK. That said, as long as you take it slow you should be fine. Overall a great place! Highly Recommended!

Fold Cottage.
It is a remote location so would suit people with a good car, pleasure in challenging walks and a break from the phone. There was plenty of room for the two of us and our two dogs. Very dog friendly. The cottage was well equipped and could be cosy or cool as desired. The host Robbie was there on a couple of days and very helpful and friendly. We enjoyed the garden. The local walks and visited other parts of the Lakes as well. We enjoyed the peace, beauty and the envigorating walks. As did our dogs. It was an excellent week long break. coolcooasdesdesired

The Fold Cottage
After a relaxing drive with panoramic views of the spectacular Lake Ullswater my taxi drove me to a secluded spot in the mountains overlooking a lush green valley and stream running into Lake Ullswater. I was met by my host, Robbie who showed me around the cottage. Secluded, peaceful, a wonderful getaway with all the home comfort amenities. All beingwell, I will be back soon

We enjoyed our Christmas break away from the hustle and bustle. The weather was awful!!! But the cottage was lovely and warm with plenty of firewood to keep us all snug as a bug. We found the piece of heaven we had been searching for. The location is beautiful, remote and peaceful - ideal for a relax after the NC500. Indeed the place was so perfect on our second day we were never more than 400 metres from the apartment, we spent the day basking and sketching the wonderful sights from Hellin Fell, strolling in the private fields and watching the birdlife. Jane was wonderfully helpful and non intrusive. We shall return.

Lovely walkings, amazing landscape, the quietness is a plus, and the lake ullswater very nice to kayac, however too much noise because of motor boats, which technically should not be there 😎
