The common grass area is shared amongst the 4 units. Please note that due to recent weather predicaments the backyard isn't at it's full size as sink holes have formed.

Had a girlfriends 5 day vacation. Had a fabulous time at the property!. It was as advertised. Very clean, welcoming and comfortable. We used the amazing Backyard space at some point every night and morning. I do wish there would have been a welcoming binder with how to operate some things at the property so I wouldn’t have had to text or call, but the property management did respond quickly. Carlsbad is only a 8 min drive for shopping/restaurants and beach. We did have to go there to use the beach as high tide is during the afternoon and you can’t use the beach is the only downfall. I would definitely recommend

BEAUTIFUL view but lacking in amenities. one bath towel and washcloth per person for 5 nights. All lights and air conditioner on timers . In the middle of a shower or sitting in the living room had to get up to extend timers, never experienced that before at a luxury rental. Local management company did not answer us or credit back for 2 hours waiting for garage repair person to show up when garage wouldnt close . We asked for one additional hour for checkout and they never answered . would not stay here again , they only sent a message after the stay saying to book with them direct and not go thru VRBO.

Incredible location and views, lacking in general maintenance
On the positive, the water views and being right on the ocean was incredible. The back yard and living room are great places to hang out. The kitchen is fully equipped and spacious. Our only criticisms are general maintenance issues -- sticky doors, missing tiles, microwave door that won't stay closed, etc. The mattresses are worn out and not very comfortable. There was evidently a cave-in of the patio near the water that has resulted in a temporary fence across the back yard. Hopefully that is something that will get fixed because that back yard is amazing!

Great location and on the ocean but in need of repairs.
Location worked well for our family- wedding nearby at St Malo was convenient. Loved viewing and hearing ocean. Rental set up well but definitely could use some repairs, ie, screen door slid off track or got stuck repeatedly, windows not clean, master bath baseboards need repairs/replacement, mattresses old and not very comfortable.

WARNING - Black mold, pictures don't match the property, and bad management
Terrible experience and would not recommend. This company (Beachfront Only) recently purchased a home we’ve vacationed at for 5+ years and their negligence for property upkeep and lack of customer service ruined our vacation. We had multiple issues. The most concerning was the extensive black mold in the closet due to a water leak. They refused to test the mold toxicity for our safety and would not relocate us to another property. This caused a lot of anxiety for our family since we have many small children and a few with asthma. Instead, they just did a quick fix; cut, patch, paint, and scrub some of the mold off the wall. Water damage and mold should be treated as a serious health concern, but they didn’t care. Online pictures and virtual walkthrough did not match the actual condition of the property. There was a massive sinkhole in the backyard which was never disclosed. We spoke to the neighbor and he said he'd noticed the sinkhole sinking lower and lower over the last few weeks which was very concerning. We've stayed at this property 4 times over the last 5 years and were used to having a beautiful outdoor space with green grass and beach access. Now the grass is completely dead and creates a huge mess. You also can't safely access the beach. It was apparent that they’d given up on the backyard upkeep until it’s planned remodel. The backyard was not properly cleaned before our check-in. There were cigarette butts, dog feces and trash scattered around. We asked them to clean it and they promised to do so promptly but never did. We were without a shower in our master bathroom for the entirety of our stay after the black mold and leak was discovered. They had staff in our home for hours trying to repair it (sawing, cutting, etc). Shutting off our water caused the fire alarms to go off resulting in the local fire dept showing up. Alarms were ringing for ~45 minutes which woke up napping children. The alarms wouldn’t turn off so we had a house full of firemen and staff trying to figure out how to turn off the fire alarms... We were without WiFi for the last 2 days which was frustrating since there is no cellular service in the house. For what we paid we expected there to be no issues, but if there were, some immediate resolutions but that was not the case. Instead of a relaxing vacation we had black mold, one less shower than expected, an unusable backyard, fire alarms ringing and the entire Oceanside fire dept in our house. BEWARE!

There were good and not so good aspects of this property. The home is well-located to the Strand and Pier and beautiful walks. The home has a lot of room -- three full bedrooms with access to en suite bath or bath right outside the room; one bedroom that looks like it used to be part of the master and would share the master bath; and bunk beds outside the upstairs bedroom that would share that en suite bath. The views are spectacular and the house is very well supplied -- soaps, dish soap, laundry soap, small appliances and the like. The home was clean, but there was evident and creepy mold in the master closet where base boards had been removed but the mold was not remediated. Some families might have left, but we tried to keep the closet closed. The mattresses in two of the three main bedrooms were TERRIBLE. You practically sunk to the floor they are so soft. The mattress in the upstairs en suite was reportedly fine. Also, the house, while clean and well situated and well appointed, is also not well maintained in the sense of for example loose cabinets, shutter pieces loose, the outside a/c units are completely rusted and look terrible, and hot water takes FOREVER to hit the sink or shower. Perhaps worst of all, the pictures don't show that they have installed a white picket fence along the back of the home between the lawn and the rocks down to the ocean with no exit (unless you go around the boundary). This is clearly because the waves have caused deterioration between the rocks and the lawn, which you can easily and clearly see because there are big holes filled with sandbags where lawn used to be. This looks pretty dangerous and blocks the direct beach access that this home is advertised as having. Plus, the rock stairs to the beach are treacherous, moss covered at the bottom and the surf (at least when we were there) was hardly ever low enough to actually see sand. That is not the fault of the owner or the house, but do not plan on accessing the beach directly in a safe manner -- especially if you have children around. I felt the advertising of the home was misleading in this respect (i.e., the fenced off, deteriorated area). The management, however, was very responsive and helpful at all times. I would probably try to rent a different home next time.

Great place and location
Unit was exactly like the pictures and as described. Extremely well taken care of and property management was super professional. Location of unit is great - about .8 miles from pier but very private and away from traffic.
