The Cuckoo's Nest is newly renovated and redecorated and is situated at the end of the road with spectacular views of the mountains and the ski lift at the Resort. Four bedrooms in the main house with two adjoining but separate ensuite bedrooms plus a separate garage apartment invites families and groups to gather.

The staff here at Mountain Cabins Utah live on the mountain and are here to answer any questions or be available to resolve any situations or problems that may come up. Your time away is important to us and we will endeavor to make it more than you expected.

Located in a gated community within a five minute drive to the Sundance Resort. There you will find award winning restaurants such as The Foundry Grill that serves breakfast, lunch and dinner; The TreeRoom for that extra special dining experience; The Owl Bar with burgers and the best staff ever and music on the weekends. (Adults only); or stop at the Deli for sandwiches, soup, coffee, smoothies, cookies and goodies. The Deli also has those necessities you may need like milk, eggs, bread and a great steak or two. If you're skiing, (or not) try out the OutLook AspreSki Restaurant for lunch.

Car Rental is best.
WINTER - From November 1st until March 31st, four wheel or all wheel drive is mandatory.

A gourmet chef's kitche features top of the line appliances, fully stocked with serving ware, and large pantry invite the chefs amoung you to come and create while the dining table and kitchen seating allow room for all to partake and enjoy. The open kitchen plan allows for staying connected while others gather in the living room, parlour or family room nearby.

The beauty of this home's interior will captivate you but don't forget the hot tub and the many decks for enjoying the crisp mountain air and don't forget the views. You have to come and see for yourself.

The surrounding mountains and Resort have plenty to offer. Hiking, biking, skiing, snowshoeing, horseback riding, zip lining, music events, the spa, world class dining are all within a five to sevin minute drive.
The Rental Agreement begins at 4:00 p.m. on Check-in Date and ends at 11:00 a.m. on Check out Date. Early check-ins or late check-outs are subject to approval.
SMOKING: No smoking inside the property. A minimum fee of $250 will be assessed if smoking in the property is detected.
PARKING: Is restricted to the properties designated spaces. Don't park in neighboring properties
REFUNDS: Guest hereby agrees and acknowledges that guest shall not be entitled to a refund in the event guest departs before the end of the reservation or guest arrives late. Furthermore, any refund or compensation for the occurrence of any and all events out of the control of Owners, including but not limited to, weather conditions, power outages, water outages, mechanical failure of appliances and electronics, heat and air will be at the sole discretion of Owners.
Mountain roads can be curvy and steep. Gravel drives and roads are well maintained; however, it is highly recommended to have four-wheel drive or chains on two-wheel-drive vehicles. No refunds will be given due to road conditions.
USE OF RENTAL PROPERTY: Guest shall occupy and use the rental property in a manner that shall not disturb or offend neighbors of the rental property.
RESTRICTIONS NORTHERN PROPERTY: The following activities are not permitted within the boundaries of the residential community or resort: • ATVs or snowmobiles* • Discharge of firearms or use of archery tackle* • Hunting or trapping* • Fireworks* • Parties that disrupt, annoy or offend neighbors* • Sound curfew is 9:00 pm* • Large recreational vehicles or large trailers (The roads are too narrow) * • Street parking* *Fines of up to $1,000.00 may be assessed for prohibited activities. • Open fires are restricted outside and will be fined $2,500 by the Count
PET FEES AND POLICIES - NO CATS Dogs under 50 lbs only. 1 at $100 2 at $150 Unannounced dogs will be charged $100 each. Dogs are not to be on furniture, bedding or in hot tubs. The PUP rule applies - Pick Up Poop
PET POLICY

Well behaved dogs ONLY. No cats or other pets allowed. We reserve the right to restrict certain breeds of dogs. “Vicious or Dangerous Dogs” trained for dog fighting or with any tendency or disposition to attack any dog, other domestic animals, or humans without provocation are not permitted at any time. Any dog with a recorded history of biting is strictly prohibited.

Dogs must be housebroken, vaccinations and treatments up to date and tagged with owner’s phone number for quick return should they escape.

No dogs are permitted on furniture or bedding. Do not bathe dogs in property facilities nor allow them to get into hot tubs. Do not wash pet personal bedding in the washer and dryers. Do not leave a dog unattended at the property while you are not there. Bring crates or take them with you. Barking dogs will not be tolerated. Guest agrees to keep dog (s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. Guests will remedy any complaints immediately.

Stay in control of your pets and do not let them run free without your close supervision. Dogs traditionally love chasing critters and we have critters. Adhere to leash laws while walking for their safety and safety of others.

A non-refundable, per visit, pet fee of $100 for the first dog and $50 additional for the second is required. An additional $100 will be charged if dog hairs are found on bedding or furniture. You will be responsible and expected to pay promptly for any damage as well as additional cleaning or treatment needs due to fleas or “accidents”. Please report any issues immediately.

Service dogs are permitted with proper documentation submitted prior to arrival for a $50 charge.

Property owners nor Mountain Cabins Utah are not responsible for guest’s dogs in any way.
