On the slopes of the Rasa Bay, in a small welcoming village, Sutivanac of Raska lies a beautiful villa. On a large plot of over 1000 m2 the villa offers a view of the mountain Učka hills above Rasa bay, and only a half hour drive by car to the beautiful Istrian beaches.

This beautiful villa for six guests was built in 2015. and welcomes the first guests who will have the unique opportunity to enjoy the hedonistic atmosphere of the new villa. The house is furnished with the interesting combination of quality and handmade furniture, including modern elements to provide you with everything you need for a careless vacation.

Villa can accommodate 6 guests in 2 modern bedrooms with double beds, one bedroom with single bed and sofa bed in living room ( 2 bathrooms ). The house has satellite TV and air conditioning. The kitchen is designed in rustic style and contains all the necessary appliances and spices for the tastiest dishes. In the garden, there is a large 32 m swimming pool, playground and plenty of space for careless enjoyment in the summer. The villa is ideal for holidays with family and friends.

Casa Leone
We absolutely loved this property and had an enjoyable two week stay in August with superb weather. This house was everything it was described to be and more. We all enjoyed the wonderful hot tub and sauna and not to mention cooling off in the pool. Everything we could have needed was thought of and we would come back in a heartbeat. Highly recommended

Schöner Urlaub in einem tollen Ferienhaus
Wir hatten einen schönen Urlaub. Das Ferienhaus ist zwar recht abgelegen, aber dafür wird man mit einer tollen Aussicht belohnt. Im Haus fehlt es an nichts. Der Vermieter ist sehr freundlich und hilfsbereit.

Traumhafte Lage
Wenn man eine ruhige Umgebung genießen möchte ist man im diesem Haus genau richtig aufgehoben. Der Housekeeper ist immer erreichbar und total zuvorkommend und verlässlich. Zentral gelegen um mit dem Auto innerhalb von 30 - 45 Minuten viele Ausflugsziele erreichbar. Das sollte man aber bereits beim buchen bedenken und einplanen. Uns hat es super gefallen und gerne wieder.

Wunderschöner Urlaub in einer sehr schönen Villa
Es war ein wirklich toller Urlaub in Kroatien. Die Unterkunft war sehr schön gewesen. Ideal und groß genug für eine Familie mit zwei Kindern. Das Haus, die Zimmer, der Küchenbereich inkl. Technik und die sanitären Einrichtungen waren alle sauber gewesen. Die Lage des Hauses ist eigentlich nur mit dem Auto erreichbar, aber dank der Beschreibung haben wir es gut gefunden. Dadurch das das Haus höher gelegen ist, hat man eine super Aussicht über die umliegende Landschaft. Man kann stundenlang auf der Terrasse sitzen und die Landschaft genießen. Der Hausverwalter Dalibor war sehr freundlich gewesen. Er hat sehr schnell auf unsere Anfragen reagiert und sich zügig und gründlich um unsere Anliegen gekümmert. Die Kommunikation auf Englisch verlief problemlos. Ansonsten war Google Translate stets zur Hilfe. Zusammenfassend war es wirklich ein sehr schöner Urlaub und Aufenthalt dort gewesen. Gerne wieder.

Schönes Haus mit tollem Blick
Wir verbrachten im September 2023 eine schöne Woche in Sutivanac. Das Haus ist schön gelegen auf einem Hügel in einem kleinen Dörfchen mit Blick über die weitläufige Landschaft. Es liegt schon etwas abseits (auch einige Kilometer von den nächsten größeren Hauptstraßen entfernt), sodass die Wege in der Regel weiter sind und ein Auto zwingend erforderlich ist. Die Ausstattung ist sehr gut, inklusive Pool, Sauna, Whirpool, Waschmaschine etc. Das Haus an sich ist grundsätzlich sehr schön eingerichtet, hat jedoch leider schon ein paar kleinere Mängel (zB schleifende Eingangstür, angelaufene Wasserhähne, bröckelnder Deckenputz im Keller beim Whirlpool). Hier dürfte gerne nachgebessert werden. Hervorzuheben ist der sehr nette und hilfsbereite Host/Betreuer vor Ort namens Dalibor, der stets pünktlich und gut erreichbar ist. Insgesamt haben wir uns sehr wohlgefühlt und können das Objekt weiterempfehlen. Werden die kleineren Mängel ausgebessert hat man ein perfektes ruhiges Urlaubsparadies.

Liebevoll eingerichtetes, kleines Landhaus (2 Doppelbettzimmer, 1 Einbettzimmer) zwischen Pazin und Labin mit Oliven-Feigengarten, Pool, Sauna und Indoor-Whirlpool. Wer Ruhe sucht und den etwas weiteren Weg zum Strand nicht scheut, ist hier bestens aufgehoben.

Prachtige villa met schitterend uitzicht
De villa is perfect gelegen in het prachtige binnenland van Istrië. Het zalige uitzicht konden we enorm appreciëren. Het zwembad, de jacuzzi en de aangenaam gekoelde kamers is grote luxe. Dalibor ontvangt je in hoogsteigen persoon en helpt je op weg in de regio. De afwerking in het huisje zelf was wel wat ondermaats. Dat was voor ons het enige minpuntje aan de villa.

Wir hatten einen tollen und erholsamen Urlaub in dem sehr schönen Haus. Es ist zwar etwas abgelegen und man braucht ein Auto, allerdings kann man dafür auch seine Ruhe genießen. Der sehr nette Hausverwalter Dalibor hat sich um den Pool usw. gekümmert, war immer ansprechbar und hat uns super versorgt. Einfach schön dort!

Einsam gelegenes Haus für absolute Ruhe und Entspannung. Ein paar kleine Schwachpunkte wie die Entfernung zum nächsten Restaurant oder ein paar kleine Mängel am Haus. Ist aber verschmerzbar. Insgesamt ein schöner Urlaub und durchaus weiter zu empfehlen.

Das Haus hat eine wunderschöne Lage, man hat ruhe und ist unter sich. Der nächste große Ort ist ein bisschen entfernt, aber mit dem Auto super zu erreichen. Der Hausverwalter war super nett und immer erreichbar. Die Wespen im Pool waren leider ein bisschen nervig aber auch damit kommt man super zu recht. Der Whirlpool war mega auch wenn man ein bisschen brauchte um das System der Düsen zu checken. Schlafplatz war ausreichend dar. Leider im Einzelzimmer jedoch keine Klimaanlage. WLan, Fernseher im sehr guten Zustand. Checkout war auch kein Problem. Wir würden immer wieder dort hinreisen und auch gerne wieder das selbe Haus es war mega!!

Einfach nur schön!
Wir wurden sehr herzlich von Dalibor empfangen und eingewiesen. Das Objekt ist so wie beschrieben und absolut sauber. Sehr ruhige Lage, nur das Gebell der Hunde hat uns manchmal doch ein wenig gestört, aber Tiere hört man nun auf dem Land. Der freie Blick in Richtung Küste, der Himmel und der Pool, welcher prima von Dalibor umsorgt wird, sind wunderbar. Für den täglichen Bedarf gibt es einen prima Hofladen im Dorf, 15 Minuten weiter einen Mini Supermarkt und in Labin einen großen Lidl. Uns hat es sehr gut gefallen und wir konnten uns gut erholen. Traumhaft schön!
Tolles Haus in ruhiger Lage. Wundervolle Aussicht auf Hügel und Olivenbäume. In der Ferne sieht man das Meer. Der Ansprechpartner vor Ort war sehr freundlich und hilfsbereit. Es war gerade Kirsch-Saison und er hat uns mehrmals frische Kirschen mitgebracht, wenn er die Wasserqualität vom Pool geprüft hat. Pool, Sauna und Whirlpool sind klasse. Man braucht aber unbedingt ein eigenes Auto, denn zum Meer oder zum Einkaufen sind es min. 30 Minuten Fahrzeit. Es gibt einen kleinen Dorfladen, der auch gut zu Fuß zu erreichen ist, aber nur wenig Auswahl bietet. Wir hatten eine unvergesslich schöne Zeit in Istrien und in diesem Ferienhaus.

Das Ferienhaus ist etwas abgelegen, und es gibt nur sehr wenige Häuser in der näheren Umgebung, sodass man seine Ruhe hat. Das Haus verfügt über einen eigenen Pool, Whirlpool und eine Sauna. Daher ist es perfekt, wenn man mal eine Woche lang nur entspannen möchte. Es gibt einen kleinen Laden in 500m Entfernung, in dem man alles bekommt was man so benötigt. Die nächsten größeren Läden sind ca. 10-15 Autominuten entfernt. Wenn es Probleme gibt, ist Dalibor immer erreichbar und auch schnell vor Ort. Uns hat es sehr gut gefallen und wir werden sicher irgendwann wiederkommen.

Perfekt ausgestattetes, sehr schönes Haus mit Weitblick. Sehr netter Empfang durch Dalibor. Die Küste und Sehenswürdigkeiten sind in 30 -45 Minuten gut zu erreichen. Sehr schöner, gepflegter Garten. Sehr ruhig. Meinem Wunsch, den Pool offen zu lassen, wurde entsprochen, obwohl es schon Oktober ist.
