Welcome to 'Rose Cottage', our stunning Tudor Cottage steeped in history and comfort with a beautiful big freestanding bath, wood-burner and AGA. Pamper yourself in our private spa, book breakfasts, evening meals and even archery or axe-throwing lessons...

Rose Cottage is a semi-detatched cottage, adjacent to our ancient Manor house, and our famous 'natural spa' - both of which are open to guests.

It features, a large farmhouse kitchen with AGA range and dining for 7. A living room that dates back to Tudor times, with original stone windows, oak beams and an inglenook fireplace with a wood-burning oven (plus a Netflix TV).

Surrounded by a beautiful 18th century walled garden complete with heritage fruit trees, BBQ and dining area, Rose Cottage has two double bedrooms and a huge bathroom with freestanding bath for two, and walk-in waterfall shower.

• Booking our Natural Spa: Hot Tubs, Saunas •

Our natural spa facilities (which is where the hot tubs & saunas on our listing are located) are extremely popular with our guests, and located a 30 second walk from Rose Cottage.We have sessions available to pre-book at 11am, 2pm and 5.30pm. All of our spa sessions are available for private use, so they are not shared with other guests. To add spa access onto your booking, let or team know or use your Guest App.

• Private Spa Sessions •

Our spa is is 100% natural, using wood-fire and fresh-water, it's a uniquely beautiful spa experience. Don't worry, if you're travelling with children, infants, pregnancies or dogs, we offer spa variations, adapted for your needs, so that you can enjoy the spa together.

→ Cleopatra Milk & Flower Hot Tub Ritual, 2 hours:

Available at 11am or 2pm, this spa session takes us 2.5 hours to prepare, and includes our famous milk & flower hot tub. It can be adapted to vegan, pregnancy, child, infant, and dog friendly variations. We recommend it for romantic getaways or small groups.

→ Twilight Natural Spa Experience, 3 hours:

Our 'Twilight Natural Spa' session, is a fabulous experience for those wanting to push the boat out. This private spa session takes us 7.5 hours to prepare for guests to enjoy, but it's worth every minute of effort. It includes the private use of all of our natural spa facilities, including our spectacular Estonian iglu-sauna, and sunset hot-tub views over the countryside. We can be adapt this spa session to vegan, child (9+ years old) and dog friendly variations. We recommend it for special occasions or large groups.

Yummy pies and creamy chocolate fondants, we've even sourced a delicious Great Taste Award winning cheese selection from Mary's cows at Cote Hill Farm (2km from Sawcliffe). Perfect for after a long drive, or a spa session.

Timings: 5.30pm delivery (ready for oven).

Available to book a 'surprise' at checkin, our afternoon tea includes cream cakes and all sorts of delicious treats. We'll even include vintage tea-ware and a few surprises of our own.

• Availability & Checkin •

You can arrive at your leisure from 4pm onwards. Self-check-in is available for all guests and we'll send you the access codes on the morning of your checkin.

• Booking Archery & Axe Throwing •

We have an archery and axe throwing range on the farm. Lessons are subject to the availability of Reg, our bush-craft teacher. We recommend booking in as early as you can to avoid disappointment.

Archery lesson: £30/guest, minimum 4 guests, or £120 for 1-4 guests.
Bonfire & axe throwing evening: £35/guest, minimum 4 guests, or £140 for 1-4 guests.

• Travelling with Dogs •

The following dog fees are applicable to your booking if you're travelling with dogs:

Small dogs: £15/night/dog:
Miniature breed like a dachshund. Under 8kg or 1.25 stone.

Medium dogs: £18/night/dog:
Spaniel size or cockapoo size. Under 15 kg, or 2.3 stone.

Large dogs: £20/night/dog:
Labrador size upwards. Over 15 kg, or 2.3 stone.

If you are travelling with a dog, you must let us know about your pets during the online checkin process on your Guest App. You will be asked "are you travelling with any pets". If you answer "yes" - we will send you a link to add and pay for your dog via your custom Guest App.

• Online Checkin •

As it is a requirement in Austria to submit a copy of an ID when travelling, you'll be asked to complete a short online checkin prior to receiving access to the property. You will also be asked to read and sign our rental agreement, and submit a refundable security deposit.

• Refundable Security Deposit •

As we have mini-bars and items for sale, guests are required to preauthorise a security deposit via a credit or debit card 24 hours before checkin. This preauthorisation will be managed using the Guest App that will be sent to you immediately after booking. It will be automatically be returned to you 2-4 days after checkout.

• Why do we hold a Security Deposit? •

Unfortunately, we have been victims of large scale theft and damage in the past. As a result, we are now required by our insurers to hold security deposits with guests. Don't worry, the reasonable and normal use of the property will not result in any additional charges.

• What is the Security Deposit used for? •

Unpaid mini-bar consumption, unpaid extra guests, unpaid dog fees, unexpected additional cleaning (including, but not limited to bodily fluids) and the extremely unlikely event of property damage or theft.

• Your Private Cottage •

Guests will have private access to Rose Cottage. Please note that Rose Cottage is a semi-detached cottage alongside Sawcliffe Manor, which is also open to guests and large groups. We have 4 properties open to guests on our farm, so it is a social space.

• Hot Tubs & Saunas •

The wooden hot tub, sauna & copper milk hot tubs featured on our listing photos is part of our 'Natural Spa Facilities'. The use of our spa is not included in your Airbnb booking price, but you can book our spa, and other extras really easily. Just let us know and we'll pencil you in.

• Family Run Farm-stay •

We ask all guests to keep in mind that the Manor & cottages are not a Hotel, but a small family-run farm-stay. We’ll be available online to help with questions, and you can find us in our ‘Spa Reception and Gift Shop’ on most days between 10am and 5.30pm.

We offer mini bars and snacks in rooms, and we have catering services available for pre-booking via our Guest App. We don’t have a full concierge service available, but we’ll try to help where we can. We also run a busy livestock farm, so we’re sometimes with our sheep.

• Self Checkin & Guest App •

We have built a Guest App, which you can access via a URL that we will send you, to help you with anything that you need during your stay. Our Guest App, has a chat and whatsap function so that you can ask us anything and phone us anytime. We will also use our Guest App, to pre authorize your refundable security deposit payment, or help with adding extras like breakfasts or spa sessions to your stay. Our rooms are all self-checkin, and our Guest App contains instructions, photos and videos to help you with most queries.

• Sleeping Arrangements •

Please keep in mind that beds and bedding will be prepared for the exact number of guests on your booking, and sofa-bedding will be included for groups of 5+ guests.

Bookings of 5+ guests: 2 doubles, 1 single sofabed*
Bookings of 6-7 guests: 2 doubles, 1 single sofabed*, 1 double sofabed*

If you'd like to spread out and add additional beds just let us know and we'll add extra bedding for you via your Guest App.

*Ps. For your comfort, if you're a larger group, sofa-bed bedding will be prepared and waiting for you in trunks and baskets (so that you can use the sofas comfortably during the day).

As we have mini-bars in our rooms, we require a preauthorised credit or debit card on file before checking you into the Manor to pay for room consumption. You will be sent a secure link prior to arrival to submit your card details online.
