Charming Historic lodging on the outer banks of the Llano River

Built in the late 1870s, Mustard Seed Bed and Breakfast on the Llano offers a comfortable vintage farmhouse style with all the modern amenities of home. The cottage is a private stand alone cottage located perpindicular to the Mustard Seed’s other two suites. It features Wi-Fi, a flat-screen TV and streaming services availability (Netflix/Roku), a patio, and a kitchenette. Perry's Cottage has exclusive access to a hot tub overlooking the beautiful Llano landmark, the Inks Bridge. A light unhosted breakfast is provided on the day of check-in. Perry’s Cottage provides modern amenities for your comfort and convenience, while retaining the original charm of our historic 1870s property. This guest cottage features a king-size bed appointed with luxury linens and a private bath with locally made soaps and lotions. Perry’s also has a front porch to enjoy the Texas Hill Country evenings in a peaceful setting while winding down after a day of sight seeing or shopping. Relax in vintage farmhouse-style comfort just one block from historic downtown Llano, TX. Whatever your pleasure, you are sure to find plenty of activities and attractions nearby. Start your day in your own kitchenette with a small fridge and microwave, stocked with a light un-hosted breakfast. Then head out and explore the area, where you will find shopping, galleries, wineries and vineyards, fishing, kayaking, parks, and more. At the end of the day, return to the comfort of Perry’s Cottage. The grounds offer a beautiful lighted courtyard complete with a fire pit (guest to provide all fire making materials) and BBQ grill you can relax under the stars and the quiet of the Hill Country!

Cozy & relaxing weekend
The cottage was very cozy and everything was clean. Restaurants and bars are within walking distance, and you have a beautiful view from the hot tub of the bridge. Perfect for a relaxing time off.

Not enough words to say how fabulous this little bungalow was. Think: luxury hotel room with even more. The manager was available, responsive and wonderful to deal with. Will definitely stay here again.

THE BEST PLACE TO STAY
This place is beyond clean!! It is the cutest space, with every need addressed. From the snacks and breakfast items provided, to the extra throw blankets, to the rocking chairs on the porch. The location is next to the Llano river and the area is so sirene. It is just what you need to get away from the city and enjoy peace and quiet.

For the price- not worth it.
Clean interior, clean sheets etc. Property is a back house to another property. Pictures do not show this. The front house guests park in front of the door- creating car lights and noise, not private. Hot tub great for winter time only. Lots of bugs and inspects.

I cannot wait to go back! I had plans to head out to Inks or Buck and hit the trails but the weather was against me. I found myself wandering around town for some shopping and a meal... then back to the cottage for quiet time in the hot tub with a book. The accomodations were SO welcoming I found myself in an oversized sweater with a bowl of cereal and a movie my first night there. I cannot wait to rebook during the spring to enjoy the nearby parks... the sweet buns provided by the owners... and the coconut cream pie at Trailblazer Grille.

We will be back!
Such a flawless stay! The room was very clean, comfy, and beautiful. Checkin was so easy and smooth no issues with this stay. PERFECT location! So close to town! We went to Inks lake state park (25mins) and Colorado Bend State Park (45mins) it was the perfect place. Also, check out coopers BBQ and Badu 1891 for dinner! We will be returning again soon!
