I've stayed at Avalon Suites Yorkville many times over the years. I used to give it 4 stars but now am downgrading to 3 stars. The building although pleasant superficially, is old and does not feel well maintained. The elevators are glitchy and unpredictable. The garbage chute is permanently non functional. The management solution is to deposit garbage and recyclables in basement which is fine... until you get there and see the place is very dirty and disorganized. Just one large container for all garbage and "recyclables". Also the cleaning of the rooms is suboptimal. The floors are dusty and there is mold growing in shower stalls. The rooms it seems, have had some redecoration but not practical with strange paintings and at least in the room I was in, removal of a work desk replaced with a larger less practical kitchen table. No easy access to plug in a laptop computer.

I do NOT recommend staying at Avalon Suites! The bathroom was in terrible condition The sink drain was barely draining There was barely any water coming out of the bathroom faucet. It took a minimum of 2 flushes to flush the toilet The management offered to fix the sink faucet after we checkout. What good is that? I was told the bathroom had been inspected before we checked in. They need a new inspector! They provided the smallest bar of soap that I have ever seen. It was very difficult to find Avalon Suites even with the “special” instructions Luckily someone was sent to meet us on the street. It was great to have a washer/dryer. The location is excellent Overall it was a very frustrating and time consuming experience trying to get things fixed We won’t be going back.

BEWARE. Very poorly maintained. Dirty. The place is also a building site with lots of noise and limited elevators in use. Kitchen unusable for 2 days whilst chasing items required to cook. Blinds in bedroom don't fit the windows so impossible to sleep past 5am. Offer for alternative room came after 3 days of chasing and trying to find solutions. All alternative rooms had the same concerns and/or were inferior to what we booked and paid for. After 3 days of wasted time we left to find alternative accommodation, with no refund. Don't waste your time or money.

Staff were friendly and accommodating, immediately helped me fix an issue with the washing machine. I’d suggest that they make some investments to improve the amenities: 1) better quality towels. The towels are terrible and leave dissolving fabric all over when used; 2) black out curtains. I could barely sleep due to how bright the room was. Should’ve brought an eye cover I guess.

Kitchenette is helpful to have. It was the main reason we booked this place. Gym is sufficiently equipped. Quiet considering the area. Good conveniences. Did not like the booking process. My card was authenticated ( funds were put on hold ) twice before our arrival which meant my $ for my trip was held up and I was unable to use it. I thought that these extra authorizations were completely unnecessary and really inconvenienced me.
