A 'Wow!' property, and our second home. Private, quiet, spacious villa, with own olive grove, & woodland totalling 13 Hectares (~32 acres), 1km from medieval village. Private: 12 x 6m infinity pool (with remote control child-safe cover) & underwater seat along west side, international size boule court, extensive terraces, outside wood oven. Several guests have commented on the excellence of the pool and views from it. ‘Cloister’, open on 3 sides, with occasional tables and chairs, provide additional shade in the garden, with lights, USB charging points and English electrical socket. Three outside tables plus one inside dining table each with chairs for seating 8 people, with plenty of shade. There are 8 sun loungers and cushions.

The Villa is located in the River Tiber ('Tivere' in Italian) conservation area, and the river can (just!) be seen from the garden, together with, in the other direction, Umbria. The Villa is 7km from the Autostrada, and the river crossed on the way is the Tivere. Detailed photo directions are provided, and arrival & departure is very easy.

Rural villa sleeping 8 in peace & comfort. Floor area of approximately 300m2 on 2 ½ floors, together with a roof terrace. The house and gardens are not overlooked. There are 4 bedrooms (3 with double beds, one with two singles), 5 shower rooms, and 6 WC's.

On all sides, the 360o views are impressive, and overlook the valley of the River Tiber (Tivere) to the west, agricultural land and hill villages all around with a backdrop of unpopulated mountains to the east and the Soratte mountain to the south west. Village shops are 1.2km, a 10-15 minutes undulating walk. Supermarkets are within 10-15 minutes by car.

Excellent wi-fi, internet TV for UK terrestrial stations and several internet radios for any international radio stations. A pleasant, private and spacious office with table & chairs and own WC overlooking the pool as a quiet work place (if you really must on holiday!) Phone signal for mobile phones. Internet wifi "the best experienced" according to one guest. Satellite international TV including BBC & ITV , DVD player and 100 + DVD's - mostly English language.

Rome 1 hour by train, about 8 Euro (station 5 minutes away by car) or Autostrada. By car and autostrada Villa Elefanti is 30 minutes south of the Umbrian border, one hour south of the Tuscan border and 2 hours from the Florence exit. The autostrada junction is 7 km from the villa.
Sun (and shade available) all day. Great terraces for sundowners: three large outside tables each with eight chairs. 8 sun-loungers, 8 sun-chairs, small tables, 4 sun umbrellas, etc, etc.

Local staff live locally, and discretely supply support if needed.

The rural Villa and its grounds is completely private and not overlooked, but close to the village. It is well back from its secondary road access, and with electric, remote control gates gates, so safe for children to explore its 32 acres/13 hectares. Either by train (station is 5 minutes away by car) or via autostrada central Rome is only an hour away.

Local places to visi:: In no particular order: Vescovio - ~20-25 minutes. Nice little restaurant next to a very old church with underground crypt. Farfa - religious little village. 8th Century I think. One or two restaurants outside village. ~30 minutes distant. Casperia - visible from the east garden. Hillside village with many steps and view and a few bars. ~30 minutes. Poggio Mirterto (good market – mostly clothes - every Friday) Viterbo - Medieval small (like a film set!) - maybe ~1 hour. Etruscan restaurant recommended for excellent and cheap local food and grappa (Euro 1 per glass!). Some pleasant shopping streets too. Also antique shops. Gavignano – nothing much about it, but an interesting market on the third Sunday of the month. Orvieto. Hill top town with a lot of history and catacombs - the latter a must visit. One hour north on Autostrada. Bagno Regio - AMAZING (walking uphill) access to medieval hill top village - 15 minutes from Orvieto.

Rome & the best beach: Ostia beach west of Rome - the best. The others are overdeveloped. This is pretty natural, with sand and dunes. Great ' Meditterane' beach restaurant & sun-bed and umbrella hire at Km 8.5 - excellent fish. Arrive early in summer as parking is along the road and limited. Tip the man who appears to look after you car about 3 Euro for the day (but that is the only charge, and if he is still there when you leave, he'll help you into the traffic flow.)

Rome: culture, shopping and people watching - 1 hour.

A car is recommended. Both Rome airports - Fumicino and Ciampino - about one hours drive away from Villa Elefanti in normal traffic - have car hire companies, which do not exist locally to Stimigliano. A GPS for your car is highly recommended to navigate the country roads and/or Rome.
There is a direct train line from Fumicino airport to Stimigliano. Look for trains going to Orte end station - they go through central Rome, but no changes are needed. There are usually 2 an hour: check timetables at the stations. Tickets are cheap and must be validated before travel. There are no taxi’s in Stimigliano, but a bus from the railway station to the piazza.

A tranquil paradise!
Firstly, the villa itself is stunning. It has 360 views overlooking the valleys and hills all around the property. It has several outdoor seating areas to enjoy, all with incredible views. Beautiful gardens with many pollinator friendly plants and shrubs, including a huge lavender bush. The pool and loungers were so enjoyable after a log day out and about. The interior has 2 very cozy living spaces to relax in. We especially loved the smaller living area off the dining room, it was really cozy and we found ourselves enjoying the space in the later evenings. The kitchen was fully equipped with everything needed to cook a meal. The rooms were spacious and the bathrooms were large. There is a 4th upstairs bedroom which has very low ceilings, but it is quiet with beautiful views. The beds were firm and bedding was provided. The villa is just outside of the village and accessed via narrow roadways which we learned is very common in Italy, especially for properties with great view points. Secondly, Adrian is an amazing host. Full and detailed instructions on how to get to the property (I highly recommend printing his instructions) and how to access the keys and entry points. Wonderful recommendations for local restaurants and grocery stores which were very helpful. We loved the documented history of the villa and it's pieces of art. Adrian was incredibly responsive with any questions and needs we had were taken care of immediately.

We didn't want to leave!
We have stayed in many villas over the years, but none with a view to rival Villa Elefanti! I have so many photos of sunrise (from my balcony) and sunset from the dinner table as they just seemed to get better and better. There isn't enough space on here to say everything. Adrian was fantastic with information from booking and we felt like it was 'our villa' from the moment we arrived. We took the train to Rome (despite having a car) and it was so easy. Lovers of 'Normal people' can visit the Piazza where they had ice cream! Local restaurants were perfect, supermarkets had everything you could think of. Definitely get the Porchetta from the local market in the piazza, it was amazing. We will definitely return. Thanks for a perfect end to our 3 weeks in Italy, we were in Lucca and the Cinqueterre beforehand but saved the best for last!

Stunning villa with a fantastic host!
My family and my sister-in-law's family (4 adults and 4 children aged 9-12) just spent a fantastic two weeks (late August 2022) at Villa Elefanti. The surroundings are stunning - it's on the top of a hill so you really do get 360 degree views. The photos on here don't do it justice. The villa itself is great - very large, well kept, and has everything you'd expect to find already there. There's a well stocked kitchen, the beds are comfortable and the bathrooms smart and large. Not that we spent much time indoors, but there's plenty of space for internal living during colder months of the year. Wifi/mobile reception is great (not that's what we went on holiday for, but nevertheless useful for doing research for day trips etc). The pool is fantastic - clean, large enough for two families, an infinity edge to one side, and provides much needed relief from the hot sun! There are plenty of loungers, chairs and sunshades around it. There are four separate outdoor tables for eating, each big enough for 8 people and a pizza oven on the terrace that we used twice. Stimigliano is a 20 minute walk away and is a friendly, small village, there are a couple of options for eating out - we would highly recommend 'A Casa Mia' in the old town. A couple of well-stocked supermarkets are less than a ten-minute drive away. There's plenty to do less than an hour away, notably Rome itself (we tagged a couple of days on at the end of trip there and also went to an AS Roma match on the middle Monday), but also several towns (Orvieto is recommended) and Lake Bracciano. Finally, Adrian is a wonderful host - very helpful, responsive and friendly (we communicated via WhatsApp). All the guidance notes were great and covered everything you'd expect them to and more. Thank you, Adrian!

Wonderful Italian retreat!
One part of us (like others) wants to keep this place a secret, it is such a gem, whilst the other part wants to ensure it remains available to use again! The pictures (although lovely) almost don't do it justice, particularly the views, which are unbelievably stunning. And the amenities are great, just what we needed from a week long getaway, especially the pool, which was very accommodating for our 2 small children. Adrian was incredibly helpful, both prior to and throughout our stay. We are very much looking forward to our next visit!

Wonderful experience
This wonderful villa surpassed our expectations. There were 6 of us and it was more than ample Adrian thought of everything. We hope to return to Italy and villa Elefanti to swim in the lovely pool and rekindle the warmth that was present with Adriana, Maria and their wonderful family. There was never a barrier with the language we all just worked it out with a little help from duo lingo. The Italian ruins are everywhere with tour guides to explain. A great place
We had a great time at the villa. It's a fabulous location, with a very interesting and warm feel to the place. Plenty of room and lots of outdoor settings. It was very clean and well appointed inside and outside. The swimming pool was terrific, with an infinity edge looking out to the great countryside. It was large too. It is close to the main road route into Rome and places like Orvieto. Stimi is a small hilltop village, but the main square has a couple of bars and the supermarkets are just down the hill, so a quick drive. All in all we simply had a great time there.

Italian paradise!
We stayed at Villa Elefanti for one week in May with our big family of 7 (2 adults and 5 teenagers). Arriving at the house, the only word that we could utter was 'WOW'. And the 'wows' got bigger and bigger as we explored the house and grounds. We could not believe our luck to have found such a gem. The house is perfectly positioned with 360 degree views - the photos are amazing but the reality is a million times better. Everywhere you look there are stunning views of the countryside, of beautiful villages and the mountains in the distance. Outside the property, we were spoilt for choice as to where to sit - all terraces and the pool area are beautiful for enjoying alfresco dining. Inside the property, the standard of decor is top spec. We could not believe the beauty of the furniture, decorations, ornaments. The rooms are huge, as are the 'many' bathrooms. We were spoiled for choice as to where to sit inside too (not that we sat inside much). We didn't even have chance to use the lower sitting room or dining room. The house is perfectly equipped, containing everything you would have at home (and more in our case!). The equipment is also of a very high standard. We were simply in heaven all week. The beauty of the house made us very lazy and we only ventured out a couple of times: once to Rome on the train from Stimi - very easy! We chose the day that forecast thunder storms in Stimi. Amusing as we returned to the house to rain and thunder, when the electricity had shorted out. Luckily thanks to the plethora of information provided by Adrian, we were able to sort out the electric gates and also return the power to the house. Aside from that, we only ventured out to visit the local supermarkets, and to Da Lina and RosMarino restaurants - both amazing! We didn't want to waste a minute our week away from this paradise. My sister and I don't speak Italian, but thanks to 2 months of Italian podcasts and a phrase book, we were able to get by throughout the week using our very stilted Italian. The locals were so friendly (and amused/impressed) - despite being in true Italy, we never once felt out of place or unwelcome. Our negative is that we think that Villa Elefanti has probably ruined every future holiday we will have, as nothing will ever be as perfect. We are now desperately researching how buy property abroad, because we would love to have somewhere even 1% as nice as this place. Thank you Adrian and Lena so much. We hope to be back someday. x

Fantastic property in a wonderful location!
We spent an uninterrupted week at Villa Elefanti for our honeymoon - it is a wonderful place. Secluded, yet close enough to the local town (Stimigliano) for groceries and plenty of options for proper Italian food. It gave us the space to relax, enjoy the spectacular views and enjoy firing up the pizza oven. We will be back - next time with friends!!! Thank you

This is a great spot , views all round to dazzle and the nicest pool we have encountered. The heat was intense for most of our stay so the loggia was a godsend . The big terrace is great in the mornings and evenings - sunsets wonderful and the pizza oven great fun. Well organised and equipped house and outdoors . A very peaceful spot . with terrace to dine & enjoy the view. Very spacious with comfortable beds & excellent showers. Well equipped kitchen with dinning area outside with canopy providing welcome shade. It was very hot while we were there in July, 36/38 degrees. Loved the pool & cloister again providing much needed shade. The villa has an ample supply of very informative books for visiting Rome & surrounding villages. We loved Orvieto & the Civita Di Bagnoregio is amazing. In Rome we can recommend using the hop on hop off bus with a tour of The Coloseum on offer, very good value. For art lovers The Villa Borghese is outstanding. Driving in Rome is an experience, not one we'd recommend but taking the train from Stimigliano is by far the best way to get into Rome. Adrian was so helpful in every way providing all you need to know. For eating out the local restaurant Da Lina takes some beating for atmosphere, service & price. We were a group of 7 with ages ranging from 70 ( grandparents ) to parents , a 21 year old & 2 teenagers so lots to please & we were all happy! Our only criticism of this beautiful villa was that although there were plenty of fans there was no air-conditioning. Because it was so hot when we were there this proved difficult particularly at night. Apart from that a magnificent place. We would recommend a car to benefit from the surrounding areas.

Improving on perfection!
In addition to all the excellent aspects of Villa Elefanti, reported by others, a new 9 x 3 metre 'Cloister' with tiled roof has been constructed - partially under a large fig tree - in the garden and close to the pool, to provide cool shade in the heat of the Italian summer days. It has lights and power points - including both Italian and UK power points and USB connections for charging personal electronics.

I feel ambivalent about writing this review. I want to share the secret of this amazing place but don't want it to become so popular that I can't go again! However, after this our fifth, sixth visit I can't hold back. We have been as a couple, as one of four couples, and this time as a party of four adults and four children, aged eleven to fourteen. Quite a combo to please all at the same time. I needn't have worried. Villa Elefanti worked its magic from the moment we drove up when the boys were out of the car, stripped naked and in the pool before we had even unlocked the front door! And so it continued. Whatever the age, each one of us revelled in the beauty, the calm and the generosity of the villa and its furnishings. There is nothing skimped about this place, unlike many other holiday lets. It is a home from home. What is different however is the local wining and dining. So relaxed and such good value. The jaw dropping "wow" of the eleven year old when the biggest pizza margerita of his life was laid in front of him at Da Lina's was a sight I, and probably the waitress, will never forget! Further afield there is culture if that is what you want. Rome is a train ride away and Hadrian's Villa half an hour or so by car. For myself I want nothing more than to lie by that pool, glass in one hand, book in the other and thank my lucky stars, and Adrian!

Charming villa in a beautiful location
We had a lovely stay at villa elefanti, beautifully furnished and equipped with everything you could want. The pool (a salt water pool, so much friendlier on your eye), terraces and gardens were fabulous. As stunning as the photos are they can't quite do it justice. Amazing views and you see nothing of the neighbours, it is so very tranquil. Adrian (the owner) supplied the most comprehensive of guides to the villa, the surrounding area, including places to eat, visit and transport links, exceedingly useful. We took the train into the centre of Rome, there is plenty of free parking at the station, a train and a few stops on the metro, very easy and very reasonable. I would heartly recommend this villa to friends or family. The rooms are comfortable and well appointed, and you are pretty spoilt for choice for places for a fabulous italian meal whether indoors or outdoors with fabulous views in all directions. The kitchen has everything you could want to find, with plenty of options for making coffee including; a pod machine, a caffetteria to the sizable mocha pot (my personal preference). A car is pretty much a must if you intend to explore the region at all, and with the stunning winding lanes in this part of Italy a small to medium sized vehicle would be easier to handle. Although it was perfectly possible to get everywhere with a minibus, as we did. A fabulous holiday, and certainly one we'll remember.

Dream Location for Holiday in Italy
I can highly recommend this accommodation ! The Pool, the view, the sourroundings and the house were perfect for relaxing days in Italy. We were there as a group of 7 people. The accommodation offered enough space for everyone. Adrian was super helpful and was always quickly available if there was any information or other problems. I would definitely come back !

Wir haben hier mit zwei Familien einen wunderschönen Sommerurlaub verbracht. Eine beeindruckende Villa (jedes Zimmer hat ein separates Bad), ein riesiger Pool und ein Rundumblick, der unvergesslich ist. Der Kontakt zum Vermieter war nicht nur unkompliziert, sondern hat durch dessen ehrliche Gastfreundschaft den Aufenthalt noch angenehmer gemacht. Wir haben uns jede Sekunde willkommen gefühlt. A wonderful place with good standard.
We were a group of 4 adult couples that spend a week in the villa. The view was outstanding in all directions. It has several sitting groups in the sun or shadow. The pool was big and deep. We spend most of the time outdoors. But we loved to prepare breakfasts and dinners in the Nice Kitchen. We rented bikes that were deliverd at the villa. The area was good for biking. For shopping and restauratsvisits in the evenings, it wound be Nice to have a car available. Adrian is a positiv and helpful host.

un piccolo paradiso
assieme ai nostri amici abbiamo trascorso a villa elefanti una settimana molto piacevole. la casa è accogliente, pulita e fornita di tutto il necessario per una vacanza di puro confort. ci si può rilassare in piscina godendo di un bellissimo panorama e favolosi tramonti, oppure divertirsi giocando a bocce. la posizione della villa permette di raggiungere in poco tempo diverse città, tra cui Roma e Orvieto, e numerosi borghi antichi il proprietario Adrian è sempre disponibile per informazioni e suggerimenti. consiglio vivamente il soggiorno a chi vuole pace e tranquillità in un ambiente esclusivo
