No breakfast,but not too bad for the price.
Calling this place a "Bed & Breakfast" is very misleading - there is no breakfast service! Although this kinda figures for the price..., it is very affordable. Still, it should be called a guest house, not a B&B! The room itself was lavishly,garishly pink in it's colour scheme, even the bed side lights had hot pink shades. Very tacky. It felt a bit like a brothel room - not that I've ever been to one of those... :) The location is a 10 minute hike from Termini, which is a wee bit of a hassle, but the neighbourhood itself has a very authentic rustic charm. It's away from the tourist mecca of the Termini area, which is kind of good thing:) Staff were okay - friendly enough. Straightforward, no frills. Not too bad for the price.

Disillusioned. But Rome was great.
When I arrived at the door of Max House, the telephone number displayed for calling reception was not in use. I had to dig out the email to find another telephone number -- bad start! Had to call 2 or 3 times. There was no reception. The bed-spread over the bed seem to be the one used for previous occupants it had a certain odour. I could be wrong. There was no tumbler provided to get some water from the tap.. So had to go out and buy bottles of water. The electrical outlet for shavers was broken. Only half a roll of toilet paper was available!!! No toiletries present. The hot water tap in the shower was loose and almost broken with the effect hot water flow was intermittent (Photographic evidence available to hotels.com if interested). The worst place in my travels all over the world. Almost all of the reviews were nonsense if our experience is any guide. Reviews did not match what we encountered. Breakfast was at nearby cafe consisting of a small cup of coffee and tasteless croissant or whatever it is called. Stay away. I give this unalloyed review to help travellers. Rome is a great place but not this joint.... sorry.

Everything was really good considering the price. Breakfast was just croissant and coffee at a cafe downstairs, but I am not complaining. Location is quite good. The Termini station is about 15 minutes walk.

Good choice
I decided to give this bed and breakfast high review because of the following reasons. 1. It is fairly close to Termini (Rome's main station). I am a 30 year old athlete and it took me 20mins to walk from the hotel to this station. So it is not exactly that close but by Europeans standards, it is very close. If you arrive in to Rome during the day, it will actually be nice to walk but if you arrive at night and you are not sure of where you are going, please take a taxi right infront of termini 2. The hotel is quite easy to find. I would recommend you email the hotel manager and tell him/her when you will arrive especially if you will arrive late. 3. The hotel rooms were clean and the rooms where cleaned every day. the room has a TV and an aircondition so if you go to Rome in July, you will be fine, 4. The bathroom is also clean all the time, however the shower is quite small so if you need a bigger shower, this place is not for you. This was the first time, I had to share a bathroom and it was not bad at all because not that many people were in the hotel at the time. Also if you are uncomfortable sharing bathrooms, this is not the place for you either 5. Breakfast was good, you get a croissant and tea or coffee depending on your taste, I wanted a big breakfast so I skipped the free breakfast a lot. 6. The hotel is close to termini so that means you can take the train to many of the tour sites in Rome.

Rome short stay
This accommodation was a little hard to find but concentration on street numbers and searching for the correct buzzer was the key. The accommodation itself was comfortable and well maintained. It was also within walking distance to Rome termini station which was good. The shared bathroom was clean and modern. The bed was comfortable. There was also left access to the room which was located on the first floor. Breakfast was in the neighbouring bar and was a nice little social spot.or price, very good value.

Great base for Rome
Was made welcome by the owner, who lives in a different apartment on the same floor. There are three bedrooms sharing one bathroom. Never saw the other guests, and had the place to myself for two of the four days. Breakfast was coffee and a pastry at the cafe on the corner, using a voucher. The flat is about 10 minutes walk from termini train station, so fairly handy for metro, buses etc. The area is quite lively at night, so had to close the window and use air con to get some sleep. As a woman travelling alone, I felt safe both in the b&b and the local area. The bathroom was clean, the shower worked well, with a lit up mirror and excellent hair dryers. My room had a big lockable wardrobe and table and chairs. There was a small communal fridge for water, free wifi and a tv in the bedroom. All in all it felt quite homey and comfortable.

The hotel is located min 20 minutes walk from metro/train/bus station. The hotel is located in the living block - there is no noticeable sign outside that there is a hotel in the building. I've arrived on the arranged date and tried to check-in (during the normal daytime, at around 3.30). I've spent around 5 minutes ringing the bell outside the block. Noone opened the door for me. When I managed to enter the block and found the entrance of the hotel, as there are noticeable shilds on the relevant doors inside the block, I've spent another 40 minutes ringing the entrance bell. The bell was very loud, so if someone was inside they would not be able to miss that. I've tried to call the phone number stated in my initerary and on the door shield from local mobile number but noone picked the phone. So after spending around an hour trying to check-in I could do nothing but find another place to stay.

Failure to keep booked room
When we arrived at this B & B (at 1400 hrs) our room had been let to someone else even though we had pre-paid. Apparently this was because we had failed to answer an email sent AFTER we had started our holiday. A room was provided at another site owned by a family member which was registered at the same address as the original. However this site was in a residential area away from central Rome and a long way from the station we wanted to be close to.

Max House substitute
This was the end of our holiday so we had not picked up emails for two weeks. we wanted this property to be close to the train station as we had an early get away the next day. We arrived at the property to be told that as we had not responded to emails requesting confirmation of the booking the room had been re-let. AS WE HAD PRE-PAID THIS WAS NOT ACCEPTABLE. The landlady would not have lost out. We were taken to her parents property (also registered under the same name and address as Max House) but this was in a totally different part of town from where we wanted to be. andIt was not a convenient area for the sights so lost us half a day and cost us a taxi fare next morning instead of having a short walk to the station.

wonderful stay @ max b&b
we had a wonderful stay at max. ms. alessia is very helpful with the suggestions, tips, maps and info. the neighborhood is quite safe and 12 mins walk from termini station. the area has 2 supermarkets and many eating joints. you can catch bus no's 71 or 492 to directly go to the most important tourist spots like Vatican, Spanish steps, piazza Venezia or trevi. overall a pleasant experience all around.

All was good, except the shower
Everything was great. Personnel was very friendly. It was about a 15 min walk to Termini train station and the metro. Right next to the hotel there is a fruit and vegetable stand, a couple of places to eat. The only thing that we didn't like was the shower. On the last evening of our stay the water was either very cold or very hot. And if it was for me, I probably wouldn't care, but I have a baby, and it wasn't safe for him. Other than that all was well.

Alessia at Max House was so lovely and welcoming. She sat down with me and a map of Rome and explained how I could take the bus (only a 15 minute ride or so) to the best sights in Rome. The place itself is a longer walk from Termini than I expected, but the neighborhood has a nice feel and is a bit more residential.

Convenient and comfortable large room, recommended
I would recommend this hotel - it is a Bed and Breakfast (you get a voucher for a nearby cafe). The guesthouse is secure and bed made daily. There is a communal fridge, WiFi and LCD television provided in the room. My room was quiet and well-kept with a nice shared bathroom. The area is called San Lorenzo with cafe-bars, restaurants and supermarkets nearby as well as studenty bars/some night-life in the vicinity (there is a university in this area). About 15 minutes walk from Terminii train/metro/bus station so convenient for travel/sightseeing. With all this, there is no need to cook yourself! I would stay there again and give overall a positive review.
