Cosy rustic bothy with amazing views near Bettyhill and NC500

Kips Cottage is a rustic former bothy, with very few mod cons, other than amazing views and copious hot water. If you love going back in time and feeling like you are living on the edge of the world, it will be perfect for you. If you are looking for something even vaguely modern, Kips Cottage may not suit.

The cottage is situated in a stunning location just off the North Coast 500 in Sutherland. The cottage looks over the North Atlantic and is surrounded by hillside with fantastic views of the changing coastal scenery.

There is a spacious living area with 2 large sofas, a pine dining table and a wood-burning stove at one end. A charming double bedroom is accessed from the other end of the living space. Also on the ground floor is a basic kitchen, slightly like being on a boat, with a kitchen table and French doors out onto the decked area outside. The kitchen has an electric oven and a butler’s sink. Situated off the kitchen is a charmingly ramshackle bathroom with bath and basin and lavatory.

There is plenty of parking and a garden to explore.

Had a lovely time
Peaceful, quiet. no cars, airplanes. Just the birds, sheep, sound of the wind, and the surf of the Ocean. I went for hikes and slept fantastically each night. This is a place to relax and get away from the crowds. Enjoyed every minute of it.

Very cosy.
This is a very cosy cottage with everything you need to enjoy your stay. Views and beaches are amazing,plenty of places to walk your dog. Villagers are very helpful and friendly. Would highly recommend a stay here. Bettyhill beach is one of the most beautiful I have ever seen with clear water.

A little piece of heaven on earth
As always the cottage was like coming home. Thr location is stunning, so peaceful. The cottage is quirky ..so if your expecting glamour, then this cottage is not for you. We will definitely return.

This property has everything you need for a quiet break away from it all - the surrounding area is stunning scenery dramatic rocks , beautiful beaches . ideal place to bring your dog and just walk , eat well and read a book . If you are looking for pubs and a social thing it’s not the place to go !

Lovely location, but.....
Fantastic location, could be a little gem however cleanliness was an issue. Major cobweb problem, 3 piece suite needs replaced, arms on chairs ripped with stuffing falling out, throws on the suite need cleaned. Mouldy curtains in bathroom. We were expecting basic but also expected place to be clean. Bed and bedding were clean and comfortable. Only stayed 3 nights out of 7 due cleanliness of the place. Tried to contact the number given in case of problems a couple of times but no answer or answering machine. It's a shame it could be a brilliant holiday let with some TLC.

We got away from the modern world!
We wanted to escape - escape we did. All the other comments/reviews about the cleanliness of the cottage were fair but we just rode with it. We didn't care. THAT view is incredible. Even though we went in August, we still had the fire burning (coal & kindling from Bettyhill Stores) and loved every second of it. The draining board thing really has to go, though...It was also a great base to explore the north coast (which is why we chose it) and we saw John O'Groats, the Orkneys and Cape Wrath all in the same week. Kirtomy beach? We had it to ourselves for the first Sunday - luxury!

This was a great little cottage to escape to. There were a lot of cobwebs and bugs in the windowsills. It was very charming though and yes lots of hot water. The view of f the ocean and the sound was amazing. There’s a great outdoor patio for coffee in the morning or dinner at night. Very charming.

Lovely position. Plenty of hot water. 3piece suite in very poor condition, inadequately covered by blankets. Lot of dog hairs on rug in lounge. Fireplace in bedroom very dusty. Wooden draining board unhygienic, we covered with a glass chopping board. Bath taps held in place by bits of wood. Loved having cuckoo singing at the front of the house.

Kips Cottage review October 2021
The property is beautifully situated, with fantastic views. However it is let down by very poor cleaning standards and hygiene standards, furniture and decoration which needs renewal and substandard heating. Cleaning: The house is difficult clean given the decorative order. However, there were cobwebs and spiders everywhere, (behind the bed, on the walls, in the bookcases, around the fires) black scum around sinks and draining board. The cupboards and annex room have old rugs and broken equipment in them. Kitchen items all needed to be washed before use. The outside decking was an extreme slip hazard. (We were not allowed access until 6pm due to extra covid cleaning - there was no evidence of basic cleaning .) Furniture: Armchairs and sofa need renewal. These have large holes and were covered with dusty blankets. Outside furniture was rusty and dirty. Wooden draining board is a health hazard. There is no shower. Heating: There is no heating in the bathroom, and only a small electric heater in the main living room. The woodburner is small, and locally purchased logs were too large for it. Photographs can be supplied on request. This was all such a shame, as it led us to be disappointed, and felt that the cottage did not represent good value for money. All could be fixed with very little effort and expenditure, and the cottage is potentially a perfect retreat.

What a stunning location, looking straight out to sea in a charming crofting village on the north coast of Scotland. Lots of traditional charm, esp with the wood stove alight. Upper room is ideal for children but rather low for adults.

If you're looking to get away from it all, this is the place! The owner was easy to contact and the comprehensive information about the property was very accurate and super useful--especially the directions of how to locate the cottage! I don't think we could have gotten there without them.

Lovely cottage, looking exactly as shown on pictures. You are surrounded by hills, ocean and fields and you have milkyway above you. Cottage is well equipped but you need to bring your own food and fire wood if you staying for longer. Bathroom need updating but for a short stay is acceptable. We had a great time in Kip's cottage. I would recommend!

Lovely location cottage could do with central heating radiators there so must be possible. Warm enough with electric heaters but central heating would be more economical. Would have been nice to have tv for evening especially for kids. Did enjoy time there just room for to improve experience

Great wee property
Simple but well equipped. Fantastic original features in quiet location.... Not many local eateries in October which helps keep everywhere quiet, great walks in magnificent scenery. Would recommend staying here at Kips Cottage if you're coming to the area.

A marvellous escape
In a hard to beat location with uninterrupted views to the sea and surrounding cliffs, Kips is a well laid out and cosy cottage in virtually the middle of nowhere; the perfect place to escape from the current rather depressing state of the world. Most days we took our dogs down the track to the small pebble beach and sea. We fished off the rocks on a couple of occasions and even caught two deliciously fresh Pollack for tea! The nearest shop in Bettyhill is a few miles away but stocked with essentials. it’s recommended you bring a few meals with you as the nearest supermarket is in Thurso... There were a few problems with refuse collection and firewood (reported to the owners and hopefully now resolved) but the adjacent farmer was very helpful. All in all highly recommended for those that like the great outdoors. We had a most enjoyable holiday - made even better by the presence of two resident Golden Eagles in the adjacent valley.
