Enjoy everything Wilmington offers from its award-winning restaurants to its top-notch nightlife. Everything is located within one block of walking distance. You will be relaxing in a one-bedroom condo with full amenities that include wireless Internet, all linens, a kitchen, and a separate living room. Enjoy breathtaking views from your balcony that overlooks the Cape Fear River. Everything you'll need within walking distance, restaurants, pubs breweries, historic tours, and of course Live Oak Amphitheatre.

We require all guests on the reservation to submit picture IDs at least one day prior to arrival so if this is an issue please book elsewhere. If we don't receive this information it will delay your check-in time.


~We will supply a starter set of toilet paper, paper towels, a few dishwasher pods, small bars of hand soap beside sinks, and a few trash bags (kept under the current trash bag in the can). Please plan accordingly on what you need to bring depending on your length of stay.
~ The guest booking this condo MUST be 23 yrs or older and are staying on the premises NO 3rd party bookings permitted. They will be canceled and NO refund given.
~ Guest count must be accurate at the time of booking including all children over the age of 2.
~ Additional fees of $50 per guest will be charged if the guest count is wrong and needs to be adjusted after arrival.
~ This property is NOT available for parties or social gatherings of any sort and is only intended to be used by its registered guest ONLY.
~ QUIET times are observed between 9 pm - 8 am
~ This is a NON-smoking condo. If air-quality sensors are triggered there will be a $250 remediation charge no questions asked this includes the balcony area.
~ ID is required for all guests on the reservation and must be sent 1 day before arrival for access codes to be activated for check-in or this will significantly delay your check-in
~Comes with a Parking pass for free offsite parking for 1 vehicle, keys, (if keys are required) and parking pass must be returned or a $150.00 loss of your deposit.

The net over the patio was such a turn off. You didn't want to sit out there because of the way it looked. The couch was so uncomfortable that it was very hard to watch TV. I glad we only stayed one night.

We were just down for 1 night for a concert. It was great. My only complaint was there was a lot of noise outside late… skateboarders at 1:30am and loud music… other than that, it was lovely

Location, Location, Location
The location of this riverfront property is ideal. We have stayed in this area often over the last 10 years or so. The views are amazing, we enjoy the Farmer's mkt, being able to walk to everything. This property is well appointed. New policy of the HOA is that netting be placed on the balcony due to pigeons, it impedes the view somewhat & was disappointing but this is a great property. Highly recommend

Great location, lacking in other ways
My husband I came to spend some time at the beach and view the fireworks. We’ve stayed in this building a couple times before. Pros: location, cleanliness Cons: View obstructed by pigeon netting that was apparently new. It is not in the photos. Our whole reason for staying in this condo was to view the fireworks from our balcony. Patio furniture falling apart and parking is off the premises. We’ve previously parked at the building.

Terrific View!
Perfect spot for a getaway for us. We went Sunday & Monday nights & it worked out great, as Sunday was very busy around town but Monday much less crowded. High floor in building made it more quiet, too. Kitchen very well equipped. Great view of the river and battleship. Be careful while unloading/loading car as they are very strict with the rules. Took a long time to get security deposit back - the only real downside. Overall we would recommend this property.

Great location. Property OK, Bathroom sink not draining well, Ok furniture, good bed, weird to have vacuum out in the bedroom, nice to have a little porch with a good view. Wilmington was not our favorite city. Will not be coming back.

If you want a relaxing easy carefree stay, avoid. Paragraph messages with instructions and rules, a front door lock that barely works, 0 ambiance, and LOUD LOUD LOUD from the bars outside.

Good location. Walking distance to everywhere downtown. Parking is off site, but safe. Condo was perfect for two, maybe cramped for 3. Kitchen is small but well equipped.

Great location, average stay, needs improvement
The apartment has a great view and is in a great location downtown, as I hoped it would be for the price. You can walk anywhere. It was bigger than I thought as well. Unfortunately we didn't get to enjoy the balcony because it was covered in old dried up bird poo. I did wipe down the coffee table and cushions with my wet wipes but it wasn't possible to avoid the poo on the ground... The floors were not clean in the apartment so I wore my slippers around. 👎 Posting referred to pullout couch, but it's a futon. Futon was not made upon arrival for bed. The futon was ripped/torn and the mattress is worn. You can feel the springs. It needs to be replaced. The kitchen was cute, but the only sponge on hand was soiled and smelled bad, and needed to be replaced. I had to wash hands after using sponge because the sponge was so stanky. The bedroom had blinds, but no curtain and sun up was at 6AM bright in the room since. Recommend to add curtains. It was odd that we had to take our own trash out, which had to be thrown in a super tall dumpster out back. Make sure your strongest friend takes that duty on to chuck it 6ft up. I have NEVER had to take trash out at a stay before. No extra garbage bags were provided. The property manager did not respond to my messages thru VRBO, so I had to track down the phone number and call for a question. He was curt on the phone for someone trying to provide customer service. I called twice and he was this way both times.

After reading several great reviews, I was looking forward to staying a night, however, our experience was not good. The condo smelled moldy which we tracked to the shower head. It was covered in black mold. The bed was not stable. If you sat on one side, the other popped up. The front door had no weather stripping at the bottom leaving about a one inch gap to the outside. The couch needs cleaning.The microwave was dirty inside even though we hadn't used it.The coffee maker had old water in it. There was sugar and creamer left for us but they had been left open.The sugar was a solid massThe positives are the location and the view. The host was good. He gave clear instructions and was responsive. We were only staying one night and checked in and quickly left for our event so didn't take the time to complain at check-in as we were only staying the night. I would not have stayed there another night.

Perfect property with stunning views
My husband and I did a weekend getaway at this property, and it was absolutely perfect! The place was clean and nicely decorated. But the main clincher was the unbelievably gorgeous view from the balcony! My husband and I spent a lot of time sitting on the balcony, looking at the battleship and the sunsets and the boats on the river. The brilliant relaxation we needed. My husband and I did not need our car any of the time as we were within walking distance to absolutely everything we needed. So glad we landed on this place via VRBO!!

Riverfront Downtown Wilmington Stay
This is a wonderful place to stay in downtown Wilmington! It is located in the heart of downtown with so many things to see and do. This place was perfect for my little family with a great view of the Cape Fear River and the Battleship. We will definitely stay here again.

Riverwalk location
The location is very convenient. So many great restaurants very nearby. The views of the Battleship is excellent! The bedding was comfortable. The towels were a nice size. We did not cook in but there was nice cookware and dishware. There are very specific directions for check in and checkout. The parking lot directions did not seem quite up to date with street closures. But the lot is quite nearby and convenient. There can be some loud music from a nearby bar. It did stop by 10:30 . We would stay at that location again

Condo with a view - things you should know about the mgt company
This was a fine place to stay but you should be aware of a few things. The studio has a beautiful view of the water in Wilmington AND it's a great location. Currently, there is much construction around the building so there are streets closed an a lot of construction barriers and equipment. There was much detail and communication prior to checking in which I really appreciated (comprehensive email with ideas of things to do and text messages prior to arrival) They have very strict rules and will penalized you financially if you don't follow them which I respect as they want to minimize an damage to the property. We were disappointed when we arrived as the studio was dirty. The bathroom floors, bathtub and the counters in the kitchen didn't appear to be thoroughly cleaned. When we opened the balcony door (only 8 inches) is completely locked and we could not get it closed. Because it was in the evening we had to leave the door open all night as maintenance would not be around to to help so we heard the street noise of people enjoying their evening until the wee hours of the morning. When we alerted the management company about the door, they text us an asked "did you open it really hard?" - insinuating that we did something wrong. In addition, there was no apology for the inconvenience. I also took pictures of the dirt in the bathroom and they did not provide any response after sent to them. I shared there was bird feces on the balcony floor and table so we didn't use that part of the unit - no response. I booked the unit on 10/6 for two people. At 7:30AM on 10/8 I informed them that we would have my mother coming with us on the 9th when we were allowed to check in at 3PM. I wanted to let them know as there is an additional fee for more that 2 people. I gave them over 30 hours notice. At 2pm when we were close to arrival, I received a text that we were given an air mattress rather than the option for the pullout coach. I informed the management company via text that I wish they would have told me I would not have the pullout as I have a very comfortable air mattress of my own that I could have brought. Their response was "If you would have let us know prior to late the night before we would have had ample time to prepare" - informed them that we did inform them 1 1/2 days prior to arrival. We received NO response to ANY of the concerns we voiced. Terrible at handling customer concerns. They ignore them.
