Take it easy at this unique and tranquil getaway on the Cacapon River just 2 hours from downtown DC. This newly remodeled private home is situated on 27 acres with 1200 feet of river front to explore. The home has 3 bedrooms, 2 full baths, living room, sunroom, stainless kitchen and a full length porch with outdoor dining for 10. Watch the bald eagles fly overhead or just listen to the music of the Cacapon run past your house. Our high speed WIFI makes it ideal for remote work.

We provide everything you need, including all linens, bath towels/hand towels/washcloths, extra ‘river’ towels, paper towels, toilet paper, fully equipped kitchen for the discerning chef including basic spices and sugar, shampoo/conditioner/body wash, hand soap, and dish soap/detergent.

In addition to the 3 bedrooms (2 with queens and 1 with 2 twins), there is a queen pull-out couch for an extra guest or two. Ascending the stairs from the driveway, you will immediately be able to take in the incredible river views from the deck that spans the entire front of the house.

Guests can enjoy fishing, kayaking, swimming, and more just a few hundred feet from the front of the home! Or enjoy the river by just sitting on the edge of the river in the comfortable river chairs provided by River Perch.

As River Perch is near many national forests, national parks, and state parks, it makes a great starting point for exploring this part the Appalachian and Blue Ridge mountains. Shenandoah National Park (48 miles), Cacapon Resort State Park (26 miles), Lost River State Park (42 miles). Hiking in the George Washington National Forest or the Nature Conservancy's Ice Mountain are less than 20 minutes away.

A perfect stay in a serene setting
We had an amazing short stay at River Perch. Glenn is an exceptional host and the home is perfectly appointed for a relaxing stay. The house is newly remodeled and they did an amazing job. The view of the river is stunning from both of the living areas and the deck is perfect. The kitchen has everything you need to cook and was very clean. The 3 bedrooms were set up wonderfully and there were plenty of towels (and beach towels!). The river was so fun and a great spot for bird watching. We ate some s’mores down at the river over a fire which was a perfect end to an absolutely lovely stay.

This is absolutely the best rental we have experienced through VRBO so far. Mr Glenn was the best host and communication was prompt. The house is lovely and the river is even better. Our young ones had so much fun riding the available tubes down the river. Quiet and secluded but only minutes to town. We will definitely be returning.

My family had a lovely time. The house and location were just right. Big, well equipped kitchen, comfortable beds. Enjoy the river from the covered front porch or walk over to the riverside and sit near the waters edge. Large fun tubes available to float in the cool water. Bring a mask and snorkel and look for crayfish in the rocky shallows. We visited nearby markets in Capon Bridge and Wardensville for fresh produce and interesting local crafts. Some of us brought mtn bikes and road some nearby trails.

I booked this home for July 4 for four nights with my son mainly for fishing and the close proximity of the river. Our stay turned out to be so much more. Glenn and his wife are excellent host. We got to see their family fireworks, use their kayaks, tube down the river and Glenn showed my son how to do some fly fishing. They were also very knowledgeable as to where to venture nearby for food and unique gift shopping. The home is lovely, very clean, recently remodeled and well kept. The river is so clear we could see fish and crawdads everywhere.. It was a great retreat to return to nature. It’s nice that you can’t see any other homes and this area is very quiet, but there are people nearby so you’re not completely isolated, which was comforting for me. I definitely plan to stay again, it’s a very special place.

Mothers' Day weekend family trip
This is a beautiful and spacious home with river access and porch for sunning and relaxing. We spent 2 of our 4-night hiking trip here. The owner went out of his way for us, lighting the fire pit, and bringing smore fixings for the kids (12 and 13). Inner tubes and kayaks were available, and despite the cold temp., the kids tubed down the shallow river and were in heaven! Spotlessly clean, and we were thrilled to find Rummikub in the game cupboard. Quiet, private area.

Absolutely fabulous
We wanted a change of pace/ scenery and found exactly that. If you’re used to the noise of a freeway then you will love the sound of the capacon river flowing right out front of this beautiful home. Glen did everything he could to make sure we had everything. House is very nice and comfortable.everything you need to enjoy a getaway is provided.The view of the river is priceless. Saw several eagles fly by and numerous other wildlife that made it spectacular. Bring binoculars to really enjoy the views. Glen gave us info on the local butcher and various places to check out. Local butcher does have best burger in town. We decided to grill all of our meals instead of going out.The fire pit by the river was where we spent our late afternoon and evening enjoying the outdoors. Simple,serene and very peaceful place. Highly recommend for a getaway. We stayed 3 nights. Would return in a heartbeat but will stay longer. Many thanks to Glen for his hospitality. He checked in a few times to make sure everything was going well. Absolutely perfect.

Really lovely cabin that feels like new inside and out. Great covered deck that we enjoyed even during a rainy weekend. Fantastic private stay with great hosts
Our stay at River Perch was fantastic! It was a perfect retreat for us to watch the leaves fall and take in nature for a few days. The kitchen was gorgeous and very well stocked and WiFi/internet access was strong enough for us both to work remote with no issues. Glenn went the extra mile, with recommendations to one of the best burgers in the DMV, firestarters and smores supplies for the firepit by the river, and literally when returning a few forgotten items left in the cabin. Thanks for such a wonderful stay and making our anniversary feel special!

Idyllic River House Close to DC That Checked All Boxes
This might be our favorite VRBO stay ever! From start to finish our River Perch vacation was perfect. We contacted Glenn on a Thursday about a last-minute getaway trip, and by Friday afternoon we were on our way. Glenn is the PERFECT host. Speedy responder, charming and informative, helpful and kind. The house was exactly what we expected but better. It is a brand-new renovation that was spotless and had the appliances and amenities to make your stay easy and comfortable. From an easy to use gas grill, to a beautiful gas oven with griddle, a spotless fridge with water dispenser and ice maker and efficient and easy to use dishwasher. Brand-new washer/dryer, filled river tubes. Lovely decor, comfortable, new bedding in all the bedrooms, ceiling fans and efficient AC for August. Plenty of starter everything (tp, paper towels, garbage bags, spices, shampoo and conditioner, body wash, hand soap, general cleaners, beach towels, extra outdoor chairs for the river, firewood, fire-starters, lanterns, s'more-starters) we did not need anything. Bring your favorite spices, but you don't need to. We grilled every night and made a fire in the fire pit nightly. Glenn set us up on a guided hike and gave us so much helpful information about the area. The river is 50 yards from the deck/house where we spent most of our time. Adirondack chairs are new and good quality, River Rats to float on, bring your fishing gear and explore. IMPRESSIVE and MAGICAL. Can't wait to return

A slice of heaven
I brought my kids and in-laws and the kids called it heaven ! They swam in the river and caught so much fish !!! Biscuit and Burgers is a must try ! The house and property is beautiful the best part is waking up to drink coffee and listen to the river and animals ! Definitely would love to to come back !!
