Please check availability on our calendar as we do not accept bookings that leave gaps between bookings less than our minimum nights as its impossible to fill those nights, happy to discuss further and work something out. Minimum booking is 3 nights. Christmas and New year have minimum of 6 nights, no gaps between, and not check in or check out on public holidays over this 2 week period.
Rates on calendar are for 4 people, this is a small cottage, we wont allow overcrowding, if children are included in the booking please specify, we allow of maximum of 6 people including kids, this property gives excellent value for smaller groups, couples or small families with young children.
The 3rd bedroom only accommodates 2 children. Over 12 years are considered adult, due to the size of our beautiful little home, and the maintenance, wear and tear, and overhead costs. If you want to book up to 6 people please discuss with us first, as the beds in 3rd bedroom are essentially for children.

All the details on this listing and our house rules plus rental agreement form the overall agreement. Sign a copy of the agreement once booked and send a copy to the host via this website. All communication is via this site where you booked.
Guests must provide relevant contact information including a valid phone number and email address.
Guest who makes the booking needs to provide copy of drivers license or other acceptable ID to the host within 48hours of booking via this website. Failure will result in cancellation of the booking.

This property is not suitable for school leavers/Hens/Bucks/Parties/Events or
Birthday parties - noise must be kept to a minimum. No noise after 9pm.
Can be used by confirmed guests only. Additional visitors are not permitted without prior approval from the owner.
We are strict with applying our cancellation policy.
This is a Strictly No smoking inside this home!! Smoking is only permitted outside and away from the house, we do not permit smoking on the undercover Veranda.
We strictly apply our no events/schoolies etc policy. Please do not inquire if this is your intention - no exceptions are made to this policy. Our neighbors will call us if you make noise. Eviction is guaranteed.
Please leave the cottage clean and tidy in similar condition to how you found it.
The exit clean only covers 2.5 hours for cleaning anything above that will be charged for. The exit clean and professional laundry fees do not include
extra cleaning, weekly cleaning, and professional laundry fees for stained linen and or towels, or cleaning up after pets. If you leave excessive mess and the cottage is not similar to how you found it, charges will apply. Longer bookings will be charged an extra cleaning fee to cover at least 2.5 hours over an above our normal exit clean fee.
Minimum Age of primary guest making the booking is 25. Only guests included in the booking may stay at the premises.
This is a family neighbourhood, and is generally quiet, however we cannot control activities on neighbouring properties. We do not accept late check ins after 7.30pm.

We update our rates regularly according to seasonal demand, your booking is subject to confirmation of the rates with the owner. Pets need prior approval, so please do not book without that prior consent. You are asking the owners to share their home with your pets, please therefore be respectful and request this approval. When bringing your pets you are agreeing to our pet terms, failure to follow these will result in extra charges. A small pet surcharge applies, you need to select this during the booking process.
Clean up after your shedding dogs.
We reinstate the property 100% spotlessly clean for our non pet owning guests.
We therefore ask you to thoroughly clean up from your pets. This is a minimum requirement.
Pets are accepted only with prior arrangement with the owner.
Pets are not permitted on beds or furniture this is strictly applied.
Clean up daily after your pets around the garden, to avoid issues and hefty fees, as this is a service we do not offer, and a contractor will charge us a call out fee which we will pass on if you leave this unattended.
Report damage immediately, charges will apply if your pet has damaged our property.
We do have 2 beautiful neighbouring properties if this one isn't available we are happy to offer the other one if your dates are free all bookings will be processed through VRBO/Homeaway/Stayz we don’t take bookings outside of these platforms.
