Curl up in front of the propane fireplace for a cozy conversation or to read a book. New classic inspired appliances make preparing a meal a delight and then dine at the dining room table while looking out at Mother Nature. Should you have to get a bit of work done, there's a desk set up for your convenience. Then.... go out and play.
The kitchen deck with BBQ and table is perfect for outdoor dining.
Main bedroom upstairs has direct access to a private deck in the trees overlooking the stream to enjoy your morning beverage or afternoon quiet respite. The master bathroom upstairs has been newly renovated and has a spacious, tiled shower. Towels and robes provided.
The loft contains the second sleeping area with two extra long twin beds, and half bath that includes new washer and dryer.
No matter what season you come to visit, whether it's for the spring meadows laced with wild flowers, the smells and activities of summer, the magnificence of autumn colors, or a blanket of the greatest snow on earth, every season invites you to return and stay one more time. Make this your come back to destination.
Upon arrival at TimpCreek, the building will be to your right and your disignated parking spot is the one to the right. There is room for one car. Should you need an additional space, please contact your host.
Time away is so very important and we commit to do everything to make your time stress free.
Prior to your arrival we turn lights on, add music to the television and adjust temperatures to add to a cozy welcome when you enter.
After your booking, Pamela, your mountain contact, will send you a text for easier communication and to make sure any urgent message can be communicated to you quickly.
Walk out the path from TimpCreek and turn left to go to the Resort. When you get to the fork, go left again nd you will pass the Glass Blowers (seasonal), the Art Gallery for great gifts or to take a class, Turn right at the fork and you will walk past the Private Screening Room, the Pond and then find the Outlaw Ski Lift and LookOut Aspre Restaurant o your right and the Resort Restaurants to your left.
Or, walk out the path from Timp Creek and turn right, walk up the stairs to Timphaven Road. The Spa is located just a short walk on the right side of Timphaven.
Once you arrive, you are walking distance to the Resorts amenities. However, should you want to explore off mountain you will want to rent or drive a car. FROM NOVEMBER 1 THRU APRIL 30 - FOUR WHEEL, ALL WHEEL OR CHARINS ARE REQUIRED.
There are no grocery stores or gas stations at Sundance however in the directions, we give the location of the stores closest to us.
We are a privately owned and operated vacation property within the Sundance Resort. Although we are not affiliated with the Resort itself, all activities and amenities are available for your use.
TimpCreek is not a private stand alone structure and has another rental attached to it. Each unit has it's own separate private entrances, parking space, decks, hot tub and outside areas.
HOT TUB - Feel free to use the hot tub and adjust the temperature up or down as you like, but please do not adjust any other settings.
PROPANE FIREPLACE - Remote Control adjusts fireplace to the termperature of your likiing, but please do not adjust other settings. (Remote Control located above the thermostate on the wall to the left of the piano).
The Rental Agreement begins at 4:00 p.m. on Check-in Date and ends at 11:00 a.m. on Check out Date. Early check-ins or late check-outs are subject to approval.
SMOKING: No smoking inside the property. A minimum fee of $250 will be assessed if smoking in the property is detected.
PARKING: Is restricted to the properties designated spaces. Don't park in neighboring properties.
REFUNDS: Guest hereby agrees and acknowledges that guest shall not be entitled to a refund in the event guest departs before the end of the reservation or guest arrives late. Furthermore, any refund or compensation for the occurrence of any and all events out of the control of Owners, including but not limited to, weather conditions, power outages, water outages, mechanical failure of appliances and electronics, heat and air will be at the sole discretion of Owners.
Mountain roads can be curvy and steep. Gravel drives and roads are well maintained; however, it is highly recommended to have four-wheel drive or chains on two-wheel-drive vehicles. No refunds will be given due to road conditions.
USE OF RENTAL PROPERTY: Guest shall occupy and use the rental property in a manner that shall not disturb or offend neighbors of the rental property.
RESTRICTIONS NORTHERN PROPERTY: The following activities are not permitted within the boundaries of the residential community or resort: • ATVs or snowmobiles* • Discharge of firearms or use of archery tackle* • Hunting or trapping* • Fireworks* • Parties that disrupt, annoy or offend neighbors* • Sound curfew is 9:00 pm* • Large recreational vehicles or large trailers (The roads are too narrow) * • Street parking* *Fines of up to $1,000.00 may be assessed for prohibited activities. • Open fires are restricted outside and will be fined $2,500 by the County.
PET POLICY
Well behaved dogs ONLY. No cats or other pets allowed. We reserve the right to restrict certain breeds of dogs. “Vicious or Dangerous Dogs” trained for dog fighting or with any tendency or disposition to attack any dog, other domestic animals, or humans without provocation are not permitted at any time. Any dog with a recorded history of biting is strictly prohibited.
Dogs must be housebroken, vaccinations and treatments up to date and tagged with owner’s phone number for quick return should they escape.
No dogs are permitted on furniture or bedding. Do not bathe dogs in property facilities nor allow them to get into hot tubs. Do not wash pet personal bedding in the washer and dryers. Do not leave a dog unattended at the property while you are not there. Bring crates or take them with you. Barking dogs will not be tolerated. Guest agrees to keep dog (s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. Guests will remedy any complaints immediately.
Stay in control of your pets and do not let them run free without your close supervision. Dogs traditionally love chasing critters and we have critters. Adhere to leash laws while walking for their safety and safety of others.
A non-refundable, per visit, pet fee of $100 for the first dog and $50 additional for the second is required. An additional $100 will be charged if dog hairs are found on bedding or furniture. You will be responsible and expected to pay promptly for any damage as well as additional cleaning or treatment needs due to fleas or “accidents”. Please report any issues immediately.
Service dogs are permitted with proper documentation submitted prior to arrival for a $50 charge.
Property owners nor Mountain Cabins Utah are not responsible for guest’s dogs in any way.
