Properties will be open and keys on the kitchen table.
No one under the age of 25 may make a reservation. There must be one adult at least 25 years of age occupying the property for the entire duration. No vacationing students or chaperoned parties are permitted.
No refund will be given for early departures.
No early check in or check out. This time is allotted for the cleaner to ensure the property has been properly cleaned. Please plan your arrival time according to the check in time.
Security Deposits will be automatically returned by Prince Edward County Vacation , VRBO or AIRBNB.

Arrivals and Departures

Check in is 4pm and check out is 10am the following Saturday for weekly renters. The property will not be ready before 4pm regardless of whether you are a weekly renter or for just a few days.
Check out is at 10am, a late departure fee of 150 per hr or 5 per minute will be taken from deposit.
Please text Dana at 613.393.1095 if you need any questions answered during your stay. Please use only one contact person in your group for Communication.
Front Door to each Rental will be unlocked and you are welcome to go inside once you arrive at 4pm. DO NOT ENTER BEFORE 4PM.
Keys, Sandbanks Beach Pass(s), Map for Edgewater Campground-location for Garbage Disposal, Westlake Watersports information and extra copy of your Rental Agreement will be located on the kitchen table.
Once inside the Rentals please make yourselves at Home. Cheers and Welcome, we hope you have an enjoyable stay.
Please put keys and Beach Pass back in the bowl upon departure while leaving the Rental property unlocked for the cleaners. A replacement fee will be $150.00 and charged to your deposit if keys and Beach Pass(s) are not left behind.
All garbage and recycling must be disposed of by Renter. Please sort recycling and dispose of garbage at Edgewater Trailer Park please follow the garbage map. A $100.00 fee will be charged to your security deposit for any garbage or recycling left for the cleaner to dispose of.



Damage or loss

Please be aware that all properties are inspected once Guests have departed.
Please be aware that all damages missing and / or excessive cleaning will be your responsibility.
All furniture must be returned to the original setting if moved. A fee of $100.00 will be charged if the moved furniture is not put back to its original location.
Please keep the kitchen in an organized manner. Items ie: glasses, utensils, plates must be returned to their original location as a courtesy for the next guests as this is not the cleaner’s responsibility.

Room Supplies

Towels, linens and garbage bags are also provided for your convenience during your stay here with us.
Laundry soap, hand sanitizer, hand soap, paper towels and extra Sandbanks passes are NOT INCLUDED. If you run out of propane and there is not an additional tank please pick up the tank and submit the receipt for reimbursement.
1 Roll of toilet paper will be supplied in each bathroom however we do not supply toilet paper during your stay.

Enjoy the Sandbanks - Convenient Location
For large groups looking for a conveniently-located rental near the Sandbanks take a look at this option. Within less than 10 minutes you can be on one of several popular beach locations, plus you get two vehicle passes. You can drop off and pick up easily if anyone wants to stay behind at the house. Easily accommodates 4 vehicles on property if you need. You know how they say you get what you pay for? Considering the daily/weekly rental price, it's good value. The house itself, the amenities, as well as furnishings are a bit dated, and while one would love to see a newly modernized kitchen, and new beds, it would drive up the cost of the rental. I looked at similarly sized places with a lakefront dock and modern amenities and they were 50-100% higher in cost. Owners were very responsive when we reported an appliance failure (they replaced it as soon as they could). Our rental also came with 4 hour use of a pontoon boat, as well as unlimited rental of kayaks at nearby West Lake Watersports. This was great value. Property is very secluded so no worries about nearby parties nor congestion: yet, it's a 5' drive to the beaches, located very close to Wellington & Picton. If you're looking for modern, fully refurbished interiors with new kitchen and fancy bathrooms this is not the place for you. If you need to have a large family gathering and no one is picky about where they sleep, this is perfect for you! Most importantly, our family reunion was a success due to this rental!

Lots of space for everyone - but one tripping hazard
We rented this house for a family reunion. 4 siblings in our 60's, plus spouses, plus some adult "children" plus one newborn. There was lots of room for sleeping. There are essentially two master bedrooms (the original and an addition at the back) plus three other bedrooms. The sofa beds were not very comfortable (we had more that 10 staying) - people just slept on the sofas themselves or on the sofas in the living room. So - lots of room. And the living room handled everyone for trivia night. The kitchen doesn't look that big, but 3 or 4 were regularly in it without too much problem. The outdoor space was big enough for everyone as well. Lots of chairs, lots of shade. The hot tub was a nice bonus. But the one big issue we had with the property was on the patio. It was on a slight step down (one brick height) and it is very hard to see the change in elevation. Most of us tripped on it - the mother of the newborn actually fell. Fortunately she wasn't holding be baby. After that we put up a wall of beer cans to warn people and I recommend others do the same The cleanliness was good, not great. It really felt like it needed a deep clean. We had three issues - a leaking faucet, a very slow coffee maker and a dryer that didn't dry. Warren was very quick to respond (he replaced the faucet and coffee maker - but the dryer had to wait until after we left). The location is great - very close to Sandbanks. And the park passes and the pontoon boat rental were great.

Know before you Go
Overall our stay at this Sandbanks property was enjoyable. We had a large group of ladies stay here to enjoy wine country for 3 nights. The location, included Sandbanks car passes, and hot tub were huge bonuses. On the other hand we found the cleanliness of the property did not meet our expectations. As well, the property lacked some common amenities we have seen in other vacation rentals - such as no hand soap provided in the bathrooms, no paper towel, and limited cookware and linens. I would recommend this spot to large groups looking to take advantage of a great location and spacious accommodations but would caution renters that this property may not suit families or those wishing to cook much at home.

Major maintenance problems
We were disappointed with the way the property is maintained; neglected, dirty rugs, threadbare bedding on poor mattresses, with inadequate numbers of towels, pillow cases and blankets for the 14 people permitted. The ancient oven did not work, and we were forced to cook our Thanksgiving dinner, including the turkey, on the BBQ. ` We were celebrating Thanksgiving there and had to spend a lot of time just handling problems. Starting off, VRBO gave us the wrong password. We had to text several times to find the information we needed was on the frig door. The oven did not reach 300 degrees F and we had to cook the turkey in the BBQ, along with the veggies. We ate the ham cold. We had called earlier to check on the oven and was told it was fine. The stove was inconsistent, it bubbled like a volcano, burned on the bottom but left the middle cool. The ice cube maker did not work and the refrigerator light there was out. There were not enough towels for 14. Considering that we were charged $150 extra for the hot tub, there should have been a reasonable number of towels. We were instructed to take the garbage to the dump at the campground or pay a $100 fee. We had difficulty locating the dump, and found that it was closed; confirmed by the owner after we spent time finding out the hard way. All of us have rented VRBO around the world and have never had to handle the garbage. There were two safety issues that need to be addressed. The bricks on the porch step are loose and pots of mums, used to mark the loose bricks, were very attractive but left only a narrow space to walk through so one would not fall off. A big problem was that the living room is sunken so there is a step at both ends of the room. One 84 year old woman fell down and landed on the table with the glass top and is still suffering substantial rib pain. Two others, both younger males also stumbled, but were able to save themselves from totally landing on the floor. There needs to be a red or yellow stripe on the edge. When bringing in luggage and supplies, one is not looking down but ahead and the step is not readily seen. We kept chairs in front of the area during our stay to warn others. (This same complaint was mentioned in review by Caroline S on September 2019. Host said “all future guests will be made aware of this step”. That obviously has not happened). This could have been catastrophic Lovely house but does not meet potential.

It was just what we needed. We have travelled with the group before but not since before the Pandemic and some can no longer travel out of Country. The facility was roomy and well stocked; We enjoyed the outside as much as the inside. My Husband I lived in The County for 9 years and if was good to explore our old haunts. One suggestion would be safety maps for the tubs/shower, and at least one bathroom with a safety grab bar. Thanks to the hosts for a lovely stay. JW

Our stay at Summer Laughlin Cottage
This was a very good stay, we were close to the venue where our daughter was getting married. We had a varied assortment of guests including family and friends. We enjoyed the hottub and various local "critters" including squirrels, chipmunks and birds. Two fridges were very handy to hold all our food and bevvies. Lots of beds for everyone. We all loved the space in this place. Fully furnished and well managed. Owner was respectful, responsible and responsive to the needs. Unfortunately we were not able to use the lake as this place was not waterfront and couldn’t use the passes for the beach as it was very windy and cold however we really enjoyed the hot tubs. Overall a beautiful experience.

Scenic, quiet and comfortable space for friends and family get away.
We were so happy to stay at Warren’s place for a girls weekend / winery trip. We were very well hosted, knew what to expect and loved the spacious home for our comfort. The back yard and patio space wEre a highlight, and the fire pit with hot tub was a hit with our guests. Thank you for the comfortable stay. We will stay again.

We recommend the washrooms to be upgraded adding a shower stall to the washroom attached to the Master bedroom. Directions to Garbage disposal was mislead and we were unable to dspose the Garbage, which made us to go to sandbanks provincial Park at a additional cost to us. There were no complimentary bottles of wine as mentioned in one of your information sheets.

Nice property but not clean
First impression is that the property is very nice. Big Tv, nice fridge, great location. Cleanliness should always be paramount and based on previous reviews, the owners have not improved. The fact that there is a charge for not washing towels including those in the kitchen and the reliance is on the previous guest to ensure the sanitation of these items is not acceptable. The towels were not clean and smelled like they were just hung dry from previous use. No soap to even clean the towels and when texted the owner, was told that there should be one pod in laundry area. There was not. Stains on carpets in every room that are quite extraordinary and this was on previous comments from some time ago and nothing done about it. Bed skirt is master should be yellow but is yellow and black. Long dark hair in master bathroom but no one with long dark hair. Mattress in one bedroom torn and stuffing coming out with a stained foam on top. Had to wash sheets in downstairs bedroom and someone’s sock under the sheets. Dishwasher needs repair, again a previous comment. Dryer does not work well so have to shower before eight on day of leaving to wash and dry towels to check out before ten. Had to hang dry towels and leave them. Loose stones in front, a wire holding one of the chairs in front together, a couple of broken chairs in back left to the side, and couches with stuffing sagging out the bottom. The first text to one of the owners was asking about firewood and in the answer was to ensure to read the rules so as not to be charged extra fees. This property could be so nice if guest’s comments were taken and some money was spent on improving and cleaning the property.

Disappointing
The property is in a good location and Sandbanks park passes was a bonus. However, the house is very "tired" and just plain unclean. The carpets were very stained and didn't appear to have been vacuumed. The dishwasher didn't work well, half the bbq was cold. The three upstairs bedrooms were shabby, the larger one had a pile of sand under the window. The main bath tub/shower drain was clogged leaving you standing ankle deep in backed up water. However, the LR tv is huge with good program selection. A second fridge in the laundry area is also handy. The house has a lot of potential if it was cleaned up, inside and out.

Great weekend!
My friends and I booked this cottage for a birthday celebration and it was perfect! Check-in was a breeze, the place was really nice and spacious, with a great outdoor area (hot tub, BBQ, fire pit). We also took advantage of the kayaks/SUPs being included in the rental (~20mins walking distance from the cottage, or a super quick drive). Would absolutely stay here again, thanks Warren & Dana!

Great rental property for group of friends!
We decided to have a mini reunion w/ college friends who are all retirees !Since half of us live in Montreal and the other half in the GTA, Picton sounded like the perfect place to spend 3 nights and 4 days with our respective spouses! We raffled off the Masters’ suite to be fair! The 5 rooms + basement were convenient for us 6 couples! The facilities were amazing- good quality kitchenware & appliances! We brought our own linens & towels though there were more than enough of that in the house! We even brought our own tablecloth for the dining table! The large TV screen in the living room kept us well entertained one stormy night! We were only in our respective bedrooms to sleep so the TVs in the bedrooms were never used which was ok because they didn’t work anyway! Upon arrival, we double-sanitized the whole house. There was trash left in the garbage bin in the laundry room- probably from the previous guests! We just took it out along with our own garbage for fear that we might be blamed for leaving it there! We even organized the top cupboard where bowls & casseroles are and also where the pots & pans are !! We also wanted to do the other cupboards but ran out of time! We only got to use the grill outside once because the tank was almost empty. Having 2 good size refs was really good for such a big group! Overall, we all had a wonderful time and will probably rebook again! Thank you Dana!
