My family was gathering for 90/80 b-day bash and proximity to SW Tyler was prized. We had 11 adults (5 solos and 3 couples) and for one dinner a total of 20 +/- (couple/three kids who enjoy the pool and/or ran around).
The dining area was ample and with some gathering from around the house and guest house everyone had a chair and some space - not cramped at all. Dining room also has an ice maker, super handy but a bit noisy.
The house also had ample beds for us (the listed 21/22 would require all couples or volunteers to double up). My mattress was firm and very comfortable (king, not in the master), and I didn't hear complaints from my group (ages 24-67) about mattresses. Neither did hear the snoring that surely went on in other BDRs.
The bathrooms nice to very nice in size, well appointed, and clean (as was the rest of the house). The one I used had ample towels, soaps, etc.
The kitchen is large, accommodates group cooking via functional floor plan, island, and ample counter space. Cousin in charge of food gave it solid marks (she's experienced and not an easy grader). For convenience, we used mostly paper plates, a combination of solo cups and house cups, and both plastic and house utensils. It has a pellet-style smoker, and we donated a nice, small charcoal/mesquite, which may have gone to the cleaning person.
Wrap around porch is nice, so too patio/pool; ample parking & trash.
CARMEN AND LOGAN ARE AWESOME HOSTS and it was pretty much perfect.
