Awesome proximity to the Vatican. Allowed for an easy stroll to the meeting point for an early morning tour. Two excellent restaurants also nearby. Wonderful stay for my mom and me.

No reception, concrete tiles, no real breakfast
We stayed at room 1. the room was very clean. There is no fix reception which makes check-in difficult. The structure is just a couple of apartments on floor 3 reconfigured into some separate rooms each with an internal toilet. To enter the structure you need to open the door downstairs, take the elevator that is improvised in the staircase and then open the door to the apartments. Once inside there is a very good express coffee machine Lavazza. Then open the door of the room. In the room there was a tea-maker and lots of chewing cookies (Karamele) There were towels big and small, a TV set and a place to hang your clothes. The most annoying thing is that the room does not have parquet or moket, just concrete tiles and there were no slippers in the room. We had to use our shoes inside the room - terrible. The bed was, I do not know why, but shorter than at home. Probably a 190cm, not longer. There was a hear dryer in the toilet. But the washing liquids in the shower were on the floor. The pressuriser in the bathroom was snoring all night long. Tax is 6 eur per night per person. Then next morning brakfast - terrible. you have to get out and walk around the market. at the bar that was supposed to serve breakfast they asked us not to sit outside, but in an ugly room inside. there were only sweets available either croissant or some other cookie. No bread, butter, ham or cheese. No eggs. Practically just a coffee service in an ugly room inside whre there were some cartoon boxes.

This is my second time staying there. I loved it already the first time. The location is very convenient. The place is beautiful, very welcoming, supet clean and comfortable. Susanna is fantastic, ready to help with and solve anything to ensure a comfortable stay. I strongly recommend this accommodation. You won't be disappointed 🙂👍

This place was a steal. It’s very private, feels more like an Airbnb than a “hotel.” I booked the double private room, which had a nice bed, and clean bathroom with a shower & toilet. The room also had a mini fridge and TV. Before my arrival, I got a message from the host & informed him I would be arriving late (9pm). He connected me with someone to let me in, and communicated via WhatsApp due to me not having international service. They called me right when I arrived & let me into the building promptly. It was an easy, private, place to stay with an incredible location. I would recommend it to a couple spending most of the day outside or someone traveling alone.

I really enjoyed my stay! I took the metro to Ottavani station and it was a 5 min walk to the place. I didn’t realize I was suppose to call them when I arrived so I waited outside for around 45mins. I called and someone came over and checked me in. I booked the single room for myself and I was upgraded to a double!! Fantastic. The room was spacious, very clean, just what I needed (no iPhone clock though). The bathroom was great also. The area does not have a lot of tourists which was nice, more locals. Great places to eat at and shop (groceries and clothing/souvenirs) all within walking distance. 30-40min walk to the main tourist attractions in the city center or 10min by metro. Only issue I had was the wifi was out for 2 days (Saturday and Sunday), not really a big deal but may affect some people. I would return to this unit again. Thanks for the stay!

Room was beautiful, very comfortable and clean. However, there was never anyone at the reception, even for check-ins. The concierge had to get me in my room when I got there because no one was answering the door bell. Barely any service at all.

Nice B&B in a residential building
Finding this hotel might not be the usual, there is no sign but had to look closely at the building gate and find the unit from there. It is a sort of residence unit in a large condo or apartment, whatever you call it. Take the left stairway from the gate and walk all the way up or take the old fashioned elevator. If I remember well, it's on the 3rd level. The room with a private bath is clean and air conditioned. Towels are provided, but had to stick with an all-in-one body gel and shampoo. It has a fridge and a safe too. The staff is nice, but not there all the time. They may contact you earlier, asking when you're checking in. Unless you're lucky, they might not be there if you decided to check in earlier than the agreed time.

The room was pleasant and clean (if decorated a little weird). However, despite agreeing with the owners of the hotel that I was to arrive at a specific time - I was unable to access the building and no-one was answering the bell. I eventually called them and someone came to meet me (seemingly not from within the hotel though). To be honest, after a long journey the last thing I needed was to be stuck in the mid afternoon sun trying to trace the owners... Similarly, when I left there was no-one at reception and so I gave my room keys to the cleaner. Also, the WiFi wasn't working!

Very nice but alone.
It was a perfectly clean well appointed and comfortable room. We even got two rooms for the price of one. My only problem was there was no front desk device both on our arrival and during our stay. We were give the keys and literally left alone in the hotel. It would have helped if we had a receptionist to open the door and settle us in to find basic basic places and things were. I would recommend it and I would return to this hotel.

Fantastic B&B in a great location in Rome, not far from the metro with easy access to all the sites of Rome and only a short walk to the Vatican and ST Peters. The hotel was modern and beautifully furnished an cleaned to a high standard each day. Overall had a really enjoyable stay at this hotel.

This is our very first time to stay at a bed and breakfast place in Italy and we were very pleased with our stay here. The hosts are extremely nice, friendly and helpful. They try very hard to help you and make sure that you are comfortable and happy. they really make you feel like HOME! The room itself is very clean and cozy, and the location of the place is fantastic, just a few blocks away from the Vatican city. the stay here is unlike staying in a formal hotel that oftentimes makes you feel like a tourist and therefore out of touch with the city. staying here really gives you a very special experience at Rome, making you feel like you are living in the city as a local while at the same time receiving the hotel-level service:)

This hotel is great! Checked in late due to delay and the extremely friendly staff waited patiently and welcomed us enthusiastically when we arrived. Good sized room - absolutely spotless. Comfy bed. Only slight downside was small bathroom with a slightly grubby shower curtain - easily fixed with a glass shower screen......FYI! Air con was amazing as was the location. Looks like the hotel is slightly out of the city but it was 10 mins walk from the river and the Vatican and allowed you to escape the crowds!!! Very quiet to sleep. Great hotel for a great price. Do not be tempted by a big hotel chain as this place is just as impressive with an added personal touch! Definitely recommend!!! :)

A few days in Rome
Loved is little place. Location was perfect, just a block or two from the Vatican, we found it excellent to walk anywhere we wanted to in Rome. Great that it had a little lift that would take the luggage upstairs. The hotel was so private, the staff, when we dealt with them, were excellent. The decor was just lovely especially all the black and white photos around all of the apartment. Would definitely recommend Ai Senatori and next time in Rome we will stay here.
