THE LOCATION
Located in the older part of Cape Pat, within easy walking distance (about 300 meters) to a child friendly, Lifesaver patrolled family beach. The beach has a small swimming pool cut out of the rocks and small cove, ideal for supervised swimming.
The local beaches are a great place to fish off the rocks, from the surf beaches or in a boat. Snorkeling & scuba diving is also available in protected waters at the family beach, a free rudimentary, small boat ramp is available nearby.
Close to the beach walking paths or walk along the foreshore on the rocks to First surf beach at low tide checking out the rock pools.
Take a bike path ride along the cycle path along the road to Wonthaggi and then the rail trail bike path to Kilcunda or ride to Inverloch along the scenic coast road.
Local General store and pub are both within easy (8 mins) walking distance.
The First & Second surf beach are a little further, First beach has a newly built surf club house, and the beach is patrolled, in season, and the other beach, facing West, is not. A great place to watch the sun go down from the sand dunes.
Two playgrounds are within easy walking distance.

The property has two lounges, one upstairs and one down stairs.
Up stairs has a reverse cycle air conditioner, down stairs is usually cooler, not requiring cooling, it has a large electric wall heater, for heating in the cooler months.
Both lounges have Smart large screen TVs. The main upstairs lounge has surround sound system DVD player and media player, through the smart TV.
Country & Melbourne TV stations available. Down stairs, it has a full size Air hockey table, Wii game console & Foosball table, Coits, Boche, and Totem tennis to keep everyone amused.
Free extensive DVD library to suit all tastes in house.
Also has small library of books and board games, card games etc.
OUTDOOR ENTERTAINING AREAS
Just off the upstairs lounge, is a large East facing, sunny private deck, it has ample seating with a pull out glass top extension table. The deck has a view over the front gardens, and screened from the street by trees , sea glimpses through the trees.
Wind out awnings are available for shade on the deck if shade is required.
Outdoor gas BBQ and secondary seating and table located in the small grassed back yard.
KITCHEN
The house has a well equipped small kitchen with generous supply of utensils, pots & crockery, but no dishwasher.
Included is a Juro bean to cup coffee maker, NESPRESSO pod Coffee machine with milk frother, toaster, Microwave, snack toaster, electric stove and oven and a family sized fridge.
Complimentary basic spices, tea, sugar, coffee & milk starter pack. Glad wrap, garbage bags & foil is also supplied.

Access to the property is via an electric key pad combination lock
Out door cold rinse off shower.
Hair dryers are located in each bath room.
Laundry has a washing machine & clothes dryer. A folding clothes line is located out side, attached to the fence.

A filtered rainwater drinking water tank is located on the deck for guests to use.
Under cover parking for two vehicles, garage & carport.
Use of x4 bikes, and x3 scooters. There are three 26" Adult bikes with helmets supplied, and one 18" inch child's bike (the owner takes no responsibility for the use and condition of the bike, Guests are required to make sure all controls of the bikes are working correctly before use.)
Please note:
As the house is clean when you move in, a BASIC Cleaning charge is included in the tariff. An additional charge will be levied, from the bond, for extra cleaning, if the property is left in an unacceptable state on departure.
"Oven cleaning" of baked on spillage, is not included in a basic clean.
Sorry No Pets allowed, as there is no fencing.

The area is renown for good fishing off the numerous surf beaches and rocks in the area.
Dinosaur Walk Discovery & Eagle Rock - Inverloch area
Scenic drive bike or car drive along the Bunurong Marine & Coastal park between Cape Paterson & Inverloch.
RACV club is on the western side of Inverloch for a great lunch and views over Anderson inlet.
Walk along the cliff paths around Cape Paterson to get great views to Wilson's Prom, or walk along the beach & rocks to the First beach at low tide.
Rock pool ramble at low tide.
Walk the beaches of Harmers Haven.
