The only good thing about this hotel is the location. It is an old and rundown hotel that is in dire need of a major renovation. During our stay it was loud due to construction, and the rooms are old and a little bit nasty. The lagoon was closed and so was one of the pools. Opening the balcony door is a squeaky loud endeavor and the rooms and main areas are depressing. The view and the location are amazing but the hotel must have failed to upgrade into the 21st century. It’s a shame

Nice, small lagoon. Lua every night. Easy parking, close to shops and restaurants, walkable. Close to Kahulu'u Beach (great for snorkeling or SUP). Strategically located in the western part of the island. Only 10 minutes from KOA airport.

Let me start with the reservation. I wrote that we wanted a bottom floor because we have 2 guests that were elderly with mobility issues. Their response back was, " We have elevators." That was it! Not even a "Hello". So they went ahead and gave us a room on the 6th floor. Seriously? At check in, the woman was a little combative in telling us about the nightly fees. Huh? We know about the exhorbiant hotel fees, that wasn't an issue with us. There was also construction in our building so there was paper tarp on the floors. Most of the other staff was amazing just not the front desk. It's a shame, since we are from the eastside of the island, don't think we'll be recommending this hotel any time soon, maybe at a later date, just not now

Very conveniently located near downtown and within walking distance of everything. Facilities are very nice and they are currently upgrading Lagoon Tower. The on-site restaurant is very good - especially for breakfast (loved the sweet bread French toast). Rooms were spacious with refrigerator and coffee maker - we had two beds in our room. Balcony with a partial ocean view. Would definitely recommend!

Easy access to restaurants, shops and beaches. The kitchen amenities is too small. Need a good size kitchen counter top for making coffee and teas. The refrigerator and the coffee maker are too small and do not serve any purpose. Kitchen amenities and areas should be enlarged and should bring in microwave, electric kettle, a good size fridge and coffee machine.

The property is pretty run down. The pool is pretty small and unfortunately there was construction noise so it was hard to relax and enjoy. We loved how it was to restaurants and shopping.

We ended up staying here two nights - originally booked one night. I had booked a circle tour with Wasabi Tours and they pick you up in front of the lobby. So that was a plus! The hotel is very conveniently located near all the shops and restaurants with an easy walk. The rooms are spacious with a mini frig and sink. Beds were very comfy. We ate several times at the onsite restaurant and it was very good! Staff are friendly and helpful,

The location is fantastic. Love being on the water and able to hear the waves at night. We were able to walk to all the shops and restaurants on Ali'i easily. The lagoon on-site is a wonderful place to snorkel.

The staff were incredibly kind, the views are unbelievable, the food at Dons was very good (fish tacos were the best). We scheduled massages at the spa- they scheduled our appointment for less than 2 hours after we called which was SO convenient. The massages were great and the massage therapists were awesome. I would love to stay at Royal Kona Resort again.
