Very quaint and rustic
There were 6 adults that stayed here for the weekend to attend a concert in Ashland. The pictures are accurate. I wasnt familiar with the area but this worked out for us. We were mainly there to sleep. The beds were extremely comfortable. Better than any hotel by far. The wifi is free. We all used it because we had no cell service. Kaycee was available for any questions all weekend. There was a minor issue with the wall heaters, but plug in units fixed that. The hot water didnt work in the shower. Cold showers got us moving quickly, which was good with 6 of us. Those issues were resolved. We would all stay again. Thanks Kaycee!

A Must Visit Property
The house was amazing! The history on the walls and just the original feeling of an old farm house was great! Kids had a blast. Adults had a blast! Property owner very responsive to any questions! No phone service when you get there just the WiFi in the house which was so great as it let everyone decompress and relax the whole weekend!

It’s a beautiful property and house and an affordable rate. We went down for a family reunion and extended weekend for family time. It’s easy to get to from Louisa and Grayson. No complaints here.

Quaint and Rustic
This property has a rich history and we wish the walls could have talked. If you would like to get a feel of what life was like in the coal mining hay-days of Kentucky, then this place is for you. Very rustic, yet modern, this house was so cool to stay at. Easy drive to Lousia, for supplies and real close to Yatesville lake. We will definitely stay here again.

Cozy farmhouse
The farmhouse was a great stay for our group of friends! It was only a 30 min drive from Rush off-road park. The home had anything we needed and the host was a call away if we needed anything else. First experience 🌟🌟🌟🌟🌟

Kind of Disappointed
I think that the price was more than what the place was worth. Rooms looked larger on pics than in real, and there was only one air conditioner for the entire downstairs. We had no idea that we had to dump water every 3-4 hours from the only portable a/c unit downstairs or it would overflow on the floor. So we had to set an alarm in the middle of the night to do this. This was also a hinderance if you plan on doing any sight seeing in the area. Having only one bathroom was also struggle. If your looking for a place that you don’t mind over paying for that’s extremely rustic in many ways I can’t even begin to describe then this is your place. But it’s not for people who have allergies or asthma.

Nice rustic home.
Host was very accessible prior to and during the stay. Answered all my questions in a timely manner. Great care is given to make guests feel welcome with towel baskets in each room with a water bottle or two included in each. Kitchen is stocked with all paper products (plates, plastic cutlery, solo cups) as well as an assortment of K cups, which was quite a surprise! Only thing that I was not prepared for is that it does not have AC throughout. One room has a strong portable unit that does reach the adjoining, but the back rooms got quite warm. Despite that, I would book again! Lovely rustic cottage.

Enjoyed our visit
If you are looking for a nice, quiet, rustic place to stay, this house is for you! The beds are very comfortable and there is space for a lot of people; however, having only one bathroom has a few challenges and not having a “living” room does not leave anywhere to sit together and visit other than the porch. The porch was really nice though! Overall we enjoyed our stay.

Excellent location! close to many hiking areas.
A real unique house with history; one of a kind. For me, this was all I needed; I used only one of the 3 rooms available. It was centrally located for my work on the Wildlife Management Areas and Lakes. Quiet and comfortable.

SXS Group - Rush Off Road
We are a group of 3 couples who rented this property because of its proximity to Rush Off Road ride park. Plenty of parking at the property and the park is about 20 minute drive away. The property itself has over 100 acres and the owner graciously offered that one of her relatives could show us the trails there. Unfortunately, we ran out of time and weren’t able to take her up on it. The place was clean, beds comfortable and the hosts provided everything we needed and were very responsive. Bathroom is remodeled and the master bedroom as well. There are two other rooms in the main house/ first floor which have been repurposed into bed space. The master bedroom has outside and inside doors. The other two bedrooms have outside access but no interior door. There is only one bathroom located off the kitchen, so due to the layout of the house, you have to walk through bedrooms to get to the bathroom. If you are a stickler for privacy, you would not be happy with this. We weren’t worried about it since our group travels together regularly. The kitchen is very tight because of having to get around the table, but there isn’t anywhere else to have an inside table without losing bed space. There are two large picnic tables outside though and several porch areas to sit and hang out in the evenings as well as a fire pit and firewood. There are additional bedrooms in the upstairs of the house but those only are accessed by outside doors which were locked, so we couldn’t speak about what those rooms are like. If you are into history (we are) and antiques and enjoy a quiet country setting, this place is for you. If you want a modern home with close by conveniences, this would not be a good fit. We enjoyed it and had a great time visiting. Thank you to our hosts!

Beautiful place to unplug
We are local, but love connecting to our Appalachian heritage, and this place is a wonderful place to do that. It truly is like stepping into a time capsule, and feels like you are walking through history. We loved how authentic the property was, even though modern amenities had been included but did not intrude on the authenticity of the house. This was a very recharging and beautiful experience. We will be back and cannot wait to see the upstairs renovation. The host were wonderful as well and had taken great care to make sure everything was clean, and inviting.

Super cool house!
I'll hit the high points first, and there are a lot..... Kaycee's communication was great! We loved the location, loved the neighbors (yes, someone stopped over to say hi when we were outside), we loved the fact that we could bring "the dogs." They loved the yard and the cow poop LOL. The house was pretty awesome. It's as you would think.... original, old and drafty!!! Loved it. I am also very smell sensitive and it did not stink! YAY! We cooked dinner and breakfast - the appliances and amenities were in great shape and working order. Things to work on.... the photos online are not how the furniture is laid out. I believe the upstairs is being renovated so there is only 1 bedroom and then 2 beds in common areas. It didn't bother us but I can see how it may freak some out. Also, due to the furniture being moved, the too-big dining table is crammed in the kitchen. We were really stuffed in there trying to play cards - but it was still fun. Tub was out of order and that was not advertised - and again, it wasn't a big deal to us but I can see if you were counting on it you would be disappointed. The only real thing I was like UGGG about was that the description said they had an air fryer..... I could not find it. I am pretty sure there is no air fryer there. Only other bit of advice I have for the owner is maybe there could be a grill on the property? We hung out mostly on the porch and we brought our own grill. Overall - I LOVED this place. I will be recommending it to my family to rent when they come visit us at our new place we bought up the road. Thanks Kaycee and team!!!!!

November get away
I was very comfortable at this location :) it was just me and my dog trying to get away for the weekend. I grew about an hour away in a very similar style of house so to me the farm house was cozy and relaxing. Very clean. Kaycee was so nice and did a great job of communicating what I needed to do for check in and arivial. The only thing was the bath tub was out of order and I was not aware. Other than that, an amazing place for a get away!
